Until We Meet Again, Gallery…

Well, here we are… the moment I knew would eventually come, but somehow thought was still a long way off.

After nearly five years at Talega Gallery, I am preparing to turn the page and begin a new chapter with a new community. While I am excited about the opportunity ahead, I have to admit that saying goodbye to the Gallery is much harder than I expected.

When I arrived five years ago, I knew I was coming to manage a wonderful community. What I didn't know was how many incredible people I would meet, how many friendships I would develop, how many stories I would collect, or just how much this place would become a part of my life.

There have been Board meetings, committee meetings, landscape walks, budget discussions, projects, vendors, gate issues, irrigation problems, pool temperatures, parking questions, and more emails than I care to count! And somehow, through all of it, there were always people who made me laugh, made me think, challenged me, supported me, and reminded me why community management is so much more than a job.

Some of my favorite memories aren't necessarily the big accomplishments or completed projects. They are the little moments—walking through the community and stopping to talk with someone, laughing with a committee member, solving a problem together, celebrating a successful event, hearing a great story from a resident, or simply having one of those conversations that starts with, “Do you have a minute?”… and we all know that it was never actually just a minute!

The most meaningful part of my time here has been the relationships. Over these five years, many professional relationships grew into genuine friendships, and those friendships are something I will always cherish. I have been incredibly fortunate to work alongside people who care deeply about the Gallery and who willingly give their time, energy, talents, and sometimes even their patience to make this community better.

To our Board members, committee members, volunteers, staff, vendors, and every resident who has crossed my path—thank you. Thank you for trusting me. Thank you for supporting me. Thank you for challenging me when I needed to be challenged. Thank you for your encouragement, your kindness, your humor, and yes… even the occasional difficult conversation. Those experiences have shaped me professionally and personally, and I am a better person because of them.

The Gallery has given me so many memories that I will carry with me. More importantly, it has given me people I will remember long after I leave my office for the last time.

I am also incredibly proud of what we have accomplished together. Every improvement, every successful event, every problem solved, every project completed, and every time we found a way forward was a reflection of people working together with a shared commitment to this community.

And while my title and community may be changing, I am not disappearing! My email address will remain the same, so please reach out anytime. I would genuinely love to hear from you, know how things are going, and stay connected to the many wonderful people who have become such an important part of my journey.

Leaving doesn't feel like an ending so much as a “see you later.”

I will miss the familiar faces, the conversations, the laughter, the craziness, the unexpected phone calls, the community events, and yes—even those emails that arrived at 4:59 p.m. on a Friday!

Most of all, I will miss you.

Thank you, Talega Gallery, for welcoming me five years ago and allowing me to be part of your story. Thank you for helping shape my experience, making my work interesting and meaningful, and giving me the opportunity to share so many amazing memories with you.

It has been an absolute honor to serve this community.

I leave with a very full heart, tremendous gratitude, and a whole lot of wonderful memories.

Take care of each other, keep making the Gallery special, and please don't be strangers.

     *******   August 2026 BOD Meeting    *******

  • Financials Approved: The Gallery reported a net income of $330 for the month with a $160,000 surplus (1.6 revenue months). Seagarden reported $400 net income. Both Gallery and Seagarden reserves continue to grow. A $225,000 CD was placed with Pinnacle Bank at a 4.15% rate for one year.

  • Pinturas Park Phase 2 Approved: The Board approved completing Pinterest Park with planting and irrigation improvements. Phase 1 was previously completed.

  • New Gym Equipment Approved: The Board awarded Dumbell Man a contract to replace the recumbent bike, including setup, takeaway, and future repairs.

  • Audio System Upgrade Approved: The Board approved a proposal to upgrade and repair the clubhouse audio system, including 3 new amplifiers and 12 ceiling speakers. This is expected to resolve longstanding issues with the sound system inside and on the patio.

  • Ceiling Repair Bid Awarded: Following a sprinkler leak in the lobby, the Board approved KW Builders for ceiling repairs. The Board also ratified a ProTec cost for finishing work in the card room after emergency remediation.

  • Pool Hours Maintained: The Board voted to keep current pool hours as-is, affirming that pool access is a valued community amenity.

  • Landscape Update: The front entrance landscape project is progressing ahead of schedule, originally targeted for mid-September.

  • Gallery Entrance Signage — Postponed: A proposal for new community entrance signage was discussed but postponed to allow more time to finalize design details, font selection, and coordination.

  • Election Services — Postponed: Discussion on engaging an election services vendor was tabled to next month to allow for a clearer side-by-side cost comparison.

  • Farewell to Jen: The Board recognized Jen at her last Board meeting, thanking her for her contributions and service to the community.

🌿 A Few Friendly Community Reminders

  • Our Library is happy to receive book donations, but please note that we cannot accept books that are more than 10 years old.

    If you have older books you'd like to pass along, please consider donating them to the local Veterans instead. Thank you for helping us keep our Library collection current and enjoyable for everyone!

  • Did someone come knocking? Solicitation is not permitted within our community. If you encounter a solicitor, please let the Management Office know at (949) 361-4685 and, if possible, provide the name of the company.

💡 Did You Know?

Emergency Exit Gates Have a Key Available for Everyone

Each emergency exit gate is equipped with a magnetic key holder box with a small sign that says “EMERGENCY FIRE GATE KEY” and points directly to the box.

We added these key boxes so that any resident can access an emergency exit when needed without having to wait for a neighbor who may have a key.

Previously, keys were kept by individual Owners near the exits. While that worked when someone was home, we recognized that emergencies don’t always happen when someone is there to help.

This simple change gives residents a way to take action when it matters most. Know where your nearest emergency exit and key box are located - you never know when you may need them!

🌿 A Fresh New Look at Our Front Entrance!

Have you noticed a little change happening as you come and go from the Gallery? Our front entrance landscape renovation is taking shape, and we are excited to see the transformation underway!

The old and struggling plant material has now been removed, and Phase 1 is complete with the installation of our new plants. The entrance is already beginning to look refreshed, but this is just the beginning!

Coming up next is Phase 2—the tree plantings! Four beautiful New Zealand Christmas Trees will be added throughout the entrance area. These trees will be strategically placed at the corners, at the head of the center divider, and on the center island near the entrance and exit gates. As they grow and mature, they will add height, beauty, and a wonderful sense of permanence to our community entrance.

We anticipate the project will be completed within the next couple of weeks. While the landscape may look a little sparse while everything gets established, remember that good landscapes take time to grow! Over the coming months, the new plant material will begin to fill in, creating the lush and welcoming appearance we envisioned.

As I wrap up this month’s Landscape Update, I hope you’ll enjoy watching our entrance transform right before your eyes. Every day, as you enter or leave the Gallery, you’ll get to watch it grow and take shape!

We are looking forward to seeing this beautiful new landscape become an inviting first impression of the wonderful community we call home. 🌱

A Reminder About Front Yard Landscaping

With many new homeowners joining the Talega Gallery community, we'd like to take this opportunity to provide a friendly reminder about the Association's front yard landscaping guidelines. These standards help preserve the attractive appearance of our neighborhood while ensuring that our landscape contractor can efficiently maintain the community's common landscaping.

Seasonal Flowers Are Welcome

Homeowners are welcome to enhance their front yard planter areas by planting small, annual, non-invasive flowering plants to add seasonal color. If you choose to install annual flowers, please remember:

  • Homeowners are responsible for the care and maintenance of any annual flowers they install.
  • Any additional watering required beyond the Association's irrigation schedule is the homeowner's responsibility.
  • Dead or declining plants should be removed and replaced promptly to maintain the appearance of the community.
  • While our landscape contractor takes great care when performing routine maintenance, the Association cannot be responsible for any inadvertent or accidental damage to homeowner-installed plants.
  • If annual flowers grow over the turf spray heads in the planter beds, this will impede the spray heads from reaching the intended spray area. Please be sure to leave plenty of space for the turf pop up spray heads to not be impeded by overgrown flowers. The impatience have been a gorgeous addition to the planters, but upon inspection of some declining turf areas last month we discovered many homes with flowers covering those spray heads.

Irrigation Systems
To ensure the community's irrigation system functions properly and efficiently, homeowners may not modify, adjust, repair, or alter the front yard irrigation system, including watering times or durations.

If you notice a broken sprinkler, irrigation leak, or believe an adjustment is needed, please contact Management so a work order can be submitted to the landscape contractor. Unauthorized modifications can impact surrounding landscaping and may result in damage for which the homeowner is responsible.

Planning to Remove or Replace Plants?
Before removing any existing plant material in your front yard planter, homeowners must submit a Landscape Application and receive approval from the Landscape Committee. This approval process helps maintain a cohesive landscape design throughout the community and ensures that any proposed changes are compatible with the Association's landscape standards and able to be maintained by the Association landscape vendor.

The Association's Front Yard Modification Program offers homeowners an opportunity to personalize their landscape while maintaining the community's overall aesthetic. If you are considering a landscape improvement project, Management is happy to provide information on the application process and approved plant palette.

CALLING ALL BIBLIOPHILES

Do you love to read?  Do you enjoy the feel of a real book in your hand, turning each page to reveal the next step in your reading journey?  Do you love browsing the shelves of a bookstore to see what adventure awaits?  If so, San Clemente is the town for you.

There are several ways for Gallery folks to find a book without ordering through Amazon.  First, don’t forget to check out our own library in the Billiards Room where residents have donated books they have finished.  Thanks to our dedicated volunteer librarians, books are ordered according to author’s last name.  Secondly, the San Clemente Library has a bookstore on Del Mar run by the Friends of the Library.  Here there is a wider selection of used books and some magazines at a very reasonable price.  A third option, and one less well known, is Beach Town Books, a cozy family-owned store tucked away at the corner of El Camino Real and Avenida Serra. According to the website it is “below Tuvalu, next to Nomads, across the street from Pizza Port and around the corner from Seasurf Fish Co.” Although at street level, the store almost feels like it is in a basement as Avenida Serra quickly descends from El Camino Real.

Beach Town Books is a store for browsing, primarily offering used books and some new bestsellers.  There is no digital inventory and selections change daily.  The store is organized according to genres and there are maps posted so one can find the area desired.  There are lots of little nooks with seating and a special sea-themed kids’ room. Staff has put gold stars on the bindings of books that have been especially enjoyed.  There are also lists of Silver Star books, recommended by patrons, which hang on shelves.  After walking about, one is stimulated to grab a book, a cup of coffee, sit down in one of the comfy chairs and dig into a story.

Pricing of the books is interesting.  Used books are sold at half of the publisher’s price.  If 3 books are purchased, the fourth is free.  One can bring in used books for store credit and use that credit for 50% of a used book purchase. We saw several patrons bringing in bags of books for credit when we were there on a Saturday morning.  In addition, there are a couple book clubs which operate in association with the store as well as a drop-in meditation class.

Management Office Hours – We're Here for You!

After Hours Assistance

Dear Residents,

When you need assistance outside of clubhouse Management hours, Seabreeze Management Company is here to help.

Here’s how to contact us after hours:

  1. Call the HOA office number and follow the instructions on the voicemail to be connected to Seabreeze directly.
  2. Once the on-call Seabreeze service is notified, they will contact the appropriate vendor to handle the issue.
  3. No need to contact board members or vendors directly — one call to Seabreeze will take care of it.
  4. If Seabreeze is unsure of the next step, they will contact your HOA manager for guidance.

This process ensures that your concern is addressed quickly, efficiently, and by the right people.

Front Yard Modification Program – Now Available!

We’re pleased to announce the adoption of the Front Yard Modification Program, which gives homeowners the opportunity to enhance the Association-maintained landscape in front of their homes—at their own cost, while still keeping a consistent, community-wide aesthetic.

This new option allows Owners to request approved planting changes using the Front Yard Plant Master List, and to complete the work either through the Association’s landscape vendor (Harvest) or an Owner-Preferred Vendor.

How to Get Started

  1. Review the Front Yard Plant Master List and select your 1st and 2nd plant choices.
  2. Notify Management that you’d like to participate in the program. We will guide you to the correct application and coordinate next steps.

If You Choose the HOA Vendor (Harvest)

  • Management can help arrange an on-site appointment with Harvest.
  • During this visit, Harvest can meet with you to discuss placement, plant choices, layout, and feasibility, making the process smooth and clear.
  • After the meeting, Harvest will provide a proposal (with a proposal reference number).
  • If you request a customized rendering, Harvest can prepare one for $150, which includes up to two revisions.
  • Harvest will provide all approved plants and labor, and the Owner reimburses the Association before work begins.
  • All plant material installed by Harvest is warranted for one year.

If You Choose an Owner-Preferred Vendor

  • You may work with your own vendor, as long as all plants are chosen from the Front Yard Plant Master List.
  • Proof of insurance is required for the Owner-Preferred Vendor.
  • All irrigation work must still be completed by Harvest, to maintain system consistency.
  • You will negotiate the proposal and costs directly with your vendor.

Final Inspection
Once the project is complete, the Landscape Committee, Harvest, and the Owner will conduct a final inspection to ensure the installation meets the approved design and community standards.

Pest Control Service 

Dear Residents,

We’re pleased to announce that Accurate Termite & Pest Control will become our new pest control provider. They will be servicing the Clubhouse for rodent and general pest control sprays and will be onsite approximately every first Monday of the month going forward.

While they are here, homeowners can also take advantage of discounted interior treatments for general pest control ONLY:

$65 per unit if scheduled on the regular service date
$110 per unit if scheduled on a non-service date

This is a convenient and cost-effective way to keep your home protected while ensuring our Clubhouse remains pest-free.

National Caregiving Foundation

Free Support and Resources for Caregivers

Caring for a loved one can be deeply meaningful—but it can also be physically, emotionally, and financially demanding. Fortunately, several national organizations offer free resources and support to help caregivers navigate these challenges. One such organization is the National Caregiving Foundation (NCF), which provides assistance through direct mailings, including Caregiver Support Kits. These kits contain educational materials, practical caregiving tools, and general information on conditions such as Alzheimer’s disease and care for injured or aging soldiers, helping caregivers feel informed and supported at home.

In addition to NCF, caregivers can access a wide range of no-cost services from other trusted organizations:

  • Caregiver Action Network (CAN): Offers a caregiver help desk, online tools, webinars, and peer support for those caring for loved ones with chronic conditions.

  • Family Caregiver Alliance (FCA): Provides education, support groups, care planning resources, and condition-specific guidance for family caregivers.

  • AARP: Delivers caregiving articles, planning tools, local resources, and advocacy focused on aging and family care.

  • Rosalynn Carter Institute for Caregivers: Focuses on caregiver training, respite care information, and support for diverse caregiving communities.

These organizations are dedicated to ensuring caregivers are not alone. Whether you are seeking practical tips, emotional support, or educational materials, these free resources can make a meaningful difference. Caregivers are encouraged to explore these options and take advantage of the help available—you don’t have to do it all on your own.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

The Seagarden Advisory Committee meets the first Wednesday each month at 10AM at the Clubhouse.  All Seagarden owners are encouraged to attend.

Reminder About Online Registrations

It has recently become an issue at events that some residents have brought guests who were not signed up or who had not paid for the event.  Residents who have not registered for an event with a fee or with participant limits will not be admitted.    Residents who have not registered for a free event will only be admitted if space allows.

All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

The Rules for multiple registrations are:

  1. Each household is allowed 2 registrations. One must be a Gallery resident.
  2. If a 3rd person resides in a household and that person is a registered “tenant”, “occupant”, or “caregiver”, that person may also register for events.
  3. If an event is later opened to guests, additional registrations may be purchased.
  4. The honor system will be relied upon for enforcement.

If you have registered for an event and are unable to attend, please contact the office ASAP so the next person on waiting list can be notified that an opening has become available.

The Gallery Tech Team

Gallery residents helping Gallery residents.

Comprised of volunteer Gallery residents, the purpose of the Gallery Tech Team is to:

  1. Offer help with:
    • adapting to changes in information technology
    • accessing and using Gallery related websites and emails,
    • learning general / basic uses of technology (computers, tablets, mobile phones),
    • accessing online BOD and Committee meetings.
  2. Address resident requests for help with technology.

The Gallery Tech Team will offer occasional workshops on selected focus topics. They will also be available to address individual requests for help in one of 3 ways:

  • Appointments (in the clubhouse)
  • Zoom
  • FaceTime

Gallery residents may submit a request for help using the online form that takes only a few minutes to complete. If the online form is not accessible for any reason, the Office will complete a form for you.

Yoga Class - Now Enrolling New Members

What is Yoga?

The practice originated in ancient India as a spiritual discipline aimed at achieving harmony and union between the mind, body, and universal consciousness. 

What is a Yogi?

Mike has been an instructor of yoga for over 30 years practicing at Saddleback and Cal State Fullerton. If you are curious about the health benefits of yoga, please stop by to find out more and meet some of the current members in the class so you can learn first hand why yoga has been practiced around the world for over 5000 years.

Each class is only $10 and is  a great value for the money.

Pickleball at TMC

The community has a good sized group of pickle ball players who live in the gallery.  We are always interested in having new players join our group.  We play at the sports court near the main Talega pool.  If you are interested in learning to play, Dean Waldfogel is willing to give instruction to interested players.  If you would like more information on pickleball, please email either Barbara Beaupre at bbeaupre1136@gmail.com  or Dean Waldfogel at dean@waldfogel.com.

Cribbage Players Needed!

Cribbage is a card game that can be played with two, three, or four players.

  1. Gallery residents may submit a web-based Tech Request form to the Gallery Tech Team. (Click below.)
  2. If unable to submit the form online, a resident may contact the Gallery Office. The office will provide a paper copy of Tech Request form and submit it for you.

Rather than trying your luck at Craigslist or other selling platforms, stay safe in your own neighborhood and help support your neighbors.

You can access the Gallery Online Swap Meet, upload a photo of your item, or post a description of what you are looking for. Items will only be posted for 90 days, if you have not sold your item, you will need to relist it for sale. E-Statements

Here is how you can help cut down on monthly costs to the Association.

Sign up for E-statements.  By signing up for this you are saving the Association on printing and mailing costs monthly.  Simply click on the link E-Statements to be directed to sign up. Your account ID is on your snail-mail statement, or call the Gallery Office for your account number to register today. (949) 361-4685

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

A Balance of Comfort and Compliance

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

Accessing the Association's financial data just became more user-friendly. All Board of Director Meetings are Hybrid Meetings

Board of Director Meetings are now held both in-person (in the MPR) and online. 

To participate in the online version of the meeting, log into the Residents Portal or Board of Directors webpage, and simply click on the blue button. Of course, you are always welcome to attend the in-person meeting.

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *2288  – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *5525 

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *5525 with them and only use the Vendor code for vendors and deliveries.

You can safelist a vehicle, register for events, peruse the community calendar, or learn more about our Gallery committees. You can also conveniently find and submit a variety of community forms, including Landscape forms, with no hassle.

Meet Your Block Representatives!

Block Representatives and Alternates are an important link to the community. These volunteers communicate information to their neighbors about upcoming social events and provide important feedback about past events. They also participate in Recreation Committee meetings and serve as volunteers at events. You can find the list of Block Reps HERE!

Contact Information Update

Trash Cans

Please remember per the Gallery Rules:

Refuse, recyclables, and yard waste shall be kept from public view at all times.  Trash shall be placed at the curb in containers provided by the trash collection agency, no earlier than dusk of the evening before the designated pickup day. Emptied containers shall be removed from public view as early as possible and no later than the evening following trash pick up.

Safelisting Your Vehicle!

Each residence is assigned a unit-specific code that you must use to safelist a vehicle when you call into Patrol or safe list online. If you did are unable to locate your code, please contact the clubhouse office at (949) 361-4685
