Vendor Code:

The new VENDOR CODE *9255 (*WALK) – will only work between 6am-10pm
This change will restrict access for any vendors when owners provide them with the new vendor code.
Vendor codes will only work during business hours between 6am-10pm.

Homeowner Code:

The HOMEOWNER GUEST CODE *8422 (*TGCA)
The Homeowner code will work 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner, if you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code with them *8422 and only use the Vendor code for vendors and deliveries.

Seagarden Reserve Budget Update

Seagarden, Where is Your Money Going?

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures:

  • $5,115 Various roof repairs from water damage
  • $1,730 Termite repair and treatment
  • $8,925 Roof inspection, repairs & gutter cleaning
  • $3,780 Roof repair due to water damage
  • $2,000 Weep screed inspection

Totaling $21,550 charged to our reserve account.  Funded reserves at April 1, 2022 is 59% (as calculated by Advanced Reserve Solutions, Inc.); drops to 11% in 4 years.  Reviewing various options to rebuild the reserve balance.

We have received proposals for these preventative repairs in the near future:

  • $3,000 Replace a front door that continues to bubble after painting
  • $7,575 Dry rot repairs and/or replace wood with foam or some other material
  • $59,000 Weep screed repairs: investigating priority items
  • $70,000 (est.) to replace a triplex roof

As of March 31, 2022, the end of the accounting year the expenses exceeded the revenue (assessments) by $1,767.00 primarily due to small claims court settlement.

Reminder:  monthly Seagarden assessment as of April 1, 2022 is $125.00.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that it is to your benefit obtaining and maintaining additional earthquake and/or loss assessment coverage.

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Budget & Finance Committee Opening

The Gallery is looking for a new member for the Budget & Finance Committee.  Strong financial or accounting experience is required and prior HOA budgeting/finance knowledge is a plus.  MS excel experience also a plus.

The committee meets monthly and is a crucial part of how the community develops its operating budget along with the long term planning for replacement of major components.

If you have questions, or would like more information please contact the Committee Chairperson, Phil Collins. Click here to apply.

"Neighborhood Dirt"

Hello Neighbors!

This is your “Neighborhood Dirt” Landscape Committee back to talk to you about our Landscape and the water required to maintain our beautiful yards.
As many of you have either read or heard, California is again talking about water restrictions due to our long drought. In fact, several counties in the state such as Los Angeles, San Bernardino, and Riverside are starting a restriction June 1st to only water turf one day per week. The State has left it up to each county and their water districts to determine how they want to conserve water. Currently, Orange and San Diego counties are not under this one day per week restriction. In fact, in the Talega Gallery we are currently watering three days per week.
As mentioned last month, we are:
• In the process of going street by street and checking the irrigation for leaks, broken sprinklers, and overspray to ensure we are not wasting water.
• Watering the turf and ensuring we are staying within our allocated water budget from Santa Margarita Water District.
• Limiting our watering of landscapes to between 6 p.m. and 8 a.m.
What can you do to help conserve the water in California?
• Water your plants with a drip system or a hand-held hose with a shut-off nozzle.
• Make sure decorative water features are equipped with a water re-circulating device.
• Use a broom, not water to clean off your sidewalk or driveway.
Our goal continues to be to make responsible choices on how we are watering and updating our irrigation system.
Stay tuned for more news next month.

Landscape Committee Opening

The landscape committee is looking for homeowners who are excited about landscaping.  It is the goal of the committee to keep the community looking beautiful while being mindful of the budget.

If you have time and are interested in helping out with the neighborhood please reach out to Sheila Forchtner.

Wrought Iron Fencing

We have observed on inspection that there are many homes that have mounded dirt covering the bottom of the perimeter wrought iron fencing.

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void our warranty.

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to open place a work order.

Orange County and San Clemente have many wonderful attractions and sometimes those of us that live here forget to take advantage of the sights that bring tourists from around the country. Each month I will try to highlight a feature to encourage us all to get out and about.

The Bowers Museum is a relatively small museum in Santa Ana which features special exhibits as well as permanent galleries focusing on Orange County history and California art as well as art of indigenous peoples of the Pacific Rim. I recently visited to see the special exhibits, “The Crown Jewels of the Disney Archives” and “Everest: Ascent to Glory.” The “Crown Jewels” displayed many of the small jewelry items that help to make a movie appear authentic. My favorite pieces are pictured here – Cinderella’s glass slipper as well as the famous diamond necklace from the movie, “Titanic.” Clearly these are not true gems, but it is interesting to see the detail and focus that the movie industry exerts to help us believe the story.

My favorite part of the trip was the exhibit on Everest. Although most have heard of Sir Edmund Hillary and Tenzing Norgay as the first to reach the summit, I was unaware of the monumental effort and multiple attempts by British climbers as early as 1921. The exhibit provided stunning photos of the climbing groups in their attempts, an understandable history of the efforts, and actual artifacts all with an audio input of an eerie, cold wind to establish a feeling of desolation.

I also enjoyed revisiting some of the permanent exhibits, especially the California plein-air artworks, called California Bounty, and the intricate and exquisite gemstone carvings of Harold Van Pelt.

Visiting the Bowers makes for an enjoyable day out. It’s about a 30 minute drive north on I-5. The museum is just a few blocks from the freeway exit. Admission is $12 for seniors and an extra $10 if you choose to purchase admission to the special exhibit, “Crown Jewels.” Parking is available next to the museum for $6 for the day. There is a lovely café and gift shop as well. On a Thursday, the museum was almost empty! The website: www.bowers.org gives details and scheduling on special exhibits and related events. The Crown Jewels exhibit runs to June 19th and the Everest exhibit runs to August 28th.
