Vehicle Gate Code Change Reminder

This will not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Old codes have been removed. Please remind your landscaper, housekeeper or any regular deliveries that the code has changed.

Vendor Code:

The new VENDOR CODE *9255 (*WALK) – will only work between 6am-10pm
This change will restrict access for any vendors when owners provide them with the new vendor code.
Vendor codes will only work during business hours between 6am-10pm.

The HOMEOWNER GUEST CODE *8422 (*TGCA)
The Homeowner code will work 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner, if you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code with them *8422 and only use the Vendor code for vendors and deliveries.

Seagarden Reserve Budget Update

Seagarden, Where is Your Money Going?

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures:

  • $5,115 Various roof repairs from water damage
  • $1,730 Termite repair and treatment
  • $8,925 Roof inspection, repairs & gutter cleaning
  • $3,780 Roof repair due to water damage
  • $2,000 Weep screed inspection

Totaling $21,550 charged to our reserve account.  Funded reserves at April 1, 2022 is 59% (as calculated by Advanced Reserve Solutions, Inc.); drops to 11% in 4 years.  Reviewing various options to rebuild the reserve balance.

We have received proposals for these preventative repairs in the near future:

  • $3,000 Replace a front door that continues to bubble after painting
  • $7,575 Dry rot repairs and/or replace wood with foam or some other material
  • $59,000 Weep screed repairs: investigating priority items
  • $70,000 (est.) to replace a triplex roof

As of March 31, 2022, the end of the accounting year the expenses exceeded the revenue (assessments) by $1,767.00 primarily due to small claims court settlement.

Reminder:  monthly Seagarden assessment as of April 1, 2022 is $125.00.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that it is to your benefit obtaining and maintaining additional earthquake and/or loss assessment coverage.

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Budget & Finance Committee Opening

The Gallery is looking for a new member for the Budget & Finance Committee.  Strong financial or accounting experience is required and prior HOA budgeting/finance knowledge is a plus.  MS excel experience also a plus.

The committee meets monthly and is a crucial part of how the community develops its operating budget along with the long term planning for replacement of major components.

If you have questions, or would like more information please contact the Committee Chairperson, Phil Collins. Click here to apply.

"Neighborhood Dirt"

Hello Neighbors!

This is your “Neighborhood Dirt” Landscape Committee back to talk to you about our Landscape and the water required to maintain our beautiful yards.
As many of you have either read or heard, California is again talking about water restrictions due to our long drought. In fact, several counties in the state such as Los Angeles, San Bernardino, and Riverside started a restriction June 1st to only water turf one day per week. The State has left it up to each county and their water districts to determine how they want to conserve water. Currently, Orange and San Diego counties are not under this one day per week restriction. In fact, in the Talega Gallery we are currently watering three days per week.
As mentioned last month, we are:
• In the process of going street by street and checking the irrigation for leaks, broken sprinklers, and overspray to ensure we are not wasting water.
• Watering the turf and ensuring we are staying within our allocated water budget from Santa Margarita Water District.
• Limiting our watering of landscapes to between 6 p.m. and 8 a.m.
What can you do to help conserve the water in California?
• Water your plants with a drip system or a hand-held hose with a shut-off nozzle.
• Make sure decorative water features are equipped with a water re-circulating device.
• Use a broom, not water to clean off your sidewalk or driveway.
Our goal continues to be to make responsible choices on how we are watering and updating our irrigation system.
Stay tuned for more news next month.

Landscape Committee Opening

The landscape committee is looking for homeowners who are excited about landscaping.  It is the goal of the committee to keep the community looking beautiful while being mindful of the budget.

If you have time and are interested in helping out with the neighborhood please reach out to Sheila Forchtner.

Wrought Iron Fencing

We continue to see that there are many homes that still have mounded dirt covering the bottom of the perimeter wrought iron fencing.

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void our warranty.

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to open place a work order.

CARS AND COFFEE

What’s a fun activity for a Saturday morning that doesn’t cost anything and is close to home?  Answer:  Cars and Coffee. Every Saturday morning from 9 to 11 hundreds, maybe thousands, of specialty cars gather in the parking lot of the San Clemente Outlets.  It’s not a competition, just an informal gathering of car enthusiasts who want to show off their pride and joy. Spectators are welcome.  Cars and Coffee is advertised as the world’s largest weekly car show and one is never sure what cars will be there. You might see hypercars, supercars, exotics, vintage, classic, muscle and sports cars, hot rods, rat rods, pickups, 4x4’s and motorcycles.  Often there are new models or prototype vehicles. Attendees just walk around and admire beautiful cars and the effort that has gone into restoration or modifications.

There is plenty of parking in the general parking area.  The cars being shown park in the far south area of the upper parking lot near Rockwell’s. You may come and go as you choose, get a cup of coffee at Starbuck’s and walk around, have breakfast at Ruby’s or one of the other restaurants, or check out the Outlet stores.  It is an amazing sight!
