A box is located inside the Clubhouse
Fence Repair & Painting
The project has started!
Fence Pros will continue to post notices 2 weeks before they reach your street. AND 48 hours before they reach your home. This is when Residents should start to take down any mesh wire fence that is attached to the iron fence, if any.
They have started the Clubhouse area (Pool, Entrance, & Emergency Exits) and have moved to Camino Lienzo. Once they complete that street, they will go to Corte Tallista, Corte Rivera, Corte Pinturas, Camino Botero, Camino Del Prado, Camino Alenza, Calle Galeria, Corte Miro, Corte Ladino, Corte De Vega, and finish at Corte Sagrada. (Streets are in the order that the vendor will complete the repairs/painting)
Homeowner Sections
(side fence between neighbors)
The portion of fence on the side that meets with your neighbor is the responsibility of the homeowner. If you would like this portion of the homeowner fence painted, our vendor will offer homeowners a special flat rate price of $100 plus the cost of any repairs, if needed. Each Homeowner has divider fences on both sides to separate the resident's backyard; the paint cost is $100 per side. Please contact Trevor for an estimate at (949) 885-6211
PLEASE SEE BELOW NOTICE FROM FENCE PROS:
We are pleased to inform you that the recent landscape work, including dethatching and overseeding, has been successfully completed. This was a challenging process as the Community had not been dethatched before, but we are confident these efforts will lead to healthier lawns.
To ensure proper germination of the new seed, watering will take place during the day for the time being. Please note that mowing will be paused for the next two to three weeks to allow the new grass to establish.
If you have any questions or concerns, feel free to contact the Clubhouse Office.
Thank you for your understanding and cooperation!
The mowing crew will start to mow every other week on Thursday and Fridays through the cooler season. In order for the mow crew to properly clean the street gutters, we ask that you not irrigate your backyards a day before mowing to reduce water runoff in the street gutters. The detail crew that trims hedges are scheduled by street, please keep in mind the rotation schedule for hedge trimming is 9 weeks.

Be Scam Smart
Scammers attempt to reach you by phone, by text, and by email.
Scam of the month identified by experts for AARP you should be watching out for.
Check Cooking Scam
Last year, the big thing was check washing, where thieves stole paper checks from postal boxes, mailboxes or even carriers and then washed the checks with chemicals, keeping the signature but erasing the amount and the payee so they could fill in a new name and amount. But now, they’ve discovered a less messy way to steal. In check cooking, thieves take a digital picture of a stolen check and then use commercially available software to alter it.
“It looks very real, even with the watermarks and all,” explains Michael Bruemmer, vice president of data breach resolution and consumer protection at Experian, a global credit verification and financial services firm. Criminals can print a new phony check or else just deposit the altered image using a bank’s mobile app, he notes.
How to stay safe: Consider using a safer payment method, such as a credit card. But if you choose to write paper checks, scammers still need to steal a physical copy. Make it harder for them. Instead of putting the check in a mailbox, drop it off directly at the nearest post office. And continually monitor your checking account and watch for any suspicious transactions.

SEAGARDEN NEWS
WEEP SCREED (duty of homeowner to correct soil level)
The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains. If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.
EARTHQUAKE INSURANCE
There currently is NO earthquake insurance on the Seagarden buildings
We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .
Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs. Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

A Different Kind of Chinese Restaurant Comes to San Clemente
A recent article in the Orange County Register caught my eye. The title was “Hand-pulled Noodles and Dumplings Spot Opens in San Clemente.” Ever on the lookout for something interesting I headed over to check out this new place. In July, Long’s Noodles moved into the store previously occupied by Pick Up Stix on Avenida Pico, just past the I-5 freeway and across from the new In-N-Out. It is not a large restaurant, just five or six tables and some bar seating, but it was busy on the weekday evening we stopped in. One can watch the cooks hard at work in an open kitchen.
I wasn’t familiar with a lot of the choices on the menu, so selected items that sounded somewhat “safe.” The waiter was helpful in explaining the choices and there were pictures on the menu also. At our table we ended up ordering the chicken fried noodles, the beef roll and the pan-fried pork buns. According to the article, Long’s Noodles specializes in hand-made xiao long bao which are fried dumplings in soup. I wasn’t exactly sure what xiao long bao meant but it is on my list to try next time!
The waiter indicated the pork buns would take longer than our other choices but he brought out the other dishes quickly so we could begin our meal. I especially enjoyed the beef roll and had plenty to take home for later. When the fried pork buns arrived, they were beautiful, a delicate dumpling filled with meat and soup, and something I’ve never tried before.
Long’s is an interesting experience If you would like to try an Asian food other than the familiar offerings at most Chinese restaurants. There are a couple of cautions, however. I would recommend eating at the restaurant. They do offer take out but one must either order at a kiosk at the door, call, or use a third-party delivery service such as Door Dash or Uber Eats. The kiosk is very confusing, so much so that we gave up waiting and decided to sit at a table. Also, the restaurant is open for lunch and dinner but closes at 3:00 pm, reopening at 4:00 pm for dinner service. As a family restaurant, I’m guessing this is staff lunch time. Worth a try, Long’s is a new option in the array of small, unique dining experiences in San Clemente.

Are you planning to make improvements to your home or property?
Submitting your plans to the Talega Architectural Review committee can seem time consuming and maybe even a little frustrating at times but, it is part of your agreement as a Talega resident.
Ensuring we all follow the architectural guidelines helps us to maintain our property values within this beautifully designed master-planned community.
Good news! The Talega Architectural Review Committee is now scheduling monthly
“Wine & Design Events”
At the Wine & Design events, you are invited to meet with our HOA Architect as well as members of the committee to discuss the best and quickest path forward to having your plans approved.
Watch for coming e-Blast notices inviting you to make an appointment at an upcoming event.
Don’t want to wait for the eBlast? You may also call 949-361-8466 or email to: Talega@CIRAmail.com to request an appointment. Spots are limited.
These meetings can save you tons of time so you can get to enjoying your new improvements soon!
Here’s what some of our residents have said about the “Wine and Design” events:
“The one-on-one time with the architect to briefly review our plans and ideas will save us time and money! They are very helpful and knowledgeable, and the environment is relaxed and not intimidating. I had a very positive experience!
-Gallery Resident
“We found our wine and design session extremely helpful in terms of us submitting a complete application. The architect and the TMC GM were very attentive and informative. We feel we’ll submit a successful, as well as compliant application on the first try.”

Printed Gallery Newsletter
Would you like to receive a printed version of the Gallery newsletter each month? Do you have a neighbor who might?
The newsletter is available in hard copy for an annual fee of $28. You can bring a check to the Clubhouse office to register for a subscription. Each month, your newsletter will be available for pickup at the Clubhouse. One newsletter each year will contain the lengthy resource information section. The remainder will contain only the current articles. New residents arriving during the subscription year may subscribe at a prorated amount. There will be no refunds for departing residents.
Homeowner Responsibility
These are some, but not all, of the items that may seem to be common area items, but in fact are not maintained by the Association and are the responsibility of the homeowner.
Curb Drains
Homeowners are responsible for cleaning the curb drains to ensure proper drainage from the rear yard. All homeowners have a drain pipe built from the rear yard to the front curb to allow proper drainage away from the foundation. It is recommended that homeowners have these professionally hydro jetted to remove any debris built up over the year. Roto Rooter and most plumbers or drain cleaners can perform this work.
Block Walls
The block walls located in the homeowner yard are maintained and painted by the homeowner & neighbor. Any walls in the yard are maintained by the owner/neighbor.
As with any painting, please notify the Clubhouse office prior to painting to make sure you have the correct color and all parties have been notified.
Changes to Rear Yard Landscape

Architectural approval is governed by TMC Design Review Committee.
It may seem like a small change to your rear yard, but did you know that changes to your rear yard landscape must be approved by Talega Maintenance Corporation Design Review Committee? They ensure your plans include proper drainage and do not include any unapproved plant materials.
Please review the TMC Architectural Approval Form by visiting the TMC website.
- Log into your TMC account by clicking here.
- Go to My Account > My Documents >Forms > TALEGA - Architectural Form.pdf
What Happens at Our Happy Hour
If you are new to the Gallery (or just new to our Happy Hour!) here’s a quick summary of what goes on at our monthly event.
Happy Hour begins at 5: 00 pm in our Multi-Purpose Room, or on the Patio in the summer, and usually wraps up around 7:00 pm. This is a very casual gathering of neighbors, there is no RSVP or sign-up for this event. Just bring your drink of choice (alcoholic or non-) and an appetizer that serves 10 to 12 people. (Some people make their own appetizers, others bring pre-prepared foods).
Some happy hours have a theme, such as St. Patrick’s Day, and everyone is encouraged to dress in appropriate colors (though it’s not necessary).
When you arrive, the volunteer hosts will take your appetizer to the main serving table. (If you are not comfortable sharing food, you are welcome to bring food that you can enjoy yourselves.)
When most people have arrived, the hosts will invite attendees to help themselves to the appetizer buffet. Attendees are encouraged to dispose of their own trash and bottles in the containers provided.
When happy hour ends, those who are able to help will assist the volunteers in folding chairs and tables for storage. See below for more information on what volunteer hosts do.
Gallery Volunteers Make Happy Hour Possible!
Hosting a Happy Hour is a fun way to meet your neighbors. Whether you are a single or a couple, means you’ll be paired with another couple or single. We appreciate all of our neighbors who have faithfully volunteered at least once each year.
If you are new to hosting, here is an information sheet which gives more detail.

Owners... are you thinking about selling or leasing your home?
There are a few things that can make the transition a bit easier for all parties.
