2022 Board of Directors Annual Election

Talega Gallery Community Association

The Talega Gallery Community Association’s Annual Meeting of the Members is scheduled to be conducted this year on March 22, 2022, for the purpose of electing two (2) Owners to the Board of Directors by Membership vote with a term of office for two (2) years each.  California Civil Code requires that only Owners may run for a seat on the Association’s Board of Directors and that the Association shall publish a Candidates List at least 30 days before the ballots are distributed to the membership.

Candidacy Statement Forms were received from the following Owners by the nomination deadline as published in the Nominating Procedure that was previously posted in accordance with California Civil Code (candidates are listed in alphabetical order by last name):

The Association Members will also vote on IRS Revenue Ruling 70-604 at the upcoming Annual Meeting of the Members, and provide members with a status report on the finances, important projects, and outlook for the upcoming year.

Voting ballots will be mailed out within the month of February 2022, at least 30 days prior to the Annual Meeting date. Voting ballots must be received by March 21, 2022, by 5:00 p.m. at the following location:

2022 Seagarden Annual Update

Seagarden, Where is Your Money Going?

The Seagarden Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures:

  • $5,115 Various roof repairs from water damage
  • $1,730 Termite repair and treatment
  • $8,925 Roof inspection, repairs & gutter cleaning
  • $3,780 Roof repair due to water damage
  • $2,000 Weep screen inspection

Totaling $21,550 charged to our reserve account

We have received proposals for these preventative repairs in the near future:

  • $2,000 Various doors to be painted or replaced
  • $7,575 Dry rot repairs and/or replace with foam
  • $59,000 Weep screed repairs: investigating priority items

Clubhouse Information

In observance of President's Day, the Clubhouse office will close at 3pm, Friday, February 18, 2021 and resume normal business hours Tuesday February 22, 2021

Message from the General Manager

It appears 2022 is rolling right along as we are already headed into February. It seems hard to believe we have already completed the first month of the new year.  January 18th marked my third month with Seabreeze and Talega Gallery and I am very happy I have joined the team.  I love that this community is so active and has so many invested homeowners who have time to volunteer.  It really makes the Gallery "feel" like a friendly community.

February 2nd is Groundhog Day which has been a long-standing tradition to determine whether winter will continue another 6 weeks or if Spring will come early this year. The superstition is that if the official groundhog pops out of its hole and sees its shadow, we will have an early spring.  I imagine people in freezing climates really look forward to this day, but here in California we are lucky enough to have beautiful winter weather.  Monday February 14th  is Valentine's Day and Presidents day is the following Monday on the 21st.  Please be sure to check the calendar on the website for the office schedule.

Winter Pool Heating Schedule

The pool heater will be shut off between January 1, 2022 and will be turned back on March 1, 2022.  This decision has been made after much debate and research by the Board of Directors, Budget & Finance Committee and Management. 

In an effort to maintain monthly assessments the Budget & Finance Committee spends hours preparing a budget for the upcoming year. During this process many factors are taken into consideration and ways to save are among those discussions. The spa will continue to be heated as usual. 

Wrought Iron Fencing

We have observed on inspection that there are many homes that have mounded dirt covering the bottom of the perimeter wrought iron fencing. 

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void our warranty. 

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to open place a work order.

California Department of Public Health Update

An indoor mask mandate is in effect through February 15, 2022 per the California Department of Public Health despite an individuals vaccination status.  Please wear a mask while inside the clubhouse and check the signs located at the entrance doors to the clubhouse for new information.

Management and the Board of Directors appreciate your cooperation with the indoor mask requirement and hope everyone stays healthy.  We will update the signs throughout the Clubhouse with any changes as more information becomes available.

Landscape & Water Updates

Smart Irrigation Controllers

Water is a major topic and expense for The Gallery in recent years and the Board of Directors, Committees and Management are working hard to find solutions to the water shortage and the expense of water for the Association.

In December a smart controller was installed on Camino Lienzo.  This controller was made possible by a pilot program offered by Site One and installed by Artistic Maintenance for the Association to witness the benefits and water savings for the community.  The Lienzo controller is connected to the local weather station in Talega and is controlled by the information received from the weather station.  Depending on the data collected, the controller adjusts the amount of irrigation and amount of time needed to irrigate plant material.

Corte Pinturas also has a new smart controller and subscription to collect the data. The Landscape Committee will now have two different areas to compare water savings and controller effectiveness.  The Committee is eager to start reviewing this data to see the fiscal savings & decrease water usage in The Gallery and Seagarden.

Please report any rogue sprinklers and standing water so we can address watering problems immediately by emailing the clubhouse.

Zumba is a fitness program that combines Latin and international music with dance moves. Zumba routines incorporate interval training — alternating fast and slow rhythms — to help improve cardiovascular fitness.

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact & Medical Form.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

Under Calendars, select Gallery Calendar.

Option A: Print a weekly calendar that includes all events and activities. Click on Week, then click Print

Option B: Print a monthly calendar of Meetings and Special Events only. Under Select Category, check Meeting and Events, then click Go. Display the Month, then click Print.

 

Resident Endorsed Contractors

The list of contractors recommended by Gallery residents has been reorganized and revised. You now have the opportunity to add your own recommendation and see your recommendation instantly appear on the list. You can also search the list for a particular service. Find the list under Contacts > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
