Homeowner Forum: Wildfire & Beach Protection Initiative

Dear Resident,

Larry Smalley at 25 Camino Del Prado is holding a 30-minute forum to discuss an innovative citizen-led initiative designed to address two challenges our Gallery community faces: growing wildfire danger on our hillsides and the steady erosion of our beaches.

Both put our safety, property values and homeowner insurance at risk.

When: October 14th or October 16th

Time: 3:00 p.m.

Where: Clubhouse Multipurpose Room

Why this initiative matters:

• Our neighborhood is in a "Very High Fire Hazard Zone" (Cal Fire),

• Seniors are among the most at risk,

• Losing affordable insurance can be a reality and facing evacuation during a wildfire isn’t just stressful — it can be life-threatening.

The Solution: a citizen petition for dedicated local funding (1% sales tax) to:

• Create San Clemente's first wildfire prevention program,

• Achieve Firewise certification (may lower insurance costs),

• Restore beach sand and prevent erosion.

7,000 signatures are needed by December to get an initiative on the 2026 ballot. Please attend one of the October meetings to learn how you can help.

New Pest Control Service Starting November 3rd

Dear Residents,

We’re pleased to announce that Accurate Termite & Pest Control will become our new pest control provider starting Monday, November 3rd. They will be servicing the Clubhouse for rodent and general pest control sprays and will be onsite approximately every first Monday of the month going forward.

While they are here, homeowners can also take advantage of discounted interior treatments:

$65 per unit if scheduled on the regular service date
$110 per unit if scheduled on a non-service date

This is a convenient and cost-effective way to keep your home protected while ensuring our Clubhouse remains pest-free.

Community Landscape Update

Welcoming a New Team Member & Seasonal Improvements

We are pleased to share several exciting updates regarding the landscape maintenance around the Clubhouse, community entrance, and parking lot areas. As part of our newly implemented landscape contract, an additional worker has been added to the crew, enhancing our ability to maintain these high-traffic areas more consistently and with greater attention to detail. This increased presence is already making a noticeable difference, and we’re confident the improvements will continue to show over the coming weeks.

What’s New & What’s Coming

With the new contract also comes a series of planned enhancements and seasonal tasks aimed at revitalizing our community’s green spaces:

  • Sod Installation: In response to areas where turf was previously damaged or worn down, fresh sod will be installed to restore lush, green coverage. These touch-ups will help improve the overall aesthetics and health of our grassy areas.
  • Seasonal Color Installation: Residents can look forward to vibrant bursts of color as annual flowers are planted at both the vehicle entrance and the Clubhouse entrance. These updates will add visual interest and welcome residents and guests with a fresh, seasonal look.
  • Fall Turf Care: As nighttime temperatures continue to drop, we anticipate a natural “greening up” of the grass. Cooler weather supports better turf growth, and we’ll be taking advantage of this by scheduling the annual dethatching and seed application in early October. These efforts will help the turf recover from summer stress and ensure a fuller, healthier lawn as we move into fall and winter.

Water Conservation Efforts Continue

Our team remains committed to sustainability and responsible water use. Irrigation continues to be monitored carefully, especially in light of the usage limits set by the Santa Margarita Water District (SMWD). Some planter stations are on a minimal watering schedule to help ensure we stay within our allocated budget while still supporting plant health.

Welcoming Fall Together

With the arrival of fall, we’re already enjoying cooler afternoon breezes, the crunch of fallen leaves, and the changing colors throughout the landscape. We hope you are enjoying the first signs of the season as much as we are. As the months progress, we look forward to watching our community’s green spaces grow even more vibrant and welcoming.

Stay alert for social engineering scams. Scammers will use fake stories and urgent messages to trick you into giving up your money, information or access to your device.

How Social Engineering Scams Work:

> Unexpected requests for personal or banking details.
> Urgent demands or threats if you don’t respond right away with your information.
> Requests to move money, click links or download files you didn’t ask for.

Types of Social Engineering Scams:

Scammers use many techniques to contact and trick people.

> Phishing: Scammers may send emails to trick you into clicking on bad links or sharing your personal information.
> Pretexting: Scammers will tell you a fake story to gain your trust and get information, often pretending it’s an emergency.
> Smishing: They'll send you text messages to try to make you respond or click links to give away your information.
> Vishing: These are phone scams where someone impersonates a company you know and trust. They'll ask you to share passwords, account numbers or your Social Security number.
> Baiting: Scammers may offer you something special in an email to make you download harmful software.
> Exchanging: Scammers offer a service in exchange for private information. They may look up personal details about you to seem more believable.

Digital House Cleaning: Part 2
For Internet Browser Chrome on  Apple Devices

Spring cleaning for your house has been a tradition.

Your digital world also needs to be cleaned every once awhile, better to be a tradition too. In this part one, we are focusing on Google’s internet browser Chrome, on Apple devices.

How do you keep your things in the house? I would assume something like:

  • Stuff on the counter, or on the desk are frequently used. Sometimes those get rearranged for events, seasons, etc.
  • Things in the cabinets, draws, or shelves, are all categorized so that you know where to get them when you need them.
  • Things barely used usually end up in boxes stacked away in the closet, or garage.
  • Or, “Honey, where is ....?”

Imagine browser Chrome as a house and the websites as house stuff, how would you like to
arrange them (which will lead to how to clean up)?

During the Gallery Tech Workshop, I noticed some iPhone users had hundreds of tabs opened
without using bookmarks or the reading list. It feels like going to a house with lots of boxes on the floor everywhere.

Have you ever found a website you wanted to revisit — but couldn’t remember how to find it
again? That’s where the bookmarks, or tabs, or the reading list come in. They all help you to
simplify the “revisiting” while each having its own flavor.

For example, when you open Chrome on an iPhone, typically it takes you to a webpage.

On the bottom, there are several icons. We’ll use those icon names in this article:
1. “Previous” icon “<-” takes you to the previous tab
2. “Next” icon - “->” takes you to the next tab
3. “New Tab” icon - a “+” icon, for creating a new tab
4. “Tabs” icon - a square with a number in it, telling you how many open tabs exit. Click on
it will show the list of all open tabs
5. “More” icon - the three dots on the bottom right, giving you many more actions, such as
Bookmarks, History, Reading list, etc.

Reading List
Let’s start from the simplest. The purpose of the reading list is to store the webpages you want to come back to visit again, but not necessary for the long term, for  example, reading a story half way and wanting to continue reading later. It’s like things on your counter or desk.
The Reading list is simple and easy but keeping too many reading list items will be a headache since the list is “flat”, i.e., we cannot manage them by folders. It’s like everything is displayed on the table.

Tabs
For Chrome, a tab is like a new window. Click on the “Tabs” icon will take you to the list of your open Chrome tabs. If you have not set any tab folders, the default is “private” and “# Tabs” (where # is the total number of your open tabs). If the # is larger than 20, you probably better do something. Too many tabs will impact device performance, consume memory space, and even drain the battery.

Tabs are easy and handy but you don’t want to keep too many (although they can be organized in folders). They make your device slow, and shorten battery life.

More advanced topic: Tab groups. You can organize your tabs into tab groups, such as “Sports”, “Travel” “Health”, etc. That way, you can store more tabs but still have easy access. I am not a fan of organizing tab folders. The main reason is that tabs consume device resources.

Bookmarks
Bookmarks can be well organized, and don’t really burn your device resources. Just like a file system, you can have folders, subfolders to manage bookmarks.

History is All Around San Clemente

Recently the San Clemente Historical Society hosted a tour of several private homes built in the 1920’s.  A few Gallery folks took advantage of the opportunity to see the inside of these beautiful specimens and ask questions of the owners.  In addition, the San Clemente Historical society is making a presentation to Gallery residents in October. These events remind us of the charm and grace of San Clemente and the vision of Ole Hanson to build a “Spanish Village by the Sea” one hundred years ago.

At the home tour I picked up a brochure which outlines both a walking tour of downtown San Clemente and a driving tour of special interest areas in the city.  There are close to 200 buildings that have survived from the founder’s years of 1925 to 1937.  During that period there were stringent requirements on building as San Clemente was to be an early “master-planned community.” The Spanish Colonial Revival style was actually mandated and included white smooth stucco walls, red barrel tiled roofs, deeply recessed windows and doors and full arches.  Turrets are frequently seen as well.  The brochure provides pictures and addresses of buildings throughout the downtown area so you can follow the route and learn about the buildings.  Many of the well-known public buildings, such as the Historic City Hall, the Cabrillo Playhouse and the San Clemente Community Center are from this era. The brochure is available for $5.00 from the San Clemente Historical Society, www.sanclementehistoricalsociety.org.  Who knows?  Perhaps the folks making the presentation at the Gallery this month will have some copies to distribute.

San Clemente is a special town.  Not only do we have a perfect climate and gorgeous seaside views, but we also have historic buildings which create a unique charm.  Go for a walk and see for yourself!

Management Office Hours – We're Here for You!

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Reminder About Online Registrations

It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event.  Residents who have not registered for an event with a fee or with participant limits will not be admitted.    Residents who have not registered for a free event will only be admitted if space allows.

All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:

  1. Each household is allowed 2 registrations. One must be a Gallery resident.
  2. If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
  3. If an event is later opened to guests, additional registrations may be purchased.
  4. The honor system will be relied upon for enforcement.

If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.

We appreciate your consideration for others.

The Gallery Tech Team

Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:

  1. Offer help with:
    • adapting to changes in information technology
    • accessing and using Gallery related websites and emails,
    • learning general / basic uses of technology (computers, tablets, mobile phones),
    • accessing online BOD and Committee meetings.
  2. Address resident requests for help with technology.

The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:

  • Appointments (in the clubhouse)
  • Zoom
  • FaceTime

Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Bocce Ball Organizer Update

We’d like to extend our heartfelt thanks to Vinnie Sheftell for her many dedicated years as the Bocce Ball Organizer. Her commitment and leadership have made our bocce seasons enjoyable and well-run. Vinnie has decided to step down from this role for the upcoming season, and we are incredibly grateful for everything she’s done.

With that said, we are now looking for someone to step up and take the reins as Bocce Ball Organizer. If you enjoy the game and are willing to help coordinate, please let management know as soon as possible so we can update our records and ensure a smooth season ahead.

Games are held on the second and fourth Friday of each month, and this is a great way to stay involved in our community while keeping the bocce tradition alive.

Let’s keep the ball rolling — we need someone to step up!

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

Accessing the Association's financial data just became more user-friendly. Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. The Financials webpage also provides access the most recent monthly Budget Dashboards.

All Board of Director Meetings are Hybrid Meetings

Board of Director Meetings are now held both in-person (in the MPR) and online. 

To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *2288  – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *5525 

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *5525 with them and only use the Vendor code for vendors and deliveries.

For “all things Gallery,” don’t forget to take advantage of our community website at www.talegagallery.org! You can safelist a vehicle, register for events, peruse the community calendar, or learn more about our Gallery committees. You can also conveniently find and submit a variety of community forms, including Landscape forms, with no hassle.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Contact Information Update

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
