Reminder - Candidacy Statement - 2026 Annual Election
The 2026 Annual Board of Directors Election is scheduled to be held March 24, 2026. If you are interested in filling a seat on the Board of Directors please submit a statement by CLICKING HERE or by returning the form that was mailed October 16th.
Candidate statements must be received no later than January 14, 2026 to ensure your name is included on the ballot.
This year, if the Association receives two (2) of qualified Owner Candidate Statements or fewer as determined by the Inspector of Election by Wednesday, January 14, 2026, the Board of Directors may consider the qualified candidates elected by acclamation under the provisions of California Civil Code.

Front Yard Modification Program – Now Available!
We’re pleased to announce the adoption of the Front Yard Modification Program, which gives homeowners the opportunity to enhance the Association-maintained landscape in front of their homes—at their own cost, while still keeping a consistent, community-wide aesthetic.
This new option allows Owners to request approved planting changes using the Front Yard Plant Master List, and to complete the work either through the Association’s landscape vendor (Harvest) or an Owner-Preferred Vendor.
How to Get Started
- Review the Front Yard Plant Master List and select your 1st and 2nd plant choices.
- Notify Management that you’d like to participate in the program. We will guide you to the correct application and coordinate next steps.
If You Choose the HOA Vendor (Harvest)
- Before you complete the application, Management will help arrange an on-site appointment with Harvest.
- During this visit, Harvest can meet with you to discuss placement, plant choices, layout, and feasibility, making the process smooth and clear.
- After the meeting, Harvest will provide a proposal (with a proposal reference number).
- If you request a customized rendering, Harvest can prepare one for $150, which includes up to two revisions.
- Harvest will provide all approved plants and labor, and the Owner reimburses the Association before work begins.
- All plant material installed by Harvest is warranted for one year.
If You Choose an Owner-Preferred Vendor
- You may work with your own vendor, as long as all plants are chosen from the Front Yard Plant Master List.
- Proof of insurance is required for the Owner-Preferred Vendor.
- All irrigation work must still be completed by Harvest, to maintain system consistency.
- You will negotiate the proposal and costs directly with your vendor.
Final Inspection
Once the project is complete, the Landscape Committee, Harvest, and the Owner will conduct a final inspection to ensure the installation meets the approved design and community standards.

Community Landscape Update
Winter Turf Maintenance & Water Conservation Reminder
With the recent winter turf seeding now complete, our landscape team has transitioned into the winter maintenance phase to help ensure healthy, vibrant grass in the spring. During this time of year, turf grows more slowly, but it is still important that it receives proper care. Winter mowing, light fertilization, and careful monitoring of soil conditions all play a key role in protecting the newly seeded areas and encouraging strong root development.
As temperatures cool, irrigation schedules have been significantly reduced to avoid overwatering and prevent unnecessary water waste. Even with reduced watering, unexpected leaks can still occur. We kindly ask all homeowners to keep an eye out for any signs of irrigation issues, such as pooling water, soggy turf, runoff, or broken sprinkler heads.
If you notice an irrigation leak or malfunction, please report it to management as soon as possible. Quick reporting helps us conserve water during the winter months while also protecting the newly seeded turf from damage caused by excess moisture.

Landscape Committee Report
Sherri presented the Landscape Committee report from their November 13th meeting.

The front yard modification program is progressing with renderings for different sun exposures.
The next Landscape Committee meeting is scheduled for January 8th at 10am.
Budget and Finance Committee Report

Recreation Committee Report

Operations and Maintenance Committee Report
Kip presented the O&M Committee report from their November 6th meeting.

Safety items will receive highest priority for maintenance.
The committee will monitor the barbecue grills for potential future replacement.
Architectural Committee Formation
The Board discussed the potential formation of an Architectural Committee.
Conclusion
The Board will defer this decision until after meeting with the architecture group at TMC. Management will continue trying to schedule this meeting.
VoIP Phone Service Replacement
The Board discussed replacing the current VoIP phone service.

The Board approved switching to Crexendo VoIP service.

The Board discussed a proposal to replace water heater vents to meet code requirements.

Nature and Art Combined!
As we are fully in the holiday season, we are tempted with all kinds of yummy treats and festive foods. I recently read a post that 75% of annual weight gain occurs in the six weeks between Thanksgiving and New Year’s. A great remedy for this problem is getting out for a walk and there is a delightful experience waiting in one of the communities to the north: The Oso Creek Trail in Mission Viejo.
This walking garden was originally built by volunteers in 1997 and provides over 5 miles of trails, rated from easy to moderate. What makes it particularly interesting are the art works and special features interspersed as the path weaves around the picturesque Oso Creek. There are beautiful mosaic walls depicting sights around Mission Viejo, a peace obelisk in honor of the victims of 9/11, a walking maze, a butterfly garden, a collection of bird houses, an interesting tunnel with cheerful painted artwork, and a celebration garden commemorating specific years of note for the city. A recent feature is a collection of mosaic bears, each featuring an aspect of the community. A quick side trip is a visit to the Norman Murray Senior Center. One can pack a lunch and enjoy the beautiful outdoor patios behind the center where cabanas with shade, chairs and artwork are welcoming. By searching out these various sights a substantial workout can be accomplished without being aware of exercising!
The Oso Creek Trail is in Mission Viejo, just east of the intersection of La Paz and Marguerite Parkway. A generous parking area is available just north of La Paz Road. Dogs on leashes are allowed. New Pest Control Service Starting November 3rd
Dear Residents,
We’re pleased to announce that Accurate Termite & Pest Control will become our new pest control provider starting Monday, November 3rd. They will be servicing the Clubhouse for rodent and general pest control sprays and will be onsite approximately every first Monday of the month going forward.
While they are here, homeowners can also take advantage of discounted interior treatments:
$65 per unit if scheduled on the regular service date
$110 per unit if scheduled on a non-service date
This is a convenient and cost-effective way to keep your home protected while ensuring our Clubhouse remains pest-free.

SEAGARDEN NEWS
WEEP SCREED (duty of homeowner to correct soil level)
The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains. If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.
EARTHQUAKE INSURANCE
There currently is NO earthquake insurance on the Seagarden buildings
We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .
Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs. Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

Reminder About Online Registrations
from the Recreation Committee
It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event.
Residents who have not registered for an event with a fee or with participant limits will not be admitted. Residents who have not registered for a free event will only be admitted if space allows.
All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:
- Each household is allowed 2 registrations. One must be a Gallery resident.
- If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
- If an event is later opened to guests, additional registrations may be purchased.
- The honor system will be relied upon for enforcement.
If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.
We appreciate your consideration for others.
The Gallery Tech Team
Gallery residents helping Gallery residents.
Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:
- Offer help with:
- adapting to changes in information technology
- accessing and using Gallery related websites and emails,
- learning general / basic uses of technology (computers, tablets, mobile phones),
- accessing online BOD and Committee meetings.
- Address resident requests for help with technology.
The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:
- Appointments (in the clubhouse)
- Zoom
- FaceTime
Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Here is how you can help cut down on monthly costs to the Association.
Sign up for E-statements. By signing up for this you are saving the Association on printing and mailing costs monthly. Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685
Automatic payments are different than receiving an E-Statement. If you are still receiving paper statements in the mail, follow the directions above to help reduce monthly printing and mailing costs for the Association.
Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55
Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.
One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.
Why These Rules Exist
The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.
To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.
The Guest Policy for Those Under 55
At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.
Here’s a quick summary:
- Guests under 55 may stay overnight for a maximum of 60 days per calendar year
- These 60 days can be consecutive or non-consecutive
- The rule applies to each unit, not each guest
Best Practices for Residents
To help you enjoy time with loved ones while staying within the rules, here are a few tips:
- Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
- Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
- Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.
A Balance of Comfort and Compliance
The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

Accessing the Association's financial data just became more user-friendly. Links to budget, audit, insurance and budget reserve reports are now all clickable from the Financials webpage, for both The Gallery AND for Seagarden. The Financials webpage also provides access the most recent monthly Budget Dashboards.

All Board of Director Meetings are Hybrid Meetings
Board of Director Meetings are now held both in-person (in the MPR) and online.
To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.
Vehicle Gate Codes
The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.
Vendor Code
The new VENDOR CODE *2288 – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.
Homeowner Code
The HOMEOWNER GUEST CODE *5525
The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.
If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *5525 with them and only use the Vendor code for vendors and deliveries.

Trash Cans
Please remember per the Gallery Rules:
Refuse, recyclables, and yard waste shall be kept from public view at all times. Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.
You Can Print the Gallery Calendar on One Page
Under Calendars, select Gallery Calendar.
Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.
Resident Endorsed Contractors
You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor. Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!
Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
