Age Verification & Emergency Contact Campaign

In an effort to keep our records in the Clubhouse Office up to date with the most recent owner/tenant information we are launching a campaign to collect and update ALL owner files. If you moved into the Gallery as an owner or tenant in 2023 and submitted these forms to the office already no further action is required.

If you moved in prior to 2023 and cannot recall if you submitted either of these forms, simply click on the link and submit your info on the digital form, it will update our system automatically once you hit submit.

If you need help submitting the online form, just stop by the Clubhouse to make an appointment for some assistance. We can assist you immediately if we are not in a meeting.

There are a few reasons we are collecting and updating this information. One reason is the Federal Housing Administration requires Associations in 55+ communities to verify that all residents are qualified to live in this community at least every two years. This is requested every year with our annual mailer, but we rarely receive updates. Second is to ensure that in the event of an emergency or catastrophic event that Management is able to notify your contact.

If you need assistance with the forms, please contact the Clubhouse office and we will assist you. Or consider attending a website class to learn how the website can work for you.

 

Owners... are you thinking about selling or leasing your home?

 

There are a few things that can make the transition a bit easier for all parties.

Please consider the below checklist for Owners and Tenants living in the Community:

Owners with Tenants:

We encourage you to bring your new tenants to the Clubhouse, that way Management can meet and greet them and provide a mini tour of the facility. (Not required)

  • Please fill out the rental notification form: https://form.jotform.com/203446641315046 and provide a signed copy of the lease agreement. (Required)
  • We strongly encourage you to opt “YES” in giving access to Governing Documents to your new tenants so they can have access to the Operating Rules, CC&Rs, Bylaws, Committee Information and more.
  • You are responsible for providing working key fobs to your new tenants and making sure that TMC (master HOA) has the updated names of your new tenants.

Tenant required forms:

Management will provide either the Owner or Tenant with a copy of the Patrol One Activation Letter to activate a new profile to safelist vehicles.

Owners Selling Home:

Please encourage your buyers to stop by the Clubhouse office for a short tour and to provide contact information to Management. Management will then advise on the next steps to get the new Owners settled in the Community.

Thanks for helping Management make an easier transition for new owners and tenants.

Committee Update

We have a new Committee Chair, Steve Jones. We are thankful to all of our volunteers for helpin to make the Gallery a beautiful place to live. 

Irrigation

The irrigation has been turned back on and is currently running on the turf five (5) days a week, Sunday, Tuesday, Wednesday, Thursday & Saturday. The planters are scheduled for only two (2) days a week, Monday & Friday. The irrigation should only be running between 9pm - 6am, unless you see Harvest working in the area. As always, if you see irrigation running during the day and Harvest is not around, please report to the Clubhouse as soon as possible. 

Turf

We have noted two different conditions in the turf over the last month. Despite the rain we have areas that are brown, the Harvest team thinks it could be grub activity and have applied another grub treatment in those areas. If you notice crows digging in the turf, please contact the office and let us know where they are so we can be sure to treat those areas. There has also been alot of oxalis weed growing in the turf, those will be addressed once Management is able to discuss the safest way to remove those weeds.

Landscape Rotation

You can now find a copy of the rotation schedule on the Landscape Committee page. Click the blue button that says Landscape Schedule. Currently, until the end of October, mowing will occur weekly on Thursday/Friday.

We always appreciate your feedback, so please do not hesitate to notify Management of any issues that may require attention.

Seagarden Reserve Budget Update

Seagarden, Where is Your Money Going?

 

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures: NONE through April

We have received proposals for these preventative repairs in the near future:

  • $7,575 Dry rot repairs
  • $59,000 Weep screed repairs: investigating priority items
  • $70,000 (est.) to replace a triplex roof
  • $27,000 replace wood pergolas & trellises with adobe vinyl
  • $80,000 to repair and paint building’s exterior trim

Reminder:  monthly Seagarden assessment as of April 1, 2023 is $150.00.  Total revenue of $73,800 equals our planned operating expenses which includes reserves of $47,820.  The beginning pf the year reserve balance is $75,686.

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring the weep screed is not covered by soil or debris and has at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur.  Homeowners need to be vigilant in checking around the exterior of the house during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate water as fast as possible. If any interior damage is caused by weep screen issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that it is to your benefit obtaining and maintaining additional earthquake and/or loss assessment coverage.

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Jazz Comes to San Clemente

The Casino in the North Beach area of San Clemente is well known to many of our Gallery residents but still deserves mention.  It is a historic building that was built in 1937 inspired by the Casino Dance Hall on Catalina Island.  During World War II it was used by the Coast Guard as a war time lookout.  Over the years it has been a dining and dancing venue, a Moose Lodge hosting surfer stomp dances, two different dinner theaters, a cabaret cantina, and an office building.  It was closed in 2004 but restored and reopened by the Sadeghi family. Currently it is a venue available for weddings, private gatherings and special events.  Of particular interest though are the Casino Jazz Nights with the current series titled “Spring Into Jazz.”

The Casino Jazz Nights highlight a particular jazz artist in concert.  The ticket price of $35 includes a buffet dinner with wines available by the glass or bottle for an additional charge.  I was recently able to enjoy the music of trumpeter, Tony Guerrero, who was accompanied by four very talented musicians.  Guerrero is an Orange County native and has released 9 solo albums. He has also played as backup on recordings of well-known artists such as Paul McCartney, Brian Wilson, Billy Idol, and John Tesh.  The evening was pure pleasure as Guerrero engaged with his audience but also provided jazz renditions of both familiar and new music.

There are only two more evenings of the “Spring Into Jazz” series; June 1st and June 29th.  The concert on the 29th features Meloney Collins, a Gallery favorite, who was well received at two of our summer “Music by the Pool” events.  In the past, the Casino has also offered a “Fall Into Jazz” series as well as some holiday concerts.  You can check the schedule as well as purchase tickets on the Casino website:  www.thecasinosanclemente.com.

News In Review

Outgoing Mail

There have been recent problems with outgoing mail. We understand this issue generated at the San Clemente Post Office, but in an effort to keep our owners informed and safe, please be aware.

If you are going to mail checks, consider  taking them directly to the main post office on Pico.

Driving in the Gallery

Please be mindful of pedestrians while driving through the Gallery. Some pedestrians and dog walkers may not be moving as fast as you expect. Please drive slowly and keep an eye out for neighbors with pets crossing the streets.

Address Lights

If you notice the address light on your home is no longer lit, stop by the office for replacement bulbs. If the bulbs don't do the trick, let us know and we will contact the electrician to troubleshoot the problem. The little plastic clips are deteriorating and sometimes the transformer goes out. Please call the office if changing the bulbs does not work.

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

Happy Hour Hosts Needed!

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short commitment.

Hosts/Volunteers Needed 

2 hour commitment

Minimal Time Commitment = Big Personal Reward

Please contact the Gallery office if you would like to host a happy hour or volunteer some time to an event.

E-Statements

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685  

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Vehicle Gate Code 

The new vehicle gate codes will not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm
This change restricts access for vendors who have been provided with the new vendor code. 

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Volunteers Needed

The continued success, attractiveness and reputation of The Gallery community depends on the active participation of our many volunteers.

The following committees are currently looking for new members to assist in the planning for the upcoming year.

Pickleball at TMC

The community has a good sized group of pickle ball players who live in the gallery.  We are always interested in having new players join our group.  We play at the sports court near the main Talega pool.  If you are interested in learning to play, Dean Waldfogel is willing to give instruction to interested players.  If you would like more information on pickle ball, please email either Barbara Beaupre at bbeaupre1136@gmail.com  or Dean Waldfogel at dean@waldfogel.com.

Homeowner Maintained Items

Perimeter/Rear Yard Fence

  1. Do you have questions about the fence in your rear yard?
  2. Do you see the irrigation hit the fence?
  3. Do you have dirt around the base of the fence?

If you answered yes to any of these questions, please contact the Clubhouse office to learn more about fence maintenance responsibilities by homeowners.  

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void the Association warranty. 

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to place a work order.

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor. As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified. 

Changes to Rear Yard Landscape

It may seem like a small change to your back yard, but did you know that changes to your rear yard landscape should be approved by Talega Maintenance Corporation Design Review Committee? They  ensure your plans include proper drainage and do not include any unapproved plant materials. Please review the TMC Architectural Approval Form by visiting the TMC website. 

These are some, but not all items that may seem to be common area items, but in fact are not maintained by the Association.

You can safelist a vehicle, register for events, peruse the community calendar, or learn more about our Gallery committees. Do you need to sell an item? Perhaps you are looking for an item? We listened and have come up with a way for Gallery residents to safely sell or buy from other Gallery residents.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 30 days, if you have not sold your item, you will need to relist it for sale. If you have sold your item, please call the office and we can remove your listing so you don't continue to get calls. Click the logo above to connect to the swap meet.

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

The list of contractors recommended by Gallery residents has been updated. Vendors & contractors no longer in business have been removed from the list. 

You have the opportunity to add your own recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Contacts > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

SEEKING IN-HOME CARE? My name is Lydia Carlson. I am currently seeking a part-time/hourly position as a senior in-home care giver. I have a nursing background with an array of different experiences, some including orthopedic nursing, women’s health, and in-home private duty nursing. I have been a stay-at-home mom for my three children for 13 & ½ years. I am eager to get back to some work utilizing my skills. I can assist with activities of daily living and a variety of tasks as well as being a companion. I am compassionate, social, friendly, kind, patient, honest, dedicated, and reliable. I am mainly open to morning and early afternoon daytime hours so that I can be available to pick up my children from school. However, I’m flexible and can help at times outside of school hours. As summer approaches I have a more flexible schedule. I live in Talega, San Clemente. References and resume available upon request.
