Fellow Seagarden Homeowner:

The Seagarden Advisory Committee is charged by the TGCA Board of Directors with responsibility for monitoring and addressing the maintenance and repair of the Seagarden Condominium complex. We conduct annual inspections to keep us informed of problems and maintenance needs. Each year we regularly deal with normal issues like general maintenance, termite infestations, roof repairs, wood trim repairs, etc.

We are also charged with responsibility for the on-going monitoring of the Seagarden Cost Center financials and with making recommendations to the Budget & Finance Cmte as well as the Board of Directors.

We plan for major, periodic maintenance projects including building inspections, weep screed repairs, painting, trim repairs, gate and door repairs.  A number of those significant and essential projects are scheduled for this year and it has become clear to the Committee that the only way to meet these much needed, near-term obligations is with a special assessment. Special assessments, which are levied against the membership, are often needed for unexpected expenses or capital improvements and must be approved in a secret ballot vote by the effected membership if more than 5% of the annual budget. (Civ. Code §5605(b).)
