Lisa began her professional career in Human Resources serving in such capacities as Vice President of HR and Finance for start-ups in the Silicon Valley, to Director of Recruiting for a needs-based Medical facility in Bellingham, Washington. When taking on the role as the Director of HR and Assistant General Manager for a large scale HOA (Approximately 7,000 residents) in 2015, she developed a passion for the support of Homeowners, the preservation of Community assets and providing support and resources to the Boards that are elected in order to realize the homeowners’ goals. Lisa has been an on-site General Manager for 9 years, is an active member of CAI (The Community Associations Institute), holds both CMCA and AMS designations and is particularly thrilled to be selected to serve as the GM of the beautiful Talega Gallery Community!

Lisa is a South Orange County native (with a 22 year stint in WA State before moving back to her hometown in 2000.) Lisa is the proud mother and grandmother of 6 adult children and 5 grandchildren (a sixth due to arrive in October!), and lives with her husband and two golden doodles (Emma and Molly) in San Juan Capistrano. She and her husband are avid SCUBA divers who love traveling to new dive spots all over the world but is mostly just thrilled to be here in beautiful San Clemente supporting this amazing Community!

Fence Repair & Painting

The project is scheduled to begin October 2024. We will keep the community updated and send a reminder as we get closer to the start date.

Homeowner Sections
(side fence between neighbors)

The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner.  If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special price to complete the homeowner maintained sections.  Management will send out more information regarding the cost for homeowner sections to be painted once we get closer to the project getting started. 

Adjustments are being made to the number of watering days on the schedule to ensure the turf stays green. However, we have noticed that some areas are still looking stressed. The aerating and fertilizing was completed last month and since then, have increased the water. This helped out throughout the Community and inevitable increased our usage over allocation on some streets.  Areas that still show signs of browning may be a coverage issue, or exposing a bigger problem signifying an undetected leak. The smart controller system is designed to shut off stations as it detects a lack of pressure and will expose the areas requiring repair quickly during this time. Learning how the smart controllers can be adjusted daily to benefit the needs of the Gallery while still remaining on a budget has been very helpful.

Harvests water management team has been making adjustments throughout the Community. This is an ongoing process in addition to inspecting the irrigation week by week per street and replacing nozzles and sprinklers as needed.

The mowing crew is mowing weekly on Thursday and Fridays through the summer. In order for the mow crew to properly clean the street gutters, we ask that you not irrigate your backyards a day before mowing to reduce water runoff in the street gutters.  The detail crew that trims hedges are scheduled by street, please keep in mind the rotation schedule for hedge trimming is 9 weeks.

We’re looking for a few good end-users to provide website input and ask tech-related questions that will move our community into the future. Be Scam Smart

Scammers attempt to reach you by phone, by text, and by email.

Technology Scams – Still the most common computer scams are the tech scams that suddenly flash and say your computer has a virus, call Microsoft or ‘us’ now. Close your computer, unplug it, do whatever you need to do to turn it off. Once it goes to sleep, the malware they are trying to download to steal your personal and financial information cannot download. Then contact a tech support service such as Geek Squad to check your computer for malware.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Adventures Outside Orange County

Many folks in the Gallery have travelled around the world, visiting new cities and new sights.  However, if you are like me, you may find visiting the typical tourist sights in Los Angeles intimidating.  Driving, finding parking, not knowing which areas are safe and which are not are concerns that may keep us from enjoying the interesting aspects of our own Southern California.  Never fear!  A solution is at hand!  Saddleback College in Mission Viejo partners with Good Times Travel to provide day trips that explore many popular, and sometimes little known, treasures of our area.  The Gallery has linked up with this resource on occasion but there are many more adventures waiting.

There are two day-trips coming up for the fall semester that look particularly interesting.  The first, which takes place on Saturday, October 19th from 9 am to 5 pm, is called “Seas the Day.”  It involves a “Glory Days” Tour of the Queen Mary in Long Beach, with lunch at Gladstone’s and an ice cream treat at a local’s favorite. The fee of $169 includes bus transportation, entrance fees, lunch, snacks and water on the bus, and the services of a guide who provides information and background during the bus ride and throughout the day.

The second day-trip is “L.A. Master Chorale’s Festival of Carols” which will be held at the Walt Disney Concert Hall in Los Angeles.  This trip is scheduled for Saturday, December 7 from 10:30 am to 6:00 pm and is also $169.  Seeing the Disney Concert Hall is an experience in itself.  The building was designed by architect Frank Gehry to be one of the most acoustically sophisticated concert halls in the world.  The 62 voice Master Chorale will be joined by piano, the Disney Hall’s pipe organ and special guests as they perform traditional Christmas carols and holiday folksongs from around the world.

The service offered through the Community Education Department of Saddleback College makes touring around Southern California very easy.  First, one only needs to drive to the parking lot of Saddleback College off the I-5 freeway and Avery Parkway.  The luxury touring bus departs from Saddleback and returns there at the end of the day.  Each semester there are new offerings, and the guides provided are very knowledgeable.  I have taken several of their tours: Sights of downtown Los Angeles, the Doheny Mansion in Beverly Hills, the Hollywood Bowl for a July 4th Concert, the Channel Islands, a Christmas tour of a Victorian home in Redlands, and the San Andreas Fault.  If you are interested, more information can be found on the Saddleback College/Community Education website:  www.saddleback.augusoft.net and registration can be done easily online.

Comedy Night in the Gallery!

We are excited to announce an all-new event is coming to the Gallery! In coordination with Jason Love Productions, the Gallery presents a night of comedy and fun! When the Recreation Committee surveyed the community last year, new events, including comedy, were something residents were interested in. The committee is always looking for new ideas and leads, so please let us know what kind of activities and events you’d like to see.

On Friday, October 4th from 6:00-7:30 pm we are pleased to host 2 wonderful, clean comedians, Carlos Oscar and Cash Levy! The cost is $30 per person and includes dessert. Registration begins on September 4th, so be on the lookout for an email blast for sign-ups.

About our comedians

Carlos Oscar has been described as a lean, clean joke machine. He is a veteran of the U.S. Air Force and moved to Los Angeles to embark on an entertainment career. He studied acting at UCLA and became hooked on the laughter of an audience. He has performed on the Tonight Show, Comedy Central, cruise ships and more!

 Cash Levy brings 20+ years of comedy experience and has appeared on Comedy Central, Fox, NBC, The Late Late Show with Craig Ferguson and is regular at the Hollywood Improv. Internationally, Cash has performed for U.S. troops all over the world – from Afghanistan to Singapore.

Please join us to give a hearty Gallery welcome to these two comedians!

Printed Gallery Newsletter

Would you like to receive a printed version of the Gallery newsletter each month?  Do you have a neighbor who might?

Beginning in September, the newsletter will be available in hard copy for an annual fee of $28.  You can bring a check to the Clubhouse office NOW to register for a subscription.  Each month, your newsletter will be available for pickup at the Clubhouse.  One newsletter each year will contain the lengthy resource information section.  The remainder will contain only the current articles.  New residents arriving during the subscription year may subscribe at a prorated amount.  There will be no refunds for departing residents.

Homeowner Responsibility

These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.

Curb Drains

Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.

Block Walls

The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.

As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified. 

Changes to Rear Yard Landscape

Architectural approval is governed by TMC Design Review Committee.

It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.

What Happens at Our Happy Hour

If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.

Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).

Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).

When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)

When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.

When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.

Hosting a Happy Hour is a fun way to meet your neighbors.    Whether you are a single or a couple, means you’ll be paired with another couple or single.   We appreciate all of our neighbors who have faithfully volunteered at least once each year.

Owners... are you thinking about selling or leasing your home?

 

There are a few things that can make the transition a bit easier for all parties.

Please consider the below checklist for Owners and Tenants living in the Community:

Owners with Tenants:

We encourage you to bring your new tenants to the Clubhouse, that way Management can meet and greet them and provide a mini tour of the facility. (Not required)

  • Please fill out the rental notification form and provide a signed copy of the lease agreement. (Required)
  • We strongly encourage you to opt “YES” in giving access to Governing Documents to your new tenants so they can have access to the Operating Rules, CC&Rs, Bylaws, Committee Information and more.
  • You are responsible for providing working key fobs to your new tenants and making sure that TMC (master HOA) has the updated names of your new tenants.

Tenant required forms:

Management will provide either the Owner or Tenant with a copy of the Patrol One Activation Letter to activate a new profile to safelist vehicles.

Owners Selling Home:

Please encourage your buyers to stop by the Clubhouse office for a short tour and to provide contact information to Management. Management will then advise on the next steps to get the new Owners settled in the Community.

Thanks for helping Management make an easier transition for new owners and tenants.

BUY - SELL -DONATE

Do you need to sell an item? Perhaps you are looking for an item? We listened and have come up with a way for Gallery residents to safely sell or buy from other Gallery residents.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 90 days, if you have not sold your item, you will need to relist it for sale. Happy Hour Hosts Needed!

Are you interested in getting involved in your community but don't know where to start or join in?  If so, the Recreation Committee has space for helpers with social events, such as happy hour, and organized events and outings, etc.

No experience is needed and is usually a short 2 hour commitment.

If you are new to hosting, here is an information sheet which gives more detail.

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685

Automatic payments are different than receiving an E-Statement.  If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.

Driving in the Gallery

Please be mindful of pedestrians while driving through the Gallery. Some pedestrians and dog walkers may not be moving as fast as you expect. Please drive slowly and keep an eye out for neighbors with pets crossing the streets.

Address Lights

If you notice the address light on your home is no longer lit, stop by the office for replacement bulbs. If the bulbs don't do the trick, let us know and we will contact the electrician to troubleshoot the problem. The little plastic clips are deteriorating and sometimes the transformer goes out. Please call the office if changing the bulbs does not work.

Pool Rules

Reminder that no one under the age of 18 is allowed at the Clubhouse grounds, pool, or amenities. This includes walking through the parking lot surrounding the clubhouse. Anyone over 18 must be accompanied by the homeowner if visiting the clubhouse common grounds or amenities.  Please click on Pool Rules above to review the Operating Rules on the website.

Accessing the Association's financial data just became more user-friendly. All Board of Director Meetings are Hybrid Meetings

Board of Director Meetings are now held both in-person (in the MPR) and online. 

To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please consider completing the Meet Your Neighbors form to let your neighbors know what you are interested in and previous experience so you may meet others with the same interest.  You can answer all questions, or just answer the questions that are important to you.  Just click on Meet Your Neighbors above to submit your answers today.

Previous eMail Blasts are easily accessible on the Gallery website. Login and mouseover News.  Then click on Recent eBlasts.

Contact Information Update

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

You Can Make the Gallery Calendar Look Bigger

Option A: Click on Week or Day (instead of month)

Option B: On a computer, hit Ctrl - '+' or Cmd - '+'.  On a tablet, do a reverse pinch.

Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

You Can Print the Gallery Calendar on One Page

Under Calendars, select Gallery Calendar.

Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.

Resident Endorsed Contractors

You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
