🌿 Landscape Update – August 2025 🌿

Summer is in full swing, and so is our landscape maintenance program at the Gallery! Here are the latest updates from the field:

✅ Fertilizer Application Begins Soon

Our landscape team is preparing for a community-wide fertilizer application, scheduled to begin in the next 2–3 weeks. This treatment will help keep lawns and plants healthy through the end of the season.

🌱 Sod Installation Starts August 4

After walking the community, we’ve identified several areas in need of new sod. Installation will begin Monday, August 4, and you’ll see crews working in various locations to restore and refresh turf.

🌳 Summer Tree Trimming Completed

Great Scott Tree Service completed the scheduled summer tree trimming earlier this week. If your tree was not trimmed, don’t worry—it may be on the winter trimming schedule, which addresses different tree species and growth patterns.

📋 July Board Meeting Highlights – Talega Gallery

The Talega Gallery Board of Directors held its July meeting with a strong focus on communication, maintenance, and long-term financial planning.

🎉 Welcome to Oscar, New Assistant General Manager

The meeting kicked off with a warm welcome to Oscar, Talega’s new Assistant General Manager. The board also introduced an exciting new AI companion tool designed to help track meeting action items more efficiently.

✅ Administrative Business

  • Meeting Minutes were approved with one correction regarding Director Manning’s absence.
  • The Consent Calendar was approved after updating the meeting time for the Budget and Finance Committee (B&F).
  • The board unveiled a new microphone system, approved at a previous meeting, with the goal of improving audio quality for both in-person and online participants.

💰 Community Budget & Reserve Planning

The Budget and Finance Committee reported encouraging financial news:

  • The community remains under budget in areas like administrative and landscaping costs.
  • Some overages were noted in common area and property protection expenses.
  • A $225,000 CD rollover was recommended.
  • The life expectancy of certain reserve components may be extended to conserve funds.
  • The committee also proposed signing a new contract with the reserve analyst for the upcoming fiscal year.
  • With a projected surplus, the board discussed making an additional contribution to reserves, potentially pushing the reserve balance past $1 million.

🏡 Community Updates & Maintenance

  • A successful happy hour was held, and upcoming music-by-the-pool events have received positive feedback and high attendance.
  • The Operations & Maintenance Committee discussed:
    • Umbrella replacements
    • Utility reports
    • The lifecycle of pool and spa motors
  • AB 1572 was reviewed by Bob, focusing on water conservation strategies and the use of potable vs. non-potable water.
  • It was clarified that parkways are owned by Talega Village LLC.

🌱 Parkway Maintenance & Rules Updates

The board discussed the ownership and maintenance of parkways:

  • TMC and Talega Village LLC own different sections.
  • Phase one will focus on Gallery-owned parkways.
  • Options include doing nothing, removing turf, or converting to drought-tolerant landscaping.

Other decisions:

  • Approved updated staff operations and committee procedures manuals.
  • Deferred action on fine amount changes in response to new legislation, pending legal developments.
  • Sheila presented a revised front yard modification program, allowing homeowners to hire their own landscapers, with Landscape Committee oversight. This program will be distributed for community feedback.

🌿 Landscape & Facility Approvals

  • Approved a new landscape contract with Harvest at $24,000/month, including parts and labor.
  • Approved $78,000 in service credits for irrigation, plant replacements, and more.
  • Switched copier lease to Office 1 at $440/month, saving about $87.52 monthly.
  • Approved the removal of four melaleuca trees behind the clubhouse.
  • Approved an architectural paint application.
  • Discussed concerns about the Card Room carpet; a suggestion was made to remove carpet tiles behind the counter and enhance cleaning. This will be revisited in the next budget cycle.

NEVER give money or personal or financial information to an UNSOLICITED contact.

  • NEVER answer a phone call from a number you do not recognize.
    • Calls that appear to be local can really have an international origin. Answering such calls can result in enormous charges to your phone bill.
    •  If you inadvertently answer such a call, hang up immediately.
  • NEVER give personal information to an unsolicited contact.
    • No legitimate organization asks you to give them account numbers or any personal information to verify your identity.
    • Organizations like Amazon, Apple, Microsoft, Banks, Financial institutions NEVER contact you.
    • To check the legitimacy of an email contact, contact the agency yourself.
  • NEVER send money in any form to someone you have not met.
  • NEVER send money to an investment opportunity that is too good to pass up, or to an offer with the potential to win a large sum of money.
  • Rather than simply deleting a suspected scam email, right click and select the option to send it to junk mail. In that way, future attempts to reach you are blocked.
  • Do not engage persons at your front door who you do not know. They may have an accomplice casing your house from a side entrance.
  • Do not answer scam calls because they can record your voice and use it for nefarious purposes.
  • Be very careful about what you post on social media. They can get grandkids names and birthdates pretty that way. They cruise social media for information.
  • Do not open email attachments unless it is a document you requested. Attachments including animated graphics are known pathways to insert malware into your device that can be used for future malicious actions.
  • Even more than your social security #, or your bank account number, cyber criminals want your email address.  CHANGE YOUR EMAIL PASSWORD to something very STRONG.
  • Use a password manager!
  • Use 2 Factor Authentication whenever possible!
  • Set your credit card account to issue you an alert whenever a transaction is made. The sheriff has his threshold for such notifications to an amount greater than $0.00.
  • Use caution regarding personal data shared with caretakers.

Digital House Cleaning: Part 1

For Internet Browser Safari

Spring cleaning for your house has been a tradition.

Your digital world also needs to be cleaned every once awhile, better to be a tradition too. In this part one, we are focusing on Apple’s internet browser Safari, on different Apple devices.

How do you keep your things in the house? I would assume something like:

  • Stuff on the counter, or on the desk are frequently used. Sometimes those get rearranged for events, seasons, etc.
  • Things in the cabinets, draws, or shelves, are all categorized so that you know where to get them when you need them.
  • Things barely used usually end up in boxes stacked away in the closet, or garage.
  • Or, “Honey, where is ....?”

Imagine Safari as a house and the websites as house stuff, how would you like to arrange them (which will lead to how to clean up)?

During the Gallery Tech Workshop, I noticed some iPhone users had hundreds of tabs opened without using bookmarks or the reading list. It feels like going to a house with lots of boxes on the floor everywhere. 

Have you ever found a website you wanted to revisit — but couldn’t remember how to find it again? That’s where the bookmarks, or tabs, or the reading list come in. They all help you to simplify the “revisiting” while each having its own flavor.

With Safari open on your iPhone, there are several icons that appear at the bottom of your screen (from left to right, see image). We’ll use those icon names in this article:

  1. “Previous” icon “<” takes you to the previous tab
  2. “Next” icon “>” takes you to the next tab
  3. “Share” icon - An open square with an upward arrow, takes you to various actions for the current webpage, such as copy the link, add to reading list, add to bookmark,…etc.
  4. “Book” icon - an open book shape, takes you to your bookmarks, or Reading List, or browsing history.
  5. “Tabs” icon - two overlapped squares, takes to the list of your open tabs

Reading List

Let’s start from the simplest. The purpose of the reading list is to store the webpages you want to come back to visit again, but are not necessary for the long term. For example, reading a story halfway and wanting to continue reading later. It’s like things on your counter or desk.

The Reading list is simple and easy but keeping too many reading list items will be a headache since the list is “flat”, i.e., we cannot manage them by folders. It’s like everything is displayed on a countertop. The good news is that you can search the reading list. The bad news is that you have to remember the subject to search.

Tabs

For Safari, a tab is like a new window. Click on the “Tabs” icon will take you to the list of your open Safari tabs. If you have not set any tab folders, the default is “private” and “# Tabs” (where # is the total number of your open tabs). If the # is larger than 20, you probably better do something. Too many tabs will impact device performance, consume memory space, and even drain the battery.

Tabs are easy and handy, but you don’t want to keep too many (although they can be organized in folders). They make your iPhone slow and shorten battery life.

Bookmarks

Bookmarks can be well organized, and don’t really burn your iPhone resources. Just like a file system, you can have folders, subfolders to manage bookmarks.

Hop Aboard the San Clemente Trolley

Why not be a tourist for a day in your own city?  The San Clemente Trolley is free and provides a tour of many areas of the city as well as linking up with trolley services in our neighboring communities of Dana Point, Laguna Beach, San Juan Capistrano and Laguna Niguel.  In fact, one could spend the entire day riding, people watching, and hopping off to see some local sights.  If friends and family are visiting from out of town, riding the trolley could be a fun and inexpensive outing.

During the summer, from Memorial Day weekend through September, the San Clemente Trolley runs three routes: Red, Blue, and Green.  Trolleys come by every 15 to 25 minutes. The hours are 12 noon to 10pm Monday through Friday, 10am to 10pm on Saturday and 10am to 8pm on Sunday. For the remainder of the year only the Red Route operates and only on weekends.  The Red Route runs from the Outlets through downtown and Del Mar to the pier.  The Green Route runs from the pier and downtown area to the south end of San Clemente, Calafia State Beach and the State Beach Campground.  The Blue Route runs from the Outlets to the north part of San Clemente and can link to the Dana Point Trolley. Once on the Dana Point Trolley, which is their South Route, one can transfer to the North Route which links up with the Laguna Beach Trolley as well as the Laguna Niguel Trolley.  Laguna Beach has several routes throughout the city, the downtown area and the art fairs.

Parking at the Outlets is a great place to start a trolley excursion as parking is free and plentiful.  There are a couple of recommendations, however.  First, holiday weekends can be problematic as the trolleys can be full at some of the popular areas.  It may be best to avoid those times.  Second, don’t be in a hurry.  This is an opportunity to leave the car behind and enjoy the scenery and the activity.  Finally, don’t expect luxury, as the seats are wood and the trolleys are open air.  This is, after all, an adventure!  The schedule and link to the “trolley tracker,” an app which gives real time information on where the trolleys are, can be found at www.san-clemente.org/trolley.

What is Friendsgiving?

The Recreation Committee announces a brand-new event, Friendsgiving, is coming to the Gallery this November with the aim of celebrating our community and welcoming the holiday season.  Scheduled for Thursday, November 6, each participating household will be asked to contribute part of the holiday meal as their fee. Don’t worry if cooking isn’t your strength.  Our Friendsgiving Committee will collaborate with attendees to ensure everyone can make a meaningful contribution.  Sharing this special meal together is sure to create more cherished memories.  Registration will open in September to give ample time for planning and food assignments.  Stay tuned for more information and get ready to join the fun!

News In Review

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Reminder About Online Registrations

It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event.  Residents who have not registered for an event with a fee or with participant limits will not be admitted.    Residents who have not registered for a free event will only be admitted if space allows.

All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:

  1. Each household is allowed 2 registrations. One must be a Gallery resident.
  2. If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
  3. If an event is later opened to guests, additional registrations may be purchased.
  4. The honor system will be relied upon for enforcement.

If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.

We appreciate your consideration for others.

The Gallery Tech Team

  1. Offer help with:
    • adapting to changes in information technology
    • accessing and using Gallery related websites and emails,
    • learning general / basic uses of technology (computers, tablets, mobile phones),
    • accessing online BOD and Committee meetings.
  2. Address resident requests for help with technology.

The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:

  • Appointments (in the clubhouse)
  • Zoom
  • FaceTime

Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

2.18.4 Residents shall clean up after their animals. Disposing of pet waste over the rear or side yards fencing/walls is prohibited. Owners are responsible for disposing of pet waste per city, county, and/or state regulations.

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

A Balance of Comfort and Compliance

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

Financial Data All in One Place.

Accessing the Association's financial data just became more user-friendly. Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. The Financials webpage also provides access the most recent monthly Budget Dashboards.

All Board of Director Meetings are Hybrid Meetings

Board of Director Meetings are now held both in-person (in the MPR) and online. 

To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *9255 (*WALK) – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *8422 (*TGCA)

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *8422 with them and only use the Vendor code for vendors and deliveries.

For “all things Gallery,” don’t forget to take advantage of our community website at www.talegagallery.org! You can safelist a vehicle, register for events, peruse the community calendar, or learn more about our Gallery committees. You can also conveniently find and submit a variety of community forms, including Landscape forms, with no hassle.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please consider completing the Meet Your Neighbors form to let your neighbors know what you are interested in and previous experience so you may meet others with the same interest.  You can answer all questions, or just answer the questions that are important to you.  Just click on Meet Your Neighbors above to submit your answers today.

Previous eMail Blasts are easily accessible on the Gallery website. Login and mouseover News.  Then click on Recent eBlasts.

Contact Information Update

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

You Can Make the Gallery Calendar Look Bigger

Option A: Click on Week or Day (instead of month)

Option B: On a computer, hit Ctrl - '+' or Cmd - '+'.  On a tablet, do a reverse pinch.

Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

You Can Print the Gallery Calendar on One Page

Under Calendars, select Gallery Calendar.

Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.

Resident Endorsed Contractors

You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
