Dear Talega Gallery Residents,

As I prepare to step into a new chapter of my career and embrace new opportunities, I find myself reflecting on the incredible journey I’ve had here with all of you. I want to take a moment to express my heartfelt gratitude to each of you. The relationships we’ve built, the shared laughter, and the unwavering support from homeowners and the Board of Directors have truly enriched my time here.

Serving this incredible community has been an honor and a privilege. The Gallery will always hold a special place in my heart, not only for its beauty but for the warmth and kindness of the people who make it so extraordinary. From homeowners to the Board of Directors, each of you has contributed to my growth, both personally and professionally. I will forever cherish the conversations we’ve shared, the challenges we’ve tackled together, and the laughter that brightened even the busiest days.

I wish the Gallery continued success and hope it remains a source of pride and connection for everyone involved. Thank you for your trust, encouragement, and for making this chapter of my career so meaningful.

During this festive season, I want to wish each of you and your loved ones a joyful and peaceful holiday. May this season be filled with warmth, happiness, and wonderful memories.

Friendly Reminder:

Section 2.17.4 - Holiday yard decorations may be displayed in planter areas not more than 30 days prior to the holiday and must be removed no longer than fifteen (15) days following the holiday.

Section 2.17.5 -  The Association will not be responsible for any inadvertent or accidental damage to Residents’ (or Owners’) decorations by the Association’s landscape vendors. Holiday decorative items, lights and wires/extension cords are prohibited in front yard turf areas. No decorations are allowed on any utility boxes.

Pool & Spa Renovations

We are excited to announce the upcoming renovation of our pool & spa, starting on December 2nd, 2024. This major improvement project will enhance the overall experience, bringing a fresh, modern look and updated features to both the pool and spa areas.

The renovation is scheduled for completion by February 28th, 2025, ensuring that everything will be in perfect condition just before we begin heating the pool again on March 1st, 2025. During this time, the pool and spa will be closed for the necessary upgrades.

We understand that this may cause some inconvenience, and we truly appreciate your patience throughout this process. We will be providing regular updates as the work progresses, so you can stay informed on the timeline and any additional changes.

Fence Repair & Painting

The project has started! 

Fence Pros will continue to post notices 2 weeks before they reach your street. This is when Residents should start to take down any mesh wire fence that is attached to the iron fence, if any.

The next streets that will get repaired/painted are Corte Rivera, Corte Pinturas, Camino Botero, Camino Del Prado, Camino Alenza, Calle Galeria, Corte Miro, Corte Ladino, Corte De Vega, and finish at Corte Sagrada. (Streets are in the order that the vendor will complete the repairs/painting)

Homeowner Sections
(side fence between neighbors)

The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner.  If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special flat rate price of $100 plus the cost of any repairs, if needed. Each Homeowner has divider fences on both sides to separate the resident's backyard; the paint cost is $100 per side. Please contact Trevor for an estimate at (949) 885-6211

We are pleased to share an update on the ongoing landscape improvements across the community.

South Side:
The seed on the south side of the community has already been successfully established, and as a result, those streets have been programmed for automatic irrigation. Additionally, all planter beds in this area are also set to irrigate automatically, with adjustments made based on weather conditions to ensure efficient water usage.

North Side:
The re-seeding program on the north side of the community continues. This area is currently being irrigated three times a day to support the growth of new grass. As a result, you may still notice watering occurring throughout the day.

Mowing:
Mowing will remain paused for the next two weeks for the entire Community and potentially three for the North side on the Community, as the newly seeded areas are not yet fully rooted. Mowing could pull up the delicate young grass, so we’re giving it time to establish itself properly.

Bare Spots:
Next week, our team will be re-seeding and topping any bare spots throughout the community to ensure full coverage and enhance the overall beauty of our landscape.

The mowing crew will start to mow every other week on Thursday and Fridays through the cooler season. In order for the mow crew to properly clean the street gutters, we ask that you not irrigate your backyards a day before mowing to reduce water runoff in the street gutters, as this creates a messy cleanup with clippings and debris getting stuck on the curbs and driveways.

Scammers attempt to reach you by phone, by text, and by email.

Scam of the month identified by experts for AARP you should be watching out for.

Voiceprint Scams

Thanks to technological advances, it’s possible for thieves to capture a recording of your voice and then use a software program to generate an imitation “deepfake” version that can be used to impersonate you. “That voiceprint can be used to access your insurance or your financial institution or apply for a driver’s license,” Bruemmer says. The New York Times reported on a recent case in which a representative at a major bank received a call from a deepfake copy of a Florida investor’s voice, requesting that the bank move the man’s money elsewhere. Fortunately, the fraud attempt was spotted by the bank before the real investor lost his savings.

How to stay safe: To prevent your voice from being duplicated, “don’t answer the phone,” Bruemmer advises. “If someone needs to get hold of you, they can text you.” Bruemmer even is cautious about answering calls that appear to be from people on his contact list, since the call could be coming from a phone that’s been stolen or had its SIM card cloned, he says.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

The Mediterranean Is Just Around the Corner

On a Saturday, looking for a special lunch treat, I found it.  The Tabouli Kitchen is a new restaurant that moved into the spot vacated by ZPizza on Pico near La Pata. What an amazing experience! I had read some good reviews on Facebook and Yelp but when my husband and I entered there was only one other customer. However, we were greeted enthusiastically by a charming fellow behind the counter that I learned was part owner, Gilberto.

We eventually decided on the Sequoia wrap and the Pier bowl.  I gave Gilberto direction to make my wrap, using his knowledge, after I selected the gyros as the protein. He added just the right amount of hummus, fresh vegetables, tabouli and tzatziki sauce to make a delicious extravaganza.  The only difficulty was the wrap was so full I needed to use a fork to eat it.  Our other choice was the bowl, easier to eat, but equally as yummy with the chicken shawarma as the protein.  Tabouli Kitchen also offers a variety of sauces with the entrée including a creamy cilantro sauce, the classic tzatziki, and a chimichurri sauce that must be made on site because it tastes so fresh.  I loved the gyros and it is the best I have ever tasted.  It was both flavorful and tender.       

Our meal was capped off by the friendliness and enthusiasm of the staff.  Oscar, chef and part owner, came out to greet us and explain that he is trying to infuse a variety of flavors in the food, blending some South American seasonings with the classic Mediterranean and fresh California offerings. While the ambiance is utilitarian, our experience was so positive, I know we will return on a regular basis to this local and independent eatery.  Give them a try.  You will feel like the Mediterranean is just around the corner!

Our free workshop series returns in January with an important health topic. Communicating with doctors, nurses, therapists and other health care professionals can quickly become overwhelming and intimidating.  Dr. Hilary Siebens’ career focuses on whole person health care and approaches improve communications in busy clinical care settings. She has studied the value of a user-friendly way to coordinate all aspects of care, not just the medical crisis that lands someone in the hospital. She will present an evidence-based organizing framework with four areas critical to any individual’s health – medical, psychological, functional, and environmental. Optimal wellbeing may involve factors in any of these areas.

Dr. Siebens will also discuss the importance keeping essential personal health information organized in one place. If relevant information and health history is scattered it may be unavailable for use during urgent health situations and you may not remember or be able to provide important information. She will review options for improved communication with health care teams using electronic and paper-based media. Audience feedback and discussion is encouraged!

A little about our esteemed speaker, Dr. Hilary Siebens

Hilary C Siebens MD is a primary care geriatrician and physiatrist (rehabilitation physician) and has practiced medicine in all care settings. She cared for older adults with few active medical conditions, those with multiple enduring conditions, and those requiring palliative and hospice care. This work involved close teamwork with colleagues and enabled her to appreciate multiple issues confronting patients, care partners, families, and health care professionals. Her clinical research focused on exercise in hospitalized older adults and self-care notebooks. Her health services research has been on stroke, hip fracture rehabilitation, and care management in Parkinson’s. She has been a founding medical director for rehabilitation units and served on expert national guideline panels. She received her medical degree from Harvard, her internal medicine training at Johns Hopkins, geriatrics back at Harvard, and rehabilitation training at Tufts/New England Medical Center. She currently is Principal, Siebens Patient Care Communications LLC.

The Gallery Tech Team

Gallery residents helping Gallery residents.

Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:

  1. Offer help with:
    • adapting to changes in information technology
    • accessing and using Gallery related websites and emails,
    • learning general / basic uses of technology (computers, tablets, mobile phones),
    • accessing online BOD and Committee meetings.
  2. Address resident requests for help with technology.

The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:

  • Appointments (in the clubhouse)
  • Zoom
  • FaceTime

Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Printed Gallery Newsletter

Would you like to receive a printed version of the Gallery newsletter each month?  Do you have a neighbor who might?

The newsletter is available in hard copy for an annual fee of $28.  You can bring a check to the Clubhouse office to register for a subscription.  Each month, your newsletter will be available for pickup at the Clubhouse.  One newsletter each year will contain the lengthy resource information section.  The remainder will contain only the current articles.  New residents arriving during the subscription year may subscribe at a prorated amount.  There will be no refunds for departing residents.

Homeowner Responsibility

These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.

As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified. 

Changes to Rear Yard Landscape

Architectural approval is governed by TMC Design Review Committee.

It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

Owners... are you thinking about selling or leasing your home?

 

There are a few things that can make the transition a bit easier for all parties.

Please consider the below checklist for Owners and Tenants living in the Community:

Owners with Tenants:

We encourage you to bring your new tenants to the Clubhouse, that way Management can meet and greet them and provide a mini tour of the facility. (Not required)

  • Please fill out the rental notification form and provide a signed copy of the lease agreement. (Required)
  • We strongly encourage you to opt “YES” in giving access to Governing Documents to your new tenants so they can have access to the Operating Rules, CC&Rs, Bylaws, Committee Information and more.
  • You are responsible for providing working key fobs to your new tenants and making sure that TMC (master HOA) has the updated names of your new tenants.

Tenant required forms:

Management will provide either the Owner or Tenant with a copy of the Patrol One Activation Letter to activate a new profile to safelist vehicles.

Owners Selling Home:

Please encourage your buyers to stop by the Clubhouse office for a short tour and to provide contact information to Management. Management will then advise on the next steps to get the new Owners settled in the Community.

Gallery Tech Team Request

  1. Gallery residents may submit a web-based Tech Request form to the Gallery Tech Team. (Click below.)
  2. If unable to submit the form online, a resident may contact the Gallery Office. The office will provide a paper copy of Tech Request form and submit it for you.
  3. The Tech Team in most cases will respond within 24 to 36 hours.

BUY - SELL -DONATE

Do you need to sell an item? Perhaps you are looking for an item? We listened and have come up with a way for Gallery residents to safely sell or buy from other Gallery residents.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 90 days, if you have not sold your item, you will need to relist it for sale. Happy Hour Hosts Needed!

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short 2 hour commitment.

If you are new to hosting, here is an information sheet which gives more detail.

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Driving in the Gallery

Please be mindful of pedestrians while driving through the Gallery. Some pedestrians and dog walkers may not be moving as fast as you expect. Please drive slowly and keep an eye out for neighbors with pets crossing the streets.

Address Lights

If you notice the address light on your home is no longer lit, call the Clubhouse office and we will schedule our electrician to take care of it during their monthly visit.

Pool Rules

Reminder that no one under the age of 18 is allowed at the Clubhouse grounds, pool, or amenities. This includes walking through the parking lot surrounding the clubhouse. Anyone over 18 must be accompanied by the homeowner if visiting the clubhouse common grounds or amenities.  Please click on Pool Rules above to review the Operating Rules on the website.

Financial Data All in One Place.

Accessing the Association's financial data just became more user-friendly. Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. The Financials webpage also provides access the most recent monthly Budget Dashboards.

All Board of Director Meetings are Hybrid Meetings

Board of Director Meetings are now held both in-person (in the MPR) and online. 

To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

For “all things Gallery,” don’t forget to take advantage of our community website at www.talegagallery.org! You can safelist a vehicle, register for events, peruse the community calendar, or learn more about our Gallery committees. You can also conveniently find and submit a variety of community forms, including Landscape forms, with no hassle.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please consider completing the Meet Your Neighbors form to let your neighbors know what you are interested in and previous experience so you may meet others with the same interest.  You can answer all questions, or just answer the questions that are important to you.  Just click on Meet Your Neighbors above to submit your answers today.

Previous eMail Blasts are easily accessible on the Gallery website. Login and mouseover News.  Then click on Recent eBlasts.

Contact Information Update

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

You Can Make the Gallery Calendar Look Bigger

Option A: Click on Week or Day (instead of month)

Option B: On a computer, hit Ctrl - '+' or Cmd - '+'.  On a tablet, do a reverse pinch.

Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

You Can Print the Gallery Calendar on One Page

Under Calendars, select Gallery Calendar.

Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.

Resident Endorsed Contractors

You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
