From Burned to Beautiful: Our Journey to Revive the Lawn After Fertilizer Burn
If you've passed by the property recently, you may have noticed some patchy, brown areas across the lawn—an unexpected and unfortunate result of fertilizer burn. While fertilizer is essential for healthy grass growth, too much of a good thing can sometimes cause more harm than help. In this case, an overly concentrated application caused the turf to burn, leaving behind scorched patches instead of the lush green we all enjoy.
We want to assure everyone that our landscape team recognized the issue immediately and acted quickly to begin the recovery process. Within days of noticing the damage, our crew carefully raked out the dead grass, amended the soil as needed, and overseeded the affected areas with a high-quality grass blend tailored to our region’s climate.
Timing is critical in lawn recovery, and we're pleased to say that the recent weather—mild temperatures paired with some light rain—has provided favorable conditions for seed germination. The team has been monitoring the progress closely, ensuring the soil stays moist and protected as the new grass begins to take root.
While it may take a few weeks for the new grass to fully fill in, early signs of green shoots are already visible. With continued care, including proper watering and mowing at the appropriate height, we’re optimistic that the lawn will return to a lush, even green in the near future.
Thank you for your patience as we work through this restoration process. We’re committed to maintaining a beautiful landscape for all to enjoy, and we appreciate your understanding as nature takes its course to heal and regrow.

A. Director Beaupre gave the monthly financial dashboard noting The Gallery and Seagarden are under budget for the first month of our fiscal year.
B. B&F committee chairperson, Phil Collins, also reported that committee was able to make a $15,000 contribution to reserves for the month of May.
C. Recreation Committee chairperson, Diane Hager, mentioned that 3 of the upcoming events, Cooks Night Out, the Angels baseball game and the Summer Barbecue were sell-outs. The Summer Barbecue increased attendance from 80 to 100 and still sold out. The first summer music by the pool event is scheduled for sign-ups on June 18th.
D. O&M Chairperson, Kip Robbins, stated that a new HVAC unit was installed for the Multi-Purpose room and repairs made to the tile in the women’s restroom. Additionally, 27 patio chairs have been re-webbed. He went on to report that the results of the recent survey on the putting green generated 63 resident responses and the consensus was to leave the greens ‘as is’ with attention paid to correcting potential trip hazards and removal of tree root encroachment.
E. IT Committee member, Dean Waldfogel, said the committee is working on updating the strategic plan and directing their attention to using technology to increase efficiency and reduce costs. He said that Gallery residents should be sure their computer passwords are secure, saying that current recommendations are to increase the number of password characters from 8 to 12 and even 16. The committee is planning a workshop on password managers for Apple households on June 13th to be followed thereafter by one for Micro-Soft households.
F. Two architectural applications, one for 1 Camino Botero and one for 11 Corte Rivera, were approved by the Board.
G. An Operations Manual for Office of the General Manager was approved with thanks going to President Houston and Past-President Linda Ernst for all their efforts.
H. An application for Landscape Committee membership by Lyle Edwards was approved.

Scammers attempt to reach you by phone, by text, and by email.
NEVER give money or personal or financial information to an UNSOLICITED contact.
STEER CLEAR OF CUSTOMER SERVICE SCAMS
Customer service fraud is a type of impostor scam—the most commonly reported scam in the United States, the Federal Trade Commission reported early this year.
How Does It Happen?
- The AARP Fraud Watch Network reports that customer service scams are “an everyday occurrence". Their team has fielded calls from people who fell victim to scammers after Googling customer service for companies such as Geico, Spectrum and Wells Fargo, and clicking on illegitimate links.
- The starting point for customer service scams is typically the result of a person conducting a search for a customer service number, or from posting a complaint on social media.
How Can You Curtail Scams Linked to Customer Service calls?
- Treat the call as a scam if a customer service representative is asking for money.
- Avoid posting complaints about customer service on social media.
- Ignore unsolicited messages about customer service sites. If you get a pop-up, an email, a text message—anything saying that there’s a problem with your accounts—do not call that number.
- Be especially careful when booking a trip. Log in to your airline account and contact customer service through the airline’s app.
- Do NOT conduct a Google search for a customer service number.

Transition Your Social Security Online Services to Login.gov
Social Security online services now use Login.gov. The SSA’s emails about this transition are legitimate. Please act early, since the username-and-password option on the social security website will be retired later this year.
Do You Need to Transition?
• If you created your Social Security account before September 18, 2021, and you sign in with a username and password, you must switch to Login.gov (or ID.me; see the end of this article).
• If your account was created on or after September 18, 2021, you’re already using Login.gov (or ID.me), and no action is needed.
• If you don’t have an account, you can create one directly with Login.gov (or ID.me) at www.ssa.gov/myaccount.
Why the Change?
The SSA is moving to Login.gov and ID.me to:
• Simplify sign-ins: Use one set of credentials across multiple government websites.
• Enhance security: Meet federal standards to protect your personal information.
• Improve access: Streamline the user experience for managing benefits, requesting replacement Social Security cards, and more.
How to Transition to Login.gov
The process is straightforward and typically takes just a few minutes. Follow these steps:
1. Sign in to your Social Security account at www.ssa.gov/myaccount using your current username and password.
2. Look for the transition prompt: You’ll see an option to switch to Login.gov. Click it.
3. Create or sign in to Login.gov:
• If you don’t have a Login.gov account, you’ll need an email address, a password, and a second authentication method (like a phone number for a text code).
• If you already have a Login.gov account, sign in with those credentials.
4. Link your accounts: Follow the prompts to connect your Social Security account to Login.gov. You may need an activation code, which can be sent by mail (within 10 days), text, or automated call. The code is valid for 30 days.
5. Confirm and access: Once linked, you’ll see a confirmation screen and can use Login.gov to access your account moving forward.
Get help if needed
Contact the SSA at 1-800-772-1213 (Monday–Friday, 8:00 a.m.–7:00 p.m.; say “Help Desk” at the prompt) or use Login.gov’s 24/7 support at https://login.gov/help/. Local SSA offices can assist in person, especially for those with limited internet access.
About ID.me
You can transition to either Login.gov or ID.me; both are secure options:
• Login.gov: Ideal for simplicity, it’s a government-run platform for accessing federal services. It’s easy to set up with an email and phone number. Currently, it’s mainly for SSA services, but it’s expanding to other agencies.
• ID.me: A private provider used by multiple federal and private services (e.g., IRS, Veterans Affairs). It requires more verification, like uploading a driver’s license or taking a selfie, but it’s useful if you access various government sites or need international access (ID.me is the only option for users outside the U.S.).

P is for Parlor and Pizza
There are quite a few new restaurants in the South County area so for a special occasion we decided to try one, Parlor, at 216 El Camino Real. This restaurant opened in the space formerly occupied by Brick Pizza and is part of the RJB chain which owns Vine, across the street, Ironwood in Laguna Hills, Sapphire in Laguna and Bloom in San Juan Capistrano. Parlor, however, has a different vibe than its sister restaurants and offers a more casual flair emphasizing “American pizza” with other entrees that have a touch of Italian flavor.
The interior has been updated from the previous owner. The brick walls and the 6-foot stone hearth oven for pizza remain as does the open kitchen which can be viewed from the bar area. However, there is a new expanded enclosed patio at the rear of the restaurant that is cozy. The patio also sports a classic bit of San Clemente. When Cassano’s restaurant closed, the long-standing San Clemente restaurant donated their large “Pizza” sign which has an honored place on the wall.
For our special occasion we tried the Jidori Chicken Parmesan and the Tagliatelle Bolognese. Entrees are generally under $30. Our choices were tasty and we were also impressed with the service. For our special occasion the manager brought over a complimentary prosecco toast, and we received a special dessert. Parlor also offers a number of local beers as well as craft cocktails.
We didn’t try the pizza of which there are 8 or 9 different types. The chef uses a 30-year-old starter he got from a French baker to create the sourdough crust. His goal is “no flop” when you pick it up, big puff bubbles with a crispy, chewy outside and soft tender interior. I guess we are going to have to return to sample the pizza!
Parlor is not your typical pizza joint but it provides a friendly blend of welcoming atmosphere, a dining experience AND pizza. You might want to give it a try.

How to Sample Paint Color
Paint can be very tricky! Especially on the outside of your home. And you’ll most likely be spending many thousands of dollars with your contractor. I always recommend that before signing off on your color scheme, TEST your paint colors on key areas of your home’s exterior.
Make sure to paint at least two coats of your color for good coverage and on more than one plane. Make your sample areas at least 2’ x 2’. The bigger the test area, the truer sense you’ll get of the outcome.
Try to paint near key elements of your home such as the stone façade or your roof for easy assessment and comparison. Then, live with these sample patches for a few days so you can view them in different light at different times of day.
Most paint companies have sample "pots" which are small quantities of their most popular colors. These are for testing purposes BUT are usually only offered in an eggshell finish which is somewhat shiny.
A flat finish for instance, will appear darker than an eggshell finish, because the light will reflect off the eggshell’s surface more than it will the flat. This is why it’s really best to “bite the bullet” and purchase a quart of your colors in the finish you intend to use.
For the stucco areas of your exterior, you’ll most likely be using a flat finish and for the wood trim areas or accent colors; a semi-gloss.
You may not get the result you want the first time you test your paint color. But by taking the time to test, you’ll be able to quickly gauge whether to exchange your scheme for another and save yourself time, money and aggravation in the long run.
Note-Some specifications you may see on the back of a paint deck swatch:
LRV- Light Reflective Value
Hide- How opaque or transparent paint is or how well it will cover.
Spontaneous Color- This occurs when an adjacent color casts its hue onto another surface. Be especially mindful of this when testing a color that is much lighter or darker than the existing color.

SEAGARDEN NEWS
WEEP SCREED (duty of homeowner to correct soil level)
The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains. If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.
EARTHQUAKE INSURANCE
There currently is NO earthquake insurance on the Seagarden buildings
We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .
Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs. Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

- Address resident requests for help with technology.
The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:
- Appointments (in the clubhouse)
- Zoom
- FaceTime
Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55
Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.
One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.
Why These Rules Exist
The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.
To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.
The Guest Policy for Those Under 55
At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.
Here’s a quick summary:
- Guests under 55 may stay overnight for a maximum of 60 days per calendar year
- These 60 days can be consecutive or non-consecutive
- The rule applies to each unit, not each guest
Best Practices for Residents
To help you enjoy time with loved ones while staying within the rules, here are a few tips:
- Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
- Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
- Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.
A Balance of Comfort and Compliance
The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

Accessing the Association's financial data just became more user-friendly. All Board of Director Meetings are Hybrid Meetings
Board of Director Meetings are now held both in-person (in the MPR) and online.
To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.
Vehicle Gate Codes
The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.
Vendor Code
The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.
Homeowner Code
The HOMEOWNER GUEST CODE *8422 (*TGCA)
The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.
If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Meet Your Block Representatives!
Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please consider completing the Meet Your Neighbors form to let your neighbors know what you are interested in and previous experience so you may meet others with the same interest. You can answer all questions, or just answer the questions that are important to you. Just click on Meet Your Neighbors above to submit your answers today.

Previous eMail Blasts are easily accessible on the Gallery website. Login and mouseover News. Then click on Recent eBlasts.
Contact Information Update
Please make sure the office has the correct phone numbers and emails on file for you! We have observed a few emails bouncing back. If you change your email or phone number please remember to let the office know.
Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.
You Can Make the Gallery Calendar Look Bigger
Option A: Click on Week or Day (instead of month)
Option B: On a computer, hit Ctrl - '+' or Cmd - '+'. On a tablet, do a reverse pinch.
Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

All Gallery floor plans are accessible on the Gallery Website. Go to About Us > Prospective Resident.

Trash Cans
Please remember per the Gallery Rules:
Refuse, recyclables, and yard waste shall be kept from public view at all times. Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.
You Can Print the Gallery Calendar on One Page
Under Calendars, select Gallery Calendar.
Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.
Resident Endorsed Contractors
You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor. Find the list under Sharing > Resident Endorsed Contractors.
Safelisting Your Vehicle!
Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
