Blue Monochrome Stars & Flag Veterans Day Quote Instagram Post

Please read the results below.

Thank you to all 129 residents who took the time to fill out our survey! Respondents said that their favorite events are our Happy Hours and Music by the Pool events. There were also frequent comments that people enjoy our afternoon educational events.

You gave us lots of great suggestions, such as: live music concerts, comedy show, educational small group discussions, golf tournament, singles events, using our piano/singalong, attending local community events such as high school plays, cooking and flower arranging demonstrations, an ongoing jigsaw puzzle, crafting demonstrations, grandkid’s party, wine tasting, art show, and the like.

We also received a number of requests for offsite tours and trips to interesting sites. Wine tasting, venue tours such as SoFi Stadium, Sherman Gardens, Segerstrom Center, and city tours were mentioned. Such events will be for smaller groups. Of course we would have to include the cost of transportation, buses or trains, which can be expensive.

Your Recreation Committee will be taking everyone’s comments into consideration as we meet monthly to plan the coming year’s activities. Based on the requests we have received, our next calendar will likely include a balance of events that will range in cost from free, to a moderate fee, to more expensive (transportation included) off-site events.

Our monthly Recreation Committee meetings on the 2nd Monday of the month at 9:00 am are open to all Gallery residents. We encourage you to attend our meetings where we ask for your input on our future plans. You can also provide feedback to your block representative. We rely on our block reps to keep us informed, but we would love to hear from you too!

Special Note: Saddleback Community College offers a very interesting collection of tours from Orange County. To find out more, be sure to check out Mary Dean’s column, “About Town” in this newsletter. There is an amazing variety of tours that a number of Gallery residents highly recommend to choose from.

Special thanks to Sue Duss for her hard work in creating the survey and summarizing the results!

PROUD GRANDPARENTS

Congratulations to two resident families, the Collins and the Lindblads, as they celebrate their grandchildren's success in the world of professional surfing.

Patty and Phil Collins have two grandsons, Griffin and Crosby Colapinto, who will be competing in the 2024 World Championship Surfing Tour. Griffin, 25, has been a professional surfer for five years, is currently number three in the world and will represent the United States in the 2024 Olympics next year.

Crosby, 22, was ranked number four in the Challenger Series, making him eligible for the Championship tour in 2024, along with his brother.

Becky and Jerry Lindblad have a granddaughter, Sawyer and a grandson, Taj, who have been competing in surfing for many years. Sawyer, 18, finished third in the Challenger Series this year, qualifying her for the 2024 Championship Tour. Taj, 20, will be competing in the Challenger Series, hoping to join his sister in the future.

Their contests in 2024 will take them to Australia, Brazil, Portugal, Tahiti, Fiji, and Hawaii. The first competition will be at Banzai Pipeline, January 29 - February 10. Contests can be viewed on WSL.com or live on YouTube. We wish these young athletes the best!

Association Rear Fence Maintenance

Inspections have taken place and proposals will be reviewed over the month of November. Work is scheduled to begin in 2024.

Rear Yard Fence Maintenance

You may have noticed some technicians inspecting the fence behind your property.  We are in the process of receiving proposals for the repair and repainting of the common area fencing.

If you have plant material growing on your rear fence, please remove prior to painting.

Homeowner Sections (side fence between neighbors)

The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner.  If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special price to complete the homeowner maintained sections.  Management will send out more information regarding the cost for homeowner sections to be painted once we get closer to the project getting started.

Homeowner Maintenance Items

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.

As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified.

Changes to Rear Yard Landscape

It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.

Please review the TMC Architectural Approval Form by visiting the TMC website.

These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.

"Neighborhood Dirt"

Irrigation Update

Flow Sensors installation is now complete. The team is now working on fine tuning the programming for each controller. This will take some time and we will continue to update the community.

We are finding a significant amount of repairs that are needed, especially some mainline repairs. New laws are being signed regarding the use of potable water, which includes the use of potable water in HOA's. The Committee and Board of Directors are working hard to understand these new laws and how they will affect our watering needs in the future.

Turf

Harvest continues to address the bare areas in the turf and are applying seed and top soil as needed.

If you seen any gopher activity in the planter beds or turf areas, please contact the office. If the activity is in your front yard, homeowners are responsible for any control measures, and the Association will take care of the common areas, clubhouse, and parkways.

Annual Color

Harvest will no longer be cleaning under the hedges if you have installed color. It has been noted that the time it takes to rake around the flowers is causing a delay in the rotation schedule. In an effort to stay on schedule, the crew will continue cutting the hedges in these areas, but cleaning around the flower installations will be minimal. If you have questions about this, please contact the Clubhouse office.

Landscape Rotation

You can now find a copy of the rotation schedule on the Landscape Committee page. Click the blue button that says Landscape Schedule. Currently, until the end of October, mowing will occur weekly on Thursday/Friday.

Townhall coming soon!

We always appreciate your feedback, so please do not hesitate to notify Management for any issues that require attention.

Seagarden Reserve Budget Update

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

SEAGARDEN: WHERE IS YOUR MONEY GOING?

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.  One of the primary responsibilities of a Committee is to protect, maintain, and enhance the assets of the association and its homeowners.

Year-to-date expenditures:

$3,750 repair a roof

$6,010 correct water intrusion

$9,474 deposit on pergolas & trellises

$12,000 Roof Inspection & Maintenance

We have received proposals for these preventative repairs and maintenance this year to keep our community updated:

$18,474 replace wood  trellises with adobe vinyl

Painting

$82,500 trim
$76,175 stucco
$22,115 garage doors, gates, entry doors, repair termite damage, etc.

Reminder:  monthly Seagarden assessment as of April 1, 2023 is $150.00.  Total revenue of $73,800 equals our planned operating expenses which includes reserves of $47,820.  The beginning of the year reserve balance is $75,686.

................................................................................................................................

Seagarden Special Assessment was due by October 31, 2023. If you have not made your payment, please contact the Clubhouse Office for payment options and to avoid late fees.

Please contact the Clubhouse office if you have questions or would like a printed statement to mail with your payment.

Talega Gallery Community Update

Owners... are you thinking about selling or leasing your home?

There are a few things that can make the transition a bit easier for all parties.

Please consider the below checklist for Owners and Tenants living in the Community:

Owners with Tenants:

We encourage you to bring your new tenants to the Clubhouse, that way Management can meet and greet them and provide a mini tour of the facility. (Not required)

  • Please fill out the rental notification form: https://form.jotform.com/203446641315046 and provide a signed copy of the lease agreement. (Required)
  • We strongly encourage you to opt “YES” in giving access to Governing Documents to your new tenants so they can have access to the Operating Rules, CC&Rs, Bylaws, Committee Information and more.
  • You are responsible for providing working key fobs to your new tenants and making sure that TMC (master HOA) has the updated names of your new tenants.

Tenant required forms:

Management will provide either the Owner or Tenant with a copy of the Patrol One Activation Letter to activate a new profile to safelist vehicles.

Owners Selling Home:

Please encourage your buyers to stop by the Clubhouse office for a short tour and to provide contact information to Management. Management will then advise on the next steps to get the new Owners settled in the Community.

Thanks for helping Management make an easier transition for new owners and tenants.

Gallery Online Swap Meet

BUY - SELL -TRADE

Do you need to sell an item? Perhaps you are looking for an item? We listened and have come up with a way for Gallery residents to safely sell or buy from other Gallery residents.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 30 days, if you have not sold your item, you will need to relist it for sale. If you have sold your item, please call the office and we can remove your listing so you don't continue to get calls. Click here or on the logo above to connect to the swap meet.

A Bit of Hawaii in San Clemente

Would you like to visit Hawaii for the morning without having to hop on an airplane? Try Aloha Mr. Pete’s for breakfast. Located at 420 S. El Camino Real, Mr. Pete’s has been around San Clemente since 1976. It is owned by the Stacks Pancakes folks and features some of their iconic menu items, along with Hawaiian specialties and great old fashioned hearty burgers. You have probably driven past and thought it was a dive, but the restaurant was clean and inviting inside and the staff was most welcoming and helpful. A recent remodel has apparently freshened the atmosphere.

The menu features many Hawaiian specialties such as “Loco Moco,” which is a dish with spam, fried rice, special gravy and a fried egg on top. My tastes run more toward the French toast items, made with Hawaiian sweet bread, and pancakes with macadamia nuts, cleverly called “White Lava Pancakes.” A Kalua pork omelet is on the menu as well as several items with Katsu chicken. Cocktails and alcoholic beverages are always available if that is your desire so one can enjoy a mimosa with breakfast. Also, free refills are available with the iced coffee. The menu has many burger and burrito choices for lunch and dinner fare and even features a Triton burger in honor of San Clemente High School. We chose the avocado, spinach and tomato Benedict and the spicy chicken and bacon waffle and both were delicious as well as appetizing in presentation. While we enjoyed our breakfast, delightful Hawaiian tunes floated through the air.

Aloha Mr. Pete’s is another San Clemente classic that is worth a visit. Just be sure to be hungry before you go!

THINGS TO DO

Pool Rules

Reminder that no one under the age of 18 is allowed at the Clubhouse grounds, pool, or amenities. This includes walking through the parking lot surrounding the clubhouse. Anyone over 18 must be accompanied by the homeowner if visiting the clubhouse common grounds or amenities.  Please click on Pool Rules above to review the Operating Rules on the website.

Driving in the Gallery

Please be mindful of pedestrians while driving through the Gallery. Some pedestrians and dog walkers may not be moving as fast as you expect. Please drive slowly and keep an eye out for neighbors with pets crossing the streets.

Address Lights

If you notice the address light on your home is no longer lit, stop by the office for replacement bulbs. If the bulbs don't do the trick, let us know and we will contact the electrician to troubleshoot the problem. The little plastic clips are deteriorating and sometimes the transformer goes out. Please call the office if changing the bulbs does not work.

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Gallery Volunteers Make Happy Hour Possible!

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

If you are new to hosting, here is an information sheet which gives more detail.

By Marlene Oliphant

Happy Hour Hosts Needed!

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short commitment.

Hosts/Volunteers Needed

E-Statements

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Vehicle Gate Code

The new vehicle gate codes does not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Volunteers Needed

The continued success, attractiveness and reputation of The Gallery community depends on the active participation of our many volunteers.

The following committees are currently looking for new members to assist in the planning for the upcoming year.

Landscape - Contact Steve Jones, Chairperson - Meets second Thursday of the Month at 10 AM in the Conf. Room
