KEEPING UP WITH RECENT BOARD CHANGES

Retirees:

Bob Curtin, Past Treasurer 

Bob is a former CFO and served the Association as Treasurer since 2015. He has provided skilled guidance to the Budget & Finance Committee and to the Board with his dedication to the financial health of the Association. And he saved us from disaster in the last insurance negotiations! Bob and Joni have relocated to the Lantern District in Dana Point where they plan to work on their travel “bucket list” and spend more time in Joni’s homeland, the UK.

We wish them both the best and, again, thank Bob for his dedication and hard work in support of the Gallery.

Roger Jolicoeur, Past President

Roger has served the Association as Board President for 2 terms: 2014-16 and 2021-23. He has brought a calm, steady presence to the Board; always ready to dialogue about issues and ideas to reach solutions that benefit the community. We expect to see Roger on his daily neighborhood walks and will not be surprised to continue to get constructive feedback from him about street parking and landscaping!

Colleen Wilson, Secretary

Colleen joined the Board in Jan. 2022 when she was appointed to fill the Office of Secretary. She has brought a wealth of experience and expertise to the Association.

The New Directors:

Sheila Forchtner, Vice President

Sheila brings to the Board her vast experience as chair of the Landscape Committee for the last 2 years. With one of the most demanding volunteer jobs in the Gallery, Sheila has become an expert on irrigation management, plant palettes, tree maintenance and all things landscape.

Sheila has an MBA and considerable leadership experience in practicing and facilitating critical thinking and group decision-making.

Mike Beaupre, Treasurer

Mike has been a member of B&F for 4+ years and has a background in the Savings and Loan and Mortgage industries.

He is new to the Board and we look forward to working with him to continue to practice our Fiduciary Duty and the important work of protecting Association assets and being  “Good Stewards” of our community.

Janet Heidorn, Secretary

Janet has lived in the Gallery for 2 years and has been to almost every board meeting since she moved in – a great start for a new HOA board member!  She has a BA in nursing with a masters in maternal and child health. Not much chance to practice that specialty in the Gallery but she’s already involved in helping set up AED/CPR training this spring – look for it! Janet is an experienced volunteer with years of PTA and alumni involvement. And a weekly Galley bridge player!

Russ Lines. Director

Russ has lived in the Gallery since 2016 and previously served on the Board from 2017-2020. And he’s back! Russ was appointed to fill a Director position last year and was re-elected  this year in the acclimation election. He brings a wealth of experience to his role as Board Liaison to the O&M Committee – a committee he continued to serve on in between his Board terms.

Thanks Russ for years of service to the Association and welcome back!

Linda Ernst, President

Linda has been on the Gallery Board since 2016; serving as President 2017-2021, and as VP 2021-2023. She led the 3+ year project to restate the governing documents, shepherded the Clubhouse Refresh project, guided the Association’s response to the pandemic and is a CAI Board Certified Leader. She’s pleased to be back as President this term and looking forward to working with Russ, the new Directors and the Committee Chairs to continue to keep the Gallery a special place to live in and to thrive!

Landscape Update

Harvest Landscape

We are experiencing some growing pains while Harvest becomes acquainted with the property and the expectations of homeowners regarding mowing and maintenance throughout the community.  Please know that we are taking all input from homeowners and relaying that information to the Account Manager, Robert Ruiz. Please continue to update the Clubhouse office with your findings and any items that you think may have been missed. It is always challenging when a vendor begins working at a new property. Our Account Manager is working very closely with the Landscape Committee to ensure Harvest has the tools to succeed by informing them when they fall short is important to the continued progress. The welcomed rain has caused some delays in our normal mowing and rotation schedules as well so you will see more growth than normal with delayed schedules and the rain making plants and turf grow faster than normal.

Volunteers

The landscape committee is looking for two volunteers to assist. If you would like to volunteer to go for a walk around a street or two and make some notes, we would love to have you volunteer for the committee.  Just meet once a month and go for a walk on your assigned street and make a few notes.  The purpose is to get feedback from the people who live and walk the community. In the mean time you may inadvertently learn something about plants, trees, pests, and water conservation. 

Irrigation

The irrigation remains off while the continuous natural irrigation (rain) is absorbed into the soil. You may notice run off in certain locations, but if this does not dry up after a few days of sun, please let us know so we can follow up with an inspection of the area. Our water budget is thankful for the rain this year. 

Landscape Rotation

You can now find a copy of the rotation schedule on the Landscape Committee page and click the blue button that says Landscape Schedule. The mowing schedule is every other Thursday and Friday through the end of March. April - October mowing will occur weekly on Thursday/Friday.

Landscape Idea Book

The committee has been working on a landscape idea book that will show examples of some of the replacement plant material the committee is looking at for the future in the Gallery and may even give you ideas for your own backyards. Most of these plants you have seen before and will be no surprise to you; however, there may be some new water tolerant plants that are new to you. The biggest savings for these plants are water, but most will also reduce the amount of labor for regular maintenance. This idea book will be available for viewing here or in the clubhouse if you want to see paper photos. This book will be a work in progress and the plan is to continually update with photos of improvements throughout the neighborhood.

Some improvements have already begun in some common areas. Keep an eye on the new plants going in at Corte Tallista and Camino Lienzo or visit the Camino Lienzo park on your next walk. Next time you are walking, stop and see the new planting happening at the front of the clubhouse. We will include more photos of our property, but I will also include some photos from a recent visit to another senior community managed by Seabreeze and Harvest.

WE HEARD YOU! Several homeowners have asked for more Town Hall meetings to see some Landscape Ideas or potential plant palettes. We are working on some thoughts and potential presenters to bring to you in the near future. This meeting and the Landscape Idea book will bring together our irrigation and landscape improvements and future planning.

The committee is anxious to hear your thoughts on the direction of landscape and efforts to save water with a variety of landscape options. Please keep your ideas coming!

Landscape Committee Opening

The landscape committee is looking for homeowners who are excited about landscaping.  It is the goal of the committee to keep the community looking beautiful while being mindful of the budget.

Seagarden Reserve Budget Update

Seagarden, Where is Your Money Going?

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures:

  • $5,385 Various roof repairs from water damage
  • $1,505 Termite inspection and treatment
  • $2,590 Replace a front door
  • $2,400 Fire system certification
  • $3,000 Building inspection

We have received proposals for these preventative repairs in the near future:

  • $7,575 Dry rot repairs
  • $59,000 Weep screen repairs: investigating priority items
  • $70,000 (est.) to replace a triplex roof
  • $27,000 replace wood pergolas & trellises with adobe vinyl

The forecasted year end (March 31st ) operating expenses is expected to equal our revenue of $61,500

Reminder:  monthly Seagarden assessment as of April 1, 2023 is $150.00.  Total revenue of $73,800 equals our planned operating expenses which includes reserves of $47,820.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that it is to your benefit obtaining and maintaining additional earthquake and/or loss assessment coverage.

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Talega Gallery Community Update

Two Outstanding Exhibits Worth Visiting

 

Were you aware that there is an Orange County art museum that is totally free to the public and features California art?  UCI has established the Institute and Museum of California Art which is currently housed in an office building at 18881 Von Karman in Irvine.  Plans are underway for a permanent building on the UCI campus.  Although now a gallery of just a few rooms, there are rotating exhibits, beautifully and thoughtfully displayed.  In addition, parking is also free!  The Institute has had generous donations from the Joan Irvine Smith collection of early California art and the Gerald Buck Collection of contemporary art and plans to use those collections as a base to explore the range of artwork connected to California.

The current exhibit is “The Bruton Sisters:  Modernism in the Making” and will run until May 6th.  I had never heard of these three sisters who were active in the advancement of more contemporary artistic endeavors from the 1920s through the 1960s.  Each sister pushed boundaries in a chosen medium but they also worked together on large public art installations. The exhibit features their paintings, mosaics, prints and terrazzo but also incorporates other pieces from artists active during the same time period.

There are also short videos to give one a more complete view of their complex and fascinating lives.  Although I am not a fan of more contemporary art, I found true appreciation for the beauty of their artwork and now have a greater understanding of the evolution of modernism.

More possibilities at the UCI-IMCA include an upcoming exhibit, beginning June 3rd, “Indefinitely Wild: Preserving California’s Natural Resources, which will explore how the conservation movement may have influenced California’s impressionist painters.  Through the institute’s website: www.imca.uci.edu, one can also view an online presentation:  Beyond the Frame:  Impressions of California.

Bowers Museum

The second exhibit is currently at the Bowers Museum in Santa Ana which I featured in a previous article.  This exhibit features the haute couture designs of Guo Pei, a contemporary fashion designer, considered China’s first couturier.  I had not previously heard of Guo Pei, but I was stunned by the beauty and intricacy of the more than 40 works on display.  Even my husband was fascinated by the presentation which is as much art as fashion.  Guo Pei designs are worn by royalty and celebrities, and she often is influenced by history, mythology, international arts, architecture and Chinese culture. Although there is an additional exhibit fee to the cost of entering the museum, this is a visual experience that needs to be seen in person.

Outgoing Mail

There have been recent problems with outgoing mail, we think this issue generated at the San Clemente Post Office, but in an effort to keep our owners informed and safe, please be aware.

If you are going to mail checks, consider using the locking mailbox in front of the clubhouse, or taking them directly to the post office.

Driving in the Gallery

Please be mindful of pedestrians while driving through the Gallery.  Some pedestrians and dog walkers may not be moving as fast as you expect. Please drive slowly and keep an eye out for neighbors with pets crossing the streets.

Address Lights

If you notice the address light on your home is no longer lit, stop by the office for some replacement bulbs. If the bulbs don't do the trick, let us know and we will contact the electrician to troubleshoot the problem. The little plastic clips are deteriorating and sometimes the transformer goes out. Please call the office if changing the bulbs does not work.

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

Happy Hour Hosts Needed!

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short commitment.

Hosts/Volunteers Needed 

2 hour commitment

Minimal Time Commitment = Big Personal Reward

Please contact the Gallery office if you would like to host a happy hour or volunteer some time to an event.

E-Statements

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685  

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Vehicle Gate Code 

The new vehicle gate codes will not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm
This change restricts access for vendors who have been provided with the new vendor code. 

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Budget & Finance Committee Opening 

The Gallery is looking for a new member for the Budget & Finance Committee.  Strong financial or accounting experience is required and prior HOA budgeting/finance knowledge is a plus.  MS excel experience also a plus. 

The committee meets monthly and is a crucial part of how the community develops its operating budget along with the long term planning for replacement of major components.

Pickleball at TMC

The community has a good sized group of pickle ball players who live in the gallery.  We are always interested in having new players join our group.  We play at the sports court near the main Talega pool.  If you are interested in learning to play, Dean Waldfogel is willing to give instruction to interested players.  If you would like more information on pickle ball, please email either Barbara Beaupre at bbeaupre1136@gmail.com  or Dean Waldfogel at dean@waldfogel.com.

Do you know which items homeowners maintain?

Perimeter/Rear Yard Fence

  1. Do you have questions about the fence in your rear yard?
  2. Do you see the irrigation hit the fence?
  3. Do you have dirt around the base of the fence?

If you answered yes to any of these questions, please contact the Clubhouse office to learn more about fence maintenance responsibilities by homeowners.  

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void the Association warranty. 

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to place a work order.

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor. As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified. 

Changes to Rear Yard Landscape

It may seem like a small change to your back yard, but did you know that changes to your rear yard landscape should be approved by Talega Maintenance Corporation Design Review Committee. They like to ensure your plans include proper drainage and do not include any unapproved plant materials. Please review the TMC Architectural Approval Form by visiting the TMC website. 

These are some, but not all items that may seem to be common area items, but in fact are not maintained by the Association.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

You Can Print the Gallery Calendar

Under Calendars, select Gallery Calendar.

Option A: Print a weekly calendar that includes all events and activities. Click on Week, then click Print

Option B: Print a monthly calendar of Meetings and Special Events only. Under Select Category, check Meeting and Events, then click Go. Display the Month, then click Print.

 

Resident Endorsed Contractors Updated

The list of contractors recommended by Gallery residents has been updated. Vendors & contractors no longer in business have been removed from the list. 

You have the opportunity to add your own recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Contacts > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
