A Message From Your New General Manager

Hello Gallery Residents,

I am thrilled to be here as your new General Manager. I bring more than a decade of experience in the HOA industry, most recently serving a large-scale active senior community in Huntington Beach.

I am excited to learn more about this wonderful community, which I have already found to be truly unique. It is clear that the Clubhouse is the heart of the community, bringing residents together and fostering a strong sense of connection. I look forward to sharing the knowledge and skills I have gained throughout my career while working alongside the Board, committees, residents, and Management.

Thank you for the warm welcome and kind reception I received last Tuesday. Friday's Music by the Pool event was a tremendous success and a great example of the vibrant community spirit that makes Talega Gallery such a special place.

Please feel free to stop by and say hello. I look forward to getting to know each of you and becoming an active part of this community.

Sincerely,

Gerri Miller

General Manager

2027 Board Election Timeline

Our 2027 Board election process is getting underway and this year, we will have three (3) positions available. Here are the key dates to keep in mind:

  • September 28, 2026 – Candidate letter mailing
  • November 30, 2026 – Nomination reminder mailing
  • December 27, 2026 – Nomination period closes
  • January 8, 2027 – Pre-ballot notice
  • February 8, 2027 – Ballots mailed, if an election is required
  • March 23, 2027 – Election/Annual Meeting

Please note: This schedule is tentative and may be updated as the election process progresses. If the number of qualified candidates is equal to or fewer than the available seats, an election by acclamation may apply.

The HOA Election Guys will manage the entire election process and they will mail out notices. Management will send out periodic reminders when available.

The Community Entrance Project is coming along nicely! New plants have been installed in the center median and along the sides, and the trees are now in place. The plants for the center wall have also been ordered and are expected to be installed shortly after the new sign is installed on the center block wall. We’re excited to see everything continue to come together!

🌱 A Quick Note About Our New Trees

You may have noticed some of the newly planted trees looking a little stressed. There is no need for concern! This is a normal part of the planting process, commonly referred to as transplant shock. Trees can temporarily show signs of stress as they adjust to their new surroundings and establish their root systems.

The good news is that we are already seeing new growth on the trees, which is a very encouraging sign that they are settling in and recovering well. Harvest will continue to monitor the trees closely and maintain their regular watering schedule to help them get established. We’ll keep a close eye on their progress as they grow into their new home.

🌿 Pinturas Park

Pinturas Park continues to move along as planned! The drip irrigation conversion has been completed, Dymondia has been installed, and the new plants are now in place. Next up: benches! We’re looking forward to seeing this area take shape and become another beautiful space for the community to enjoy.

🌾 Dethatching & Overseeding

Our dethatching process has officially begun. You may notice some areas of the community looking a little less than their usual best during this process—but please know that this is temporary and an important step toward healthier, fuller lawns.

Once dethatching is complete, the lawns will be overseeded, and irrigation will be increased to provide the moisture needed for the new seed to germinate and establish. We appreciate your patience while we put in the work now that will help our lawns look their best in the months ahead!

🍂 Fall Is Here!

As we move into fall, you may also notice more leaves dropping around the Clubhouse and throughout the community. This is a completely normal part of the seasonal cycle, especially as temperatures begin to cool. Cooler weather can also be beneficial for our landscaping, giving plants and lawns a break from the heat of summer and creating better conditions for fall growth.

Our landscape team will continue its regular cleanup and maintenance throughout the season. So if things look a little different over the next few weeks, rest assured—it’s all part of getting our landscape ready for a beautiful fall and winter season! 🍂🌿

THE PETROL CLUB: A NEW KIND OF CARS AND COFFEE

Many of you know of the weekly gathering of specialty cars on Saturday morning at the San Clemente Outlets called “Cars and Coffee.”  That same vibe can now be found every day of the week at a new San Clemente business on north El Camino Real: The Petrol Club.  Their motto is “Coffee worth the drive.  Cars worth the stay.” Two San Juan Capistrano neighbors founded the concept, converting an old gas station into a trendy gathering spot which features classic cars and automotive memorabilia along with coffee and small bites.  The atmosphere is welcoming and relaxed with large garage doors and an open format.  We visited on a Sunday afternoon and found the setting comfortably busy with couples and families enjoying coffee, chatting, and checking out the several cars on display.  There was even a spot with sand and toys for children to play while their parents unwind. Classic dark roast coffee is available as well as specialty coffee drinks, teas, and matcha.  Their coffee is also available in tins to take home.

The cars on display change periodically and owners of specialty cars can apply online to have their car displayed.  Additionally, customers are encouraged to bring their specialty cars to park in the lot and on the street around the business so that one never knows what cars are available to admire.  I particularly enjoyed the saying displayed on the wall – “If it makes you smile every time you drive it, it was worth it! -Guy Math.”

A Reminder About Front Yard Landscaping

With many new homeowners joining the Talega Gallery community, we'd like to take this opportunity to provide a friendly reminder about the Association's front yard landscaping guidelines. These standards help preserve the attractive appearance of our neighborhood while ensuring that our landscape contractor can efficiently maintain the community's common landscaping.

Seasonal Flowers Are Welcome

Homeowners are welcome to enhance their front yard planter areas by planting small, annual, non-invasive flowering plants to add seasonal color. If you choose to install annual flowers, please remember:

  • Homeowners are responsible for the care and maintenance of any annual flowers they install.
  • Any additional watering required beyond the Association's irrigation schedule is the homeowner's responsibility.
  • Dead or declining plants should be removed and replaced promptly to maintain the appearance of the community.
  • While our landscape contractor takes great care when performing routine maintenance, the Association cannot be responsible for any inadvertent or accidental damage to homeowner-installed plants.
  • If annual flowers grow over the turf spray heads in the planter beds, this will impede the spray heads from reaching the intended spray area. Please be sure to leave plenty of space for the turf pop up spray heads to not be impeded by overgrown flowers. The impatience have been a gorgeous addition to the planters, but upon inspection of some declining turf areas last month we discovered many homes with flowers covering those spray heads.

Irrigation Systems
To ensure the community's irrigation system functions properly and efficiently, homeowners may not modify, adjust, repair, or alter the front yard irrigation system, including watering times or durations.

If you notice a broken sprinkler, irrigation leak, or believe an adjustment is needed, please contact Management so a work order can be submitted to the landscape contractor. Unauthorized modifications can impact surrounding landscaping and may result in damage for which the homeowner is responsible.

Planning to Remove or Replace Plants?
Before removing any existing plant material in your front yard planter, homeowners must submit a Landscape Application and receive approval from the Landscape Committee. This approval process helps maintain a cohesive landscape design throughout the community and ensures that any proposed changes are compatible with the Association's landscape standards and able to be maintained by the Association landscape vendor.

The Association's Front Yard Modification Program offers homeowners an opportunity to personalize their landscape while maintaining the community's overall aesthetic. If you are considering a landscape improvement project, Management is happy to provide information on the application process and approved plant palette.

Thank you for helping keep Talega Gallery beautiful. By following these guidelines and working together, we can continue to maintain the welcoming appearance that makes our community such a wonderful place to call home.

Front Yard Modification Program – Now Available!

We’re pleased to announce the adoption of the Front Yard Modification Program, which gives homeowners the opportunity to enhance the Association-maintained landscape in front of their homes—at their own cost, while still keeping a consistent, community-wide aesthetic.

This new option allows Owners to request approved planting changes using the Front Yard Plant Master List, and to complete the work either through the Association’s landscape vendor (Harvest) or an Owner-Preferred Vendor.

How to Get Started

  1. Review the Front Yard Plant Master List and select your 1st and 2nd plant choices.
  2. Notify Management that you’d like to participate in the program. We will guide you to the correct application and coordinate next steps.

If You Choose the HOA Vendor (Harvest)

  • Management can help arrange an on-site appointment with Harvest.
  • During this visit, Harvest can meet with you to discuss placement, plant choices, layout, and feasibility, making the process smooth and clear.
  • After the meeting, Harvest will provide a proposal (with a proposal reference number).
  • If you request a customized rendering, Harvest can prepare one for $150, which includes up to two revisions.
  • Harvest will provide all approved plants and labor, and the Owner reimburses the Association before work begins.
  • All plant material installed by Harvest is warranted for one year.

If You Choose an Owner-Preferred Vendor

  • You may work with your own vendor, as long as all plants are chosen from the Front Yard Plant Master List.
  • Proof of insurance is required for the Owner-Preferred Vendor.
  • All irrigation work must still be completed by Harvest, to maintain system consistency.
  • You will negotiate the proposal and costs directly with your vendor.

Final Inspection
Once the project is complete, the Landscape Committee, Harvest, and the Owner will conduct a final inspection to ensure the installation meets the approved design and community standards.

National Caregiving Foundation

Free Support and Resources for Caregivers

Caring for a loved one can be deeply meaningful—but it can also be physically, emotionally, and financially demanding. Fortunately, several national organizations offer free resources and support to help caregivers navigate these challenges. One such organization is the National Caregiving Foundation (NCF), which provides assistance through direct mailings, including Caregiver Support Kits. These kits contain educational materials, practical caregiving tools, and general information on conditions such as Alzheimer’s disease and care for injured or aging soldiers, helping caregivers feel informed and supported at home.

In addition to NCF, caregivers can access a wide range of no-cost services from other trusted organizations:

  • Caregiver Action Network (CAN): Offers a caregiver help desk, online tools, webinars, and peer support for those caring for loved ones with chronic conditions.

  • Family Caregiver Alliance (FCA): Provides education, support groups, care planning resources, and condition-specific guidance for family caregivers.

  • AARP: Delivers caregiving articles, planning tools, local resources, and advocacy focused on aging and family care.

  • Rosalynn Carter Institute for Caregivers: Focuses on caregiver training, respite care information, and support for diverse caregiving communities.

These organizations are dedicated to ensuring caregivers are not alone. Whether you are seeking practical tips, emotional support, or educational materials, these free resources can make a meaningful difference. Caregivers are encouraged to explore these options and take advantage of the help available—you don’t have to do it all on your own.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

SEAGARDEN: WHERE IS YOUR MONEY GOING?

The Seagarden Advisory Committee meets the first Wednesday each month at 10AM at the Clubhouse.  All Seagarden owners are encouraged to attend.

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

A Balance of Comfort and Compliance

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

If you have questions about the guest policy or need clarification about specific situations, don’t hesitate to reach out to the community management team. They’re here to help!

Vehicle Gate Codes

The new vehicle gate codes do not affect your transponder or gate clicker; this is only a change to the code entered at the gate telephone entry box.

Vendor Code

The new VENDOR CODE *2288  – only works between 6am-10pm, 7 days a week.
This change restricts access for vendors who have been provided with the new vendor code.

Homeowner Code

The HOMEOWNER GUEST CODE *5525

The Homeowner code works 24 hours 7 days a week. Additionally, each homeowner has an individual code assigned to the owner. If you would like to use that code, please contact the Gallery office for your individual code.

If you have a family member or care givers who might need access in an emergency, between 10PM and 6AM, we recommend that you share the Homeowner Code *5525 with them and only use the Vendor code for vendors and deliveries.
