March Annual Meeting Summary

If you were not able to attend, here is a recap of the Annual Meeting held on March 23rd.
Your newly elected Board members are
Mary Dean, Roger Jolicoeur, and John Oliphant.

This year's officers are:

Board President- Roger Jolicoeur

Board Vice President- Linda Ernst

Board Treasurer- Robert Curtin

Board Secretary- Mary Dean

Member at Large- John Oliphant

While the Inspector of Elections counted the ballots, each Committee Chairperson provided an update on their Committee projects past, present, and future.  The Committee Chairperson also thanked the members of their committee and BOD liaisons for all their volunteer work this year. 

Board Treasurer, Bob Curtin gave a detailed report on the Financial position of the community. 

The following is a summary of the key points from his report:

  • The Association’s financial position is EXCELLENT.
  • After 11 months of actuals, the Association should finish the fiscal year with an operating surplus of over $30,000.
  • This year’s surplus of $30,000 added to the sum of all prior year surpluses brings the total Operating Surplus account to $109,000.
  • The total Operating Surplus of $109,000 is equivalent to 1.7 months of income.  Barring any unforeseen disaster, that amount provides a comfortable cushion against any operating surprises.
  • After 11 months of actuals, the Association’s Reserve Account balance was $992,689.  With the final contribution to the account in March, it is anticipated that the year-end Reserve Balance will exceed $1,000,000.  This amount is higher than the Reserve Balance estimated back in November 2020 when the new Reserve Study was finalized.  This higher balance should improve the Gallery’s Reserve ‘Percent Funded’ to over 95%.  This is significantly higher than most HOAs in California.
  • The Association 2021-2022 budget is based on NO dues increase and contains a generous general contingency amount of $27,000.  This, coupled with the $ 109,000 already in the Operating Surplus account, will provide an even greater cushion against surprises.
  • The Seagarden community has voted to increase their dues by $17.40 per month in an effort to rebuild their reserve account in order to be prepared to fund any future major roof repairs.  This increase to $105.00 per month was approved by the Board.

In summary:

  • Both the Gallery Operating and Reserve accounts are in excellent condition.
  • Seagarden has recognized their possible future roof repair exposure and has taken early action

Presidents Message

As Spring nears, we can’t help but reflect on the challenges all of us have faced over the last year. About a year ago, something called Covid entered our world. We knew little about Covid but it quickly changed everything in our daily routine. The television was inundated with coverage, travel ended, masks appeared everywhere, confined to our homes became the norm and eating out a memory.

Slowly, we changed our behavior to accommodate Covid and became more resilient and stronger on the other side. As Covid fades in Orange (see Gallery COVID-19 page) we turn our attention to Spring. The baseball season is about to begin, the grass seems greener, plants are growing, although slower than desired, and the election cycle has come and gone. We want to get reconnected and many of us plan to get more actively involved in the Gallery.

In case you have not heard, three of your neighbors (Mary Dean, John Oliphant, and Roger Jolicoeur) have volunteered to be Board members for a two-year term joining current members Linda Ernst and Bob Curtin. The Board’s regular meeting is the fourth Tuesday at 4:30 on Zoom and you are encouraged to participate. The greater the participation by its members, the stronger the community. Surely, each of us can spare a little time (about an hour or so) to “attend” a Board meeting or a Committee meeting or just volunteer in a Gallery activity. There is no better way to know what is occurring in the Gallery than being involved.

New Gallery Patrol Vendor!

We would like to welcome Patrol One to the Gallery!

All residents should have received a welcome letter in the mail and instructions on how to safely list a vehicle. If you did not receive this letter please contact the clubhouse office at (949) 361.4685.

Each residence was given a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (949) 367.8055. 

Did You Know?

Do you know what a weep screed is?

The purpose of a weep screed is to prevent moisture from soaking through the stucco. Water that is absorbed through a stucco wall becomes trapped within the structure, leading to potential problems with rot and organic growth. The weep screed serves as a vent so the moisture can escape through the stucco wall finish just above the foundation and, therefore, to prevent soaking into the drywall.

It is important you do not cover your weep screed with soil or hardscape.  You should always have a two-inch clearance between your weep screed and soil or hardscape. 

Resident Endorsed Contractors

The list of contractors recommended by Gallery residents has been reorganized and revised. You now have the opportunity to add your own recommendation, and see your recommendation instantly appear on the list. You can also search the list for particular service. Find the list under Contacts > Resident Endorsed Contractors.

No more printing the form, filling it out by pen, and then taking it to the office.

Instead, click on the form, fill it out online from your keyboard, and then hit 'Submit'!  Volia!

Gallery Give & Take

Give_Take

Having a nice dinner at a local restaurant is an experience most of our Gallery residents enjoy.  Covid restrictions have sure interfered with that pleasure! Restaurants have suffered, too, as their business has been limited and when allowed to serve, many have had to invent outdoor dining facilities.  Take-out has been one of the safe ways to still enjoy the fare.  This month we feature recommendations for restaurants that have provided great take-out.  BUT….. we didn’t have many responses.  It’s not too late, though.  If you have a recommendation check out the Gallery Give and Take page and you can add your suggestions right on the page by clicking on the blue button.  Remember that enjoying a take-out meal still keeps you safe AND helps our local businesses.  We want them to stay around!

Next month we are looking for good hikes in and around San Clemente.  The weather is warming up and it’s time to get some fresh air and exercise.  Some of our hikes have outstanding views, too.  Let’s hear from you.  Add your suggestions on the Gallery Give and Take page or send to Mary Dean at marygdean@ymail.com

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Looking for a good read? Have some puzzles that you have already mastered? There is a box for that! Feel free to use the book and puzzle exchange boxes located outside the Clubhouse entrance. Books accepted are to be in good condition. Puzzle boxes must be taped closed or in a bag.

News In Review

Some Indoor Amenities Have Been Re-Opened

The State has moved Orange County into the  Red tier (Substantial Risk),  so we may open some of the indoor amenities. The fitness center has reopened with no more than three (3) residents at any time.  The Billiards Room has reopened with no more than four (4) residents at any time.  The MPR has reopened with not more than 12 residents at any time.  The cardroom may not open until Orange County has moved into the Yellow tier.  All groups and activities must use court reserve and must sign the release form to use the club facilities. 

All outdoor amenities are still open. 

Clubhouse Assistance

Please remember that the Clubhouse is by appointment only. Masks are mandatory when entering the Clubhouse. If you are not able to wear a mask, assistance by phone or email is available.

No Guests Allowed at the Club Facilities

Due to Covid-19, guests are temporarily not allowed in common areas. 

This includes the, billiards room, pool, spa, bocce, putting areas, patio area and the entire inside of the Clubhouse, including the fitness center.
