Lush But Thrifty: Turf Maintenance in High Heat + San Clemente Water Pricing Insights
1. End-of-Summer Turf Care Under High Heat
As summer stretches into late August, San Clemente’s turf—whether on lawns, sports fields, or parks—experiences stress from persistent heat and limited rainfall. Maintaining healthy turf in these conditions requires a strategic, gentle approach:
Water Strategically
In extreme heat, lawns require 1.5 to 2 inches of water weekly, delivered in deep, infrequent irrigations—ideally early in the morning to minimize evaporation and disease risk (Southern Living).
Avoid light, daily waterings, which encourage shallow roots; instead, water longer but less frequently for deeper root growth (Southern Living, Level Green Landscaping).
Mowing Practices Matter
Let the grass grow taller (3–4 inches): this shades soil, saves moisture, and promotes deeper roots (Southern Living, Level Green Landscaping, The Spruce).
Mow less often—every two weeks or so instead of weekly—and never remove more than one-third of blade height (The Spruce, Better Homes & Gardens).
Use sharp mower blades to prevent tearing and dehydration (The Spruce).
Protect & Prepare for Fall
Minimize traffic on heat-stressed turf to avoid damage from footprints or machinery (Penn State Extension).
Avoid heavy maintenance—fertilizing, thatch removal, etc.—during peak heat. Instead, plan for fall aeration, dethatching & overseeding, and nutrient treatments when conditions are cooler (Southern Living, Penn State Extension, Gardening Know How).
By combining thoughtful watering, careful mowing, and proactive planning, turf can weather the late-summer heat and bounce back strong come fall.
2. Water Pricing & Budgeting in San Clemente
If you're budgeting turf watering, knowing San Clemente’s water pricing structure is vital—but direct per-unit rates aren’t publicly posted on the city's site. Here's what we know:
Rate Structure Foundations
Santa Margarita Water District—which serves some parts of Orange County—allocates indoor usage at a base "Tier 1" and applies higher tiers for outdoor and excess use, with formulas grounded in person-per-day usage and landscape area, using evapotranspiration (ET) as a factor (smwd.com).
Another case: Irvine Ranch Water District leverages allocation-based conservation rates similarly.
Wholesale and Retail Layers
San Clemente sources water from local groundwater, the Metropolitan Water District of Southern California (via the State Water Project and Colorado River), and the IRWD’s Baker treatment plant.
The City’s cost-of-service model includes wholesale costs from these sources—likely baked into variable charges—though we don’t have a customer‐specific breakdown.

How to avoid a treacherous—and growing—trap
At the AARP Fraud Watch Network, customer service scams are “an everyday occurrence,” says Amy Nofziger, director of fraud victim support. Nofziger’s team has fielded calls from people who fell victim to scammers after Googling customer service for companies such as Geico, Spectrum and Wells Fargo, and clicking on illegitimate links.
Customer service fraud is a type of impostor scam—the most commonly reported scam in the United States, the Federal Trade Commission reported early this year.
How do searches for customer service numbers lead people into the traps of crooks?
- ︎ Criminals create phony sites and then buy ads that force their sites to the top of routine Google or voice assistant searches.
- ︎ Some sophisticated scam rings are also manipulating algorithms to make their phony sites rise to the top of searches.
How to protect yourself
- Slow down. “When you’re looking up a customer service phone number, something has usually gone wrong,” says Nofziger. “And when something is wrong, you’re anxious, nervous and working quickly.” Her advice: Take a moment, catch your breath and calmly scrutinize search results, particularly URLs.
- Be especially careful when booking a trip. Travel is a common source of customer service fraud as passengers scramble to resolve missed connections and canceled flights. To protect yourself, log in to your airline account and contact customer service through the airline’s app, the Federal Trade Commission recommends.
- Avoid posting complaints about customer service on social media. When you gripe on sites like Quora or Reddit, you’re also signaling scammers.
- Ignore unsolicited messages about customer service sites. Don’t answer calls from unfamiliar numbers, don’t click on unsolicited links and don’t give anyone remote access to your computer.
If you get a pop-up, an email, a text message—anything saying that there’s a problem with your accounts—do not call that number.

A New and Improved Drift Distillery
Way back in September 2022 I wrote about Drift Distillery, a little place in the Talega Industrial Park near the San Clemente Post Office. They featured great barbecue and cleverly titled craft cocktails with products distilled in house. Success has struck for Drift Distillery and now they have expanded and moved “downtown.” Yes, real “downtown,” better known as El Camino Real in San Clemente.
The new location, at 115 S. El Camino Real, offers expanded seating, a large bar area, and a glimpse into the distilling process. Previously one would order at the bar and then walk back to a serving window when the order was ready. The process is much more refined now with actual wait staff. The food continues to be tasty, featuring barbecue and sandwiches, but now there are more options as well as some appetizing starters. We enjoyed the Kansas City Twinkies which were cream cheese stuffed jalapeno peppers wrapped in bacon with a whiskey barbecue sauce. Yum! Still on the menu are cocktails with clever names. I love “Leaving Early Shirley” and “Where’s My Two-Year-Old?”
The story behind Drift Distillery is always engaging. All of the spirits are distilled in house and the grains used to do so are all grown on the family farm in Bison, Kansas by the parents of owners, Ryan and Lesli Winter. Drift is described as one of the only Farm- to-Bottle distilleries in the country. And, the new tasting room is built with wood from the farm’s 100-year-old barn. It is a down-home kind of place with a San Clemente feel. Give it a try!

Friendsgiving at The Gallery
The holiday season is fast approaching and Friendsgiving will start the season with an event to celebrate our community and the special relationships we enjoy. The holiday dinner is scheduled for Thursday, November 6 and each participating household is asked to contribute part of the holiday meal as their fee. It might be cranberry sauce, a green bean casserole, turkey or ham, gravy, wine, or rolls and butter. Don’t worry if you’re not a great cook. Our Friendsgiving Committee will assist each attendee to find a contribution which suits them. Registration will begin on September 18th and close on October 2nd. A special day is scheduled on Thursday, October 9th to come to the clubhouse to select your contribution. We hope you will join this “no fee experience” and make some unforgettable memories together!

WEEP SCREED (duty of homeowner to correct soil level)
The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains. If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.
EARTHQUAKE INSURANCE
There currently is NO earthquake insurance on the Seagarden buildings
We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .
Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs. Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Reminder About Online Registrations

It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event. Residents who have not registered for an event with a fee or with participant limits will not be admitted. Residents who have not registered for a free event will only be admitted if space allows.
All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:
- Each household is allowed 2 registrations. One must be a Gallery resident.
- If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
- If an event is later opened to guests, additional registrations may be purchased.
- The honor system will be relied upon for enforcement.
If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.

The Gallery Tech Team
Gallery residents helping Gallery residents.
Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:
- Offer help with:
- adapting to changes in information technology
- accessing and using Gallery related websites and emails,
- learning general / basic uses of technology (computers, tablets, mobile phones),
- accessing online BOD and Committee meetings.
- Address resident requests for help with technology.
The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:
- Appointments (in the clubhouse)
- Zoom
- FaceTime
Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Sign up for E-statements. By signing up for this you are saving the Association on printing and mailing costs monthly. Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685
Automatic payments are different than receiving an E-Statement. If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.
Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55
Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.
One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.
Why These Rules Exist
The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.
To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.
The Guest Policy for Those Under 55
At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.
Here’s a quick summary:
- Guests under 55 may stay overnight for a maximum of 60 days per calendar year
- These 60 days can be consecutive or non-consecutive
- The rule applies to each unit, not each guest
Best Practices for Residents
To help you enjoy time with loved ones while staying within the rules, here are a few tips:
- Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
- Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
- Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. Accessing the Association's financial data just became more user-friendly. Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. The Financials webpage also provides access the most recent monthly Budget Dashboards.

All Board of Director Meetings are Hybrid Meetings
Board of Director Meetings are now held both in-person (in the MPR) and online.
To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.
Vehicle Gate Codes
The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.
Vendor Code
The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.
Homeowner Code
The HOMEOWNER GUEST CODE *8422 (*TGCA)
The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.
If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Meet Your Block Representatives!
Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Contact Information Update
Please make sure the office has the correct phone numbers and emails on file for you! We have observed a few emails bouncing back. If you change your email or phone number please remember to let the office know.
Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.
You Can Make the Gallery Calendar Look Bigger
Option A: Click on Week or Day (instead of month)
Option B: On a computer, hit Ctrl - '+' or Cmd - '+'. On a tablet, do a reverse pinch.
Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans
Please remember per the Gallery Rules:
Refuse, recyclables, and yard waste shall be kept from public view at all times. Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.
You Can Print the Gallery Calendar on One Page
Under Calendars, select Gallery Calendar.
Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.
Resident Endorsed Contractors
You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor. Find the list under Sharing > Resident Endorsed Contractors.
Safelisting Your Vehicle!
Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
