Fence Maintenance Update

Proposal Review in May 2024

Rear Yard Fence Maintenance

  • Proposals will be reviewed this month and a decision by the Board of Directors will be considered.

Homeowner Sections (side fence between neighbors)

The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner.  If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special price to complete the homeowner maintained sections.  Management will send out more information regarding the cost for homeowner sections to be painted once we get closer to the project getting started.

Reviewed why Salaries were over budget – due to uncalculated overtime, reviewed all line items, Assessments

Paid on time. Contributions to reserves will increase significantly to increase the operating surplus. Fence and reserve funding discussion.

Events well attended for Marianne, San Andreas tour with Good Time Travel. Tax day social sold out, Magic of the Opera is free. May 7th Art Walk registration required, Barnoa Wine Event, May happy hour on the patio, Del Mar on the bus and barbecue registration May 10th.

Utility reports show increase in gas but still lower than last year, electric down on the plan, lounge moulding repair, fence maintenance and painting, homeowner, 13 teak benches, LED replacement, Amazon will attend next meeting for gate entrance, Fission rep (install fiber to replace Cox) will be in attendance in June.

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.

As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified. 

Changes to Rear Yard Landscape

It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.

Please review the TMC Architectural Approval Form by visiting the TMC website. 

These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.

Directors, Committees & Volunteers

Tree trimming will be scheduled in late May or early June.

Pine trees were removed from the Clubhouse slope to reduce the liability & cost for maintenance directly affecting the Gallery and Seagarden.

Irrigation repairs are ongoing and the smart controllers are working. The controllers are running again after several months of rain pause.

You may see some new grass growing in areas that have recently been seeded.  Fertilizer was also just applied.  The turf is being treated for weeds and those should start dying off soon.

Olive trees will be sprayed to avoid fruit falling.

The committee is dedicated to saving water, money and utilizing the best technology to save the Association money.

Seagarden Reserve Budget Update

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

The Seagarden Advisory Committee would like Pinturas residents to know that your assessment money is hard at work.  One of the primary responsibilities of a Committee is to protect, maintain, and enhance the assets of the association and its homeowners.

Gallery Online Swap Meet

BUY - SELL -TRADE

Do you need to sell an item? Perhaps you are looking for an item? We listened and have come up with a way for Gallery residents to safely sell or buy from other Gallery residents.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 90 days, if you have not sold your item, you will need to relist it for sale. If you have sold your item, please call the office and we can remove your listing so you don't continue to get calls. Click here  to connect to the swap meet. 

Soka University: A Cultural Treasure

Many of us may have heard of Soka University, many of us received our first Covid vaccinations there.  Now that the world has returned to a more normal state, Soka offers something else:  a world class musical venue without traveling to Los Angeles or Costa Mesa.  Located in Aliso Viejo, a great benefit to the surrounding community is the 1032 seat Concert Hall.  The venue features amazing acoustics from the design of Yasuhisha Toyota who also designed the Walt Disney Concert Hall and the Suntory Hall in Tokyo. The Soka Concert Hall was dedicated in 2011 and is currently in its 12th season.  It is home to the Pacific Symphony Chamber Orchestra and a partnership with the Orange County Philharmonic Society has brought in artists from around the globe.

Soka offers a variety of musical and cultural events.  We recently enjoyed a concert by Joshua Bell, renown violinist, and the Academy of St. Martin in the Fields Orchestra. Over the years we have seen the Irish band, the Chieftains, as well as Chinese acrobats and a guitar festival.  For those interested in more contemporary fare, Dionne Warwick will appear at Soka in September.

Soka takes about 30 minutes to reach by car.  Free parking is available as well as a complimentary shuttle from the parking lot.  However, by taking the shuttle one would miss the stunning walk across the beautiful reflecting pond which is an iconic feature of the university.  An added benefit is a senior discount available with many of the performances.

News In Review

Address Lights

If you notice the address light on your home is no longer lit, stop by the office for replacement bulbs. If the bulbs don't do the trick, let us know and we will contact the electrician to troubleshoot the problem. The little plastic clips are deteriorating and sometimes the transformer goes out. Please call the office if changing the bulbs does not work.

 

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short commitment.

Hosts/Volunteers Needed 

2 hour commitment

Minimal Time Commitment = Big Personal Reward

Please contact the Gallery office if you would like to host a happy hour or volunteer some time to an event.

E-Statements

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685  

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Vehicle Gate Code

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code. 

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Pickleball at TMC

The community has a good sized group of pickle ball players who live in the gallery.  We are always interested in having new players join our group.  We play at the sports court near the main Talega pool.  If you are interested in learning to play, Dean Waldfogel is willing to give instruction to interested players.  If you would like more information on pickleball, please email either Barbara Beaupre at bbeaupre1136@gmail.com  or Dean Waldfogel at dean@waldfogel.com.

Zumba is a fitness program that combines Latin and international music with dance moves. Zumba routines incorporate interval training — alternating fast and slow rhythms — to help improve cardiovascular fitness.

Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

Option A: Click on Week or Day (instead of month)

Option B: On a computer, hit Ctrl - '+' or Cmd - '+'.  On a tablet, do a reverse pinch.

Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

Under Calendars, select Gallery Calendar.

Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.

 

Resident Endorsed Contractors

You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
