Be vigilant and keep your eyes open for any suspicious activity. If you do see something, please report it to the Police Department immediately. Keep personal items out of sight and check out the Safety page on our website for ways to stay safe.
Fence Repair & Painting
The Board chose a vendor to complete the fence painting, Fence Pros. The project is scheduled to begin October 2024. We will keep the community updated and send a reminder as we get closer to the start date.
Homeowner Sections
(side fence between neighbors)
The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner. If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special price to complete the homeowner maintained sections. Management will send out more information regarding the cost for homeowner sections to be painted once we get closer to the project getting started.
Tree trimming is underway now.
Irrigation is being fine tuned and inspected street by street. The water manager is making minor adjustments to increase water in areas where the turf is browning and reducing water in the planters to offset the extra water required for the turf during the summer.
Be Scam Smart
Scammers attempt to reach you by phone, by text, and by email.
Investment Scam – This scam usually begins on social media or dating site. Scammer contacts you and builds rapport as an investment specialist. Scammer mentions an investment he/she has done with unbelievable returns. Will start with small dollar asks then send fake investment reports showing your gains. Sometimes scammer will also send you a little money to keep the lie going soon to be followed by a larger financial ask. Pretty soon the scam has taken tens or hundreds of thousands of dollars that are not recoverable. The deepfake calls will impersonate financial institutions, asking a potential victim to verify accounts or read back pin codes so they can steal money, while some may fake family members’ voices to trick someone into sending funds. Don’t listen for the voice. Listen to the ask. If the ask is for money or personal information, it’s 100% a scam,

SEAGARDEN NEWS
WEEP SCREED (duty of homeowner to correct soil level)
The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains. If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.
EARTHQUAKE INSURANCE
There currently is NO earthquake insurance on the Seagarden buildings
We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .
Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs. Assessment coverage is offered by CEA and maximum coverage is currently $100,000.
SEAGARDEN: WHERE IS YOUR MONEY GOING?
Please click here to view the current expenses.
The Seagarden Advisory Committee meets the first Wednesday each month at 10AM at the Clubhouse. All homeowners are encouraged to attend.

All special assessment payments have been collected. Thank you everyone for the prompt response.
Paint San Clemente – June 15 - 23
The San Clemente Art Association offers a special week of plein air artistry in June every year. If you are unfamiliar with the term, “en plein air,” it refers to painting outdoors rather than in a studio. Each June, for one week, artists are invited to paint “en plein air” around the city of San Clemente and San Onofre. This year artists will set up their easels beginning June 15. There are actually two competitions. The first is a “quick draw” where artists paint on June 15th from 12:30 to 3:30 pm. During this competition they can paint from provided still life settings or anything on Avenida del Mar to the Pier Bowl. Judging is that day and a sale of those paintings begins immediately after the judging.
The remainder of the week is devoted to traditional plein air painting with awards presented on Saturday evening June 22nd. A two-day artist exhibit and sale will be held on Saturday June 22nd and Sunday, June 23 from 10:00 am until 4 pm on the Community Center Lawn. Below you can view some works from previous competitions.
This is a great opportunity to see quality artwork with the theme of our beautiful San Clemente. And, for a reasonable sum, you may be able to bring an exquisite scene of San Clemente “en plein air” into your home!

Homeowner Responsibility
These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.
Curb Drains
Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.
Block Walls
The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.
As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified.
Changes to Rear Yard Landscape

Architectural approval is governed by TMC Design Review Committee.
It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.
Please review the TMC Architectural Approval Form by visiting the TMC website.
- Log into your TMC account by clicking here.
- Go to My Account > My Documents >Forms > TALEGA - Architectural Form.pdf
What Happens at Our Happy Hour
If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.
Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).
Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).
When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)
When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.
When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.
Gallery Volunteers Make Happy Hour Possible!
Hosting a Happy Hour is a fun way to meet your neighbors. Whether you are a single or a couple, means you’ll be paired with another couple or single. We appreciate all of our neighbors who have faithfully volunteered at least once each year.
If you are new to hosting, here is an information sheet which gives more detail.

Owners... are you thinking about selling or leasing your home?
There are a few things that can make the transition a bit easier for all parties.
Please consider the below checklist for Owners and Tenants living in the Community:
Owners with Tenants:

- We strongly encourage you to opt “YES” in giving access to Governing Documents to your new tenants so they can have access to the Operating Rules, CC&Rs, Bylaws, Committee Information and more.
- You are responsible for providing working key fobs to your new tenants and making sure that TMC (master HOA) has the updated names of your new tenants.
Tenant required forms:
- Provide contact information to Management if it hasn’t been done yet.
- Register for the Gallery website: https://www.talegagallery.org/registrationportal/ (strongly recommended)
