Seagarden Update

Seagarden, Where is Your Money Going?

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.

Year-to-date expenditures:

  • $5,115 Various roof repairs from water damage
  • $1,730 Termite repair and treatment
  • $8,925 Roof inspection, repairs & gutter cleaning
  • $3,780 Roof repair due to water damage
  • $2,000 Weep screen inspection

Totaling $21,550 charged to our reserve account.  Funded reserves at April 1, 2022 is 59% (as calculated by Advanced Reserve Solutions, Inc.); drops to 11% in 4 years.  Reviewing various options to rebuild the reserve balance.

We have received proposals for these preventative repairs in the near future:

  • $3,000 Replace a front door that continues to bubble after painting
  • $7,575 Dry rot repairs and/or replace wood with foam or some other material
  • $59,000 Weep screen repairs: investigating priority items
  • $70,000 (est.) to replace a triplex roof

As of March 31, 2022, the end of the accounting year the expenses exceeded the revenue (assessments) by $1,767.00 primarily due to small claims court settlement.

Reminder:  monthly Seagarden assessment as of April 1, 2022 is $125.00.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that it is to your benefit obtaining and maintaining additional earthquake and/or loss assessment coverage.

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Budget & Finance Committee Opening

The Gallery is looking for a new member for the Budget & Finance Committee.  Strong financial or accounting experience is required and prior HOA budgeting/finance knowledge is a plus.  MS excel experience also a plus.

The committee meets monthly and is a crucial part of how the community develops its operating budget along with the long term planning for replacement of major components.

If you have questions, or would like more information please contact the Committee Chairperson, Phil Collins. Click here to apply.

"Neighborhood Dirt"

Hello to all you Talega Gallery Homeowners out there. This is your “Neighborhood Dirt” Landscape Committee reaching out to talk to you about one of our most precious commodities – Water!

As you know, California is in a severe drought and has been for four years. Many parts of the state are in Stage 3 and 4 drought conditions while we in Orange County are currently in Stage 2, a Moderate Water Shortage.  You may be asking yourself, “so what does this mean for me.”

Currently, what it means is that we have to voluntarily conserve water as much as we can before more restrictions are mandated for water use as a community.  We are currently allocated water for our irrigation based on square footage by meter. Water consumption is charged in tiered rates, such that water use that exceeds the budget, or allocation, is charged at progressively higher rates. Those rates have gone up this year which means we as an association are paying much higher rates for our irrigation in the community. For example:

Commodity Rates
2021
2022
Increase
% Increase
Tier 1 $2.87 $2.95 .08 2.79%
Tier 2 $3.86 $4.01 .15 3.89%
Tier 3 $6.18 $6.59 .41 6.63%

What are we in The Gallery doing to conserve on our water usage?

  • We are constantly looking for leaks and broken sprinklers to ensure we are not wasting water.
  • We are exploring new technologies such as rotary nozzles, smart timers, drip irrigation, etc. to determine if we can become more efficient in how we water our landscape.
  • We have decided that we will stay within our allocated water budget from Santa Margarita Water District. This means our lawns may not always be as green as we expect.
  • We continue to walk the neighborhood as a committee to check on the landscape to see where improvements are needed or irrigation needs to be adjusted.

Our goal is to maintain the beautiful landscape that we have in The Gallery while making responsible choices on how we are watering. Just know we are doing all we can to conserve water.

Stay tuned as we will continue to bring “Neighborhood Dirt” to you in future newsletters with updates on our progress.

Landscape Committee Opening

The landscape committee is looking for homeowners who are excited about landscaping.  It is the goal of the committee to keep the community looking beautiful while being mindful of the budget.

If you have time and are interested in helping out with the neighborhood please reach out to Sheila Forchtner.

Wrought Iron Fencing

We have observed on inspection that there are many homes that have mounded dirt covering the bottom of the perimeter wrought iron fencing.

All mounded dirt must be removed from the fencing immediately as it will corrode the fencing and void our warranty.

Also, please keep all irrigation in your backyard from hitting or pooling at the footings of the perimeter fencing.  Should you notice the irrigation from the slope is hitting your fence, please contact TMC at 949-361-8466 to open place a work order.
