Have you ever wanted to learn how to play Mahjong? Resident Barbara Beaupre is interested in teaching a beginner-friendly Mahjong class for those who would like to learn this fun and engaging game.

Turf Update: Working Together to Keep Our Community Green

Our landscape team and Management continue to closely monitor turf conditions throughout the community. As temperatures rise, irrigation schedules are being adjusted as needed to ensure the health of our lawns while remaining mindful of water conservation.

Bare Spots Are Being Addressed

If you have noticed bare or thin areas in the turf near your home, don't worry—we're on it! Beginning next week, Harvest Landscape will be applying seed and top dressing to these areas to encourage healthy new growth.

After the work is completed, please keep an eye on the area. If you do not notice improvement over the following weeks, we encourage you to contact Management so we can have the location re-evaluated.

New Turf Treatment Underway

We're also excited to begin testing a new turf enhancement product over the next several weeks. Our goal is to improve overall turf health, color, and resilience, and we're hopeful this trial will produce great results for the community.

Pinturas Park Update!

The park renovations are in process, Harvest has secured a rebate for the irrigation changes and turf removal, the plant material is being confirmed and scheduled for review and the benches are awaiting there new view home!

We Need Your Help!

Many homeowners have added beautiful annual color and other plants that they personally maintain. While these enhancements add wonderful curb appeal, we've identified a common issue that can negatively impact the surrounding turf.

Please remind your gardener to keep flowers and other plantings trimmed back from the row of turf sprinkler heads along the edge of your planter. In several locations, flowers have grown over the pop-up sprinklers, preventing them from spraying properly. As a result, portions of the turf have not received adequate water, causing brown patches and stressed grass.

A little maintenance around these sprinkler heads goes a long way in keeping our community looking its best.

Interested in Enhancing Your Front Yard?

If you'd like to personalize your front yard while allowing the Association's landscape contractor, Harvest Landscape, to continue maintaining it, consider participating in the Front Yard Modification Program.

This program allows homeowners to redesign their planter at their own expense using approved plant materials while preserving the Association's ongoing maintenance responsibilities.

To learn more:

  • Contact Management to request the Front Yard Modification Program application.
  • Visit the Landscape Committee page on the community website to explore the interactive approved plant list and additional program information.
  • Submit your application to Management and set an appointment with Harvest to review your plant selections and placement. Once Harvest provides the proposal to you the Landscape Committee will review the application for approval.

A New Find on Del Mar

For the last year I have been watching the construction on Del Mar, waiting for the opening of Zov’s Restaurant.  It is finally here and I had the opportunity to try it out last week.  Zov’s is a family restaurant enterprise that has been a favorite in Orange County for almost 40 years.  The original was a bistro and bakery in Tustin and there are now also locations in Newport Coast and Irvine, all featuring eastern Mediterranean cuisine.  The family matriarch, Zov Karamardian, has earned many honors, such as “restaurateur of the year” and “chef of the year” from multiple organizations, even though she started with just three tables and two staff in addition to herself.  Although her children now manage the business, she continues to be involved and has published several cookbooks in addition to contributing to food magazines.

We visited Zov’s on a Monday evening, expecting it to be quieter, but it was already packed. We arrived for our 6 p.m. reservation, and by 6:30 every table was full. The restaurant is on the south side of Del Mar, across from The Cellar, at 155 Avenida Del Mar. The new building replaced four storefronts. Inside, the décor is subtle and relaxing, with a window-enclosed front patio that opens to the street. A seated bar runs along one side of the room, and an upstairs space is available for private parties. The restaurant is fairly noisy, with lively conversation and general activity, but the food is the reason we will return. We started with Mediterranean flatbread, then ordered sea bass and the chicken paillard salad for our entrées. Everything was well prepared and delicious. We were too full for dessert, but next time we will try to save room for the butter cake. Given how expensive dining out has become, the prices seemed reasonable. Zov’s is a welcome addition to the Del Mar scene.

After Hours Assistance

Dear Residents,

When you need assistance outside of clubhouse Management hours, Seabreeze Management Company is here to help.

Here’s how to contact us after hours:

  1. Call the HOA office number and follow the instructions on the voicemail to be connected to Seabreeze directly.
  2. Once the on-call Seabreeze service is notified, they will contact the appropriate vendor to handle the issue.
  3. No need to contact board members or vendors directly — one call to Seabreeze will take care of it.
  4. If Seabreeze is unsure of the next step, they will contact your HOA manager for guidance.

This process ensures that your concern is addressed quickly, efficiently, and by the right people.

Front Yard Modification Program – Now Available!

We’re pleased to announce the adoption of the Front Yard Modification Program, which gives homeowners the opportunity to enhance the Association-maintained landscape in front of their homes—at their own cost, while still keeping a consistent, community-wide aesthetic.

This new option allows Owners to request approved planting changes using the Front Yard Plant Master List, and to complete the work either through the Association’s landscape vendor (Harvest) or an Owner-Preferred Vendor.

How to Get Started

  1. Review the Front Yard Plant Master List and select your 1st and 2nd plant choices.
  2. Notify Management that you’d like to participate in the program. We will guide you to the correct application and coordinate next steps.

If You Choose the HOA Vendor (Harvest)

  • Management can help arrange an on-site appointment with Harvest.
  • During this visit, Harvest can meet with you to discuss placement, plant choices, layout, and feasibility, making the process smooth and clear.
  • After the meeting, Harvest will provide a proposal (with a proposal reference number).
  • If you request a customized rendering, Harvest can prepare one for $150, which includes up to two revisions.
  • Harvest will provide all approved plants and labor, and the Owner reimburses the Association before work begins.
  • All plant material installed by Harvest is warranted for one year.

If You Choose an Owner-Preferred Vendor

  • You may work with your own vendor, as long as all plants are chosen from the Front Yard Plant Master List.
  • Proof of insurance is required for the Owner-Preferred Vendor.
  • All irrigation work must still be completed by Harvest, to maintain system consistency.
  • You will negotiate the proposal and costs directly with your vendor.

Final Inspection
Once the project is complete, the Landscape Committee, Harvest, and the Owner will conduct a final inspection to ensure the installation meets the approved design and community standards.

Pest Control Service 

Dear Residents,

We’re pleased to announce that Accurate Termite & Pest Control will become our new pest control provider. They will be servicing the Clubhouse for rodent and general pest control sprays and will be onsite approximately every first Monday of the month going forward.

While they are here, homeowners can also take advantage of discounted interior treatments for general pest control ONLY:

$65 per unit if scheduled on the regular service date
$110 per unit if scheduled on a non-service date

This is a convenient and cost-effective way to keep your home protected while ensuring our Clubhouse remains pest-free.

National Caregiving Foundation

Free Support and Resources for Caregivers

Caring for a loved one can be deeply meaningful—but it can also be physically, emotionally, and financially demanding. Fortunately, several national organizations offer free resources and support to help caregivers navigate these challenges. One such organization is the National Caregiving Foundation (NCF), which provides assistance through direct mailings, including Caregiver Support Kits. These kits contain educational materials, practical caregiving tools, and general information on conditions such as Alzheimer’s disease and care for injured or aging soldiers, helping caregivers feel informed and supported at home.

In addition to NCF, caregivers can access a wide range of no-cost services from other trusted organizations:

  • Caregiver Action Network (CAN): Offers a caregiver help desk, online tools, webinars, and peer support for those caring for loved ones with chronic conditions.

  • Family Caregiver Alliance (FCA): Provides education, support groups, care planning resources, and condition-specific guidance for family caregivers.

  • AARP: Delivers caregiving articles, planning tools, local resources, and advocacy focused on aging and family care.

  • Rosalynn Carter Institute for Caregivers: Focuses on caregiver training, respite care information, and support for diverse caregiving communities.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

The Seagarden Advisory Committee meets the first Wednesday each month at 10AM at the Clubhouse.  All Seagarden owners are encouraged to attend.

Reminder About Online Registrations

It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event.  Residents who have not registered for an event with a fee or with participant limits will not be admitted.    Residents who have not registered for a free event will only be admitted if space allows.

All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:

  1. Each household is allowed 2 registrations. One must be a Gallery resident.
  2. If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
  3. If an event is later opened to guests, additional registrations may be purchased.
  4. The honor system will be relied upon for enforcement.

If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.

We appreciate your consideration for others.

The Gallery Tech Team

Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:

  1. Offer help with:
    • adapting to changes in information technology
    • accessing and using Gallery related websites and emails,
    • learning general / basic uses of technology (computers, tablets, mobile phones),
    • accessing online BOD and Committee meetings.
  2. Address resident requests for help with technology.

The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:

  • Appointments (in the clubhouse)
  • Zoom
  • FaceTime

Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Yoga Class - Now Enrolling New Members

What is Yoga?

Mike has been an instructor of yoga for over 30 years practicing at Saddleback and Cal State Fullerton. If you are curious about the health benefits of yoga, please stop by to find out more and meet some of the current members in the class so you can learn first hand why yoga has been practiced around the world for over 5000 years.

Pickleball at TMC

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

A Balance of Comfort and Compliance

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *2288  – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *5525 

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *5525 with them and only use the Vendor code for vendors and deliveries.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Please consider completing the Meet Your Neighbors form to let your neighbors know what you are interested in and previous experience so you may meet others with the same interest.  You can answer all questions, or just answer the questions that are important to you.  Just click on Meet Your Neighbors above to submit your answers today.

Previous eMail Blasts are easily accessible on the Gallery website. Login and mouseover News.  Then click on Recent eBlasts.

Contact Information Update

Please make sure the office has the correct phone numbers and emails on file for you!  We have observed a few emails bouncing back.  If you change your email or phone number please remember to let the office know.

Also, we encourage all residents to be sure your Emergency Contact information is correct. if you don't remember, just fill out a new Emergency Contact Form.

You Can Make the Gallery Calendar Look Bigger

Option A: Click on Week or Day (instead of month)

Option B: On a computer, hit Ctrl - '+' or Cmd - '+'.  On a tablet, do a reverse pinch.

Option C: Display fewer events. Under Select Category, check Meeting and Events, then click Go.

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

You Can Print the Gallery Calendar on One Page

Under Calendars, select Gallery Calendar.

Print a monthly calendar of Meetings and Special Events only. Open the calendar, display the desired month, then click on the printer icon in the upper right-hand corner, or Ctrl-P or Cmd-P.

Resident Endorsed Contractors

You can add your recommendation and see your recommendation instantly appear on the list. AND, there is a now a place where you can update any data or leave a comment about the contractor.  Find the list under Sharing > Resident Endorsed Contractors.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685

You may safelist a vehicle online by going to the Patrol One website, click here or you may contact them by phone by calling (714) 541-0999.
