🌱 Community Entrance Update

Our Community Entrance continues to take shape, and we’re excited to see the new landscaping grow into a beautiful welcome to Talega Gallery! Our team is continuing to monitor the newly installed plants and trees as they adjust to their new surroundings. Please rest assured that any new plant material that does not successfully establish will be replaced. We’ll continue keeping a close eye on everything to help ensure the entrance looks its best for years to come. Thank you for your patience as the new landscape settles in!

🌾 Dethatching & Overseeding: Complete!

The dethatching and overseeding process is now complete! To help the new grass seed germinate and establish, irrigation has been increased and turned on throughout all streets in the community. You may notice more frequent watering during this important growing period.

If you notice a broken sprinkler, a leak, or water spraying where it shouldn’t, please report it to the Management Office so we can have it addressed. Your help is appreciated as we work to give our lawns the best possible start!

🌿 Landscape Maintenance & Mowing Schedule

With dethatching and overseeding behind us, our landscape crew is shifting its focus back to the regular front-yard maintenance rotation. The process temporarily changed the crew’s usual schedule, but they are now working to get back on track and will continue making their way through every home as the rotation progresses. Thank you for your patience while the team catches up.

We are also transitioning to an every-other-week mowing schedule for the cooler season. With new grass seed beginning to germinate and lawns entering a period of slower growth, this seasonal schedule allows the crew to focus on completing the maintenance rotation while giving the newly seeded lawns time to establish.

🌱 Fertilizing: Helping New Grass Grow Strong

Fertilizing is anticipated in approximately 3-4 weeks, depending on how well the new seed germinates and establishes. We want to give the new grass time to develop a healthy root system before applying fertilizer. This approach will help support stronger growth and encourage the lawns to fill in as the new grass matures. We’ll continue monitoring progress and adjust the timing as needed to give our lawns the best possible start!

🍂 Seasonal Leaf Cleanup

As we move further into fall, you may notice more leaves dropping from the trees throughout the community. This is a natural part of the season, and with so many trees across Talega Gallery, keeping up with the falling leaves can be an ongoing task. Our landscape crew will do its best to keep the community clean and tidy while continuing its regular maintenance schedule. We appreciate your patience and understanding as the team works to keep our shared spaces looking their best during this time of year!

Thank you for your patience as our landscape team works through these seasonal transitions. With the new grass establishing, the entrance landscaping taking root, and our regular maintenance rotation getting back on track, we look forward to seeing our community continue to thrive and look its best! 🌿

Please plan accordingly, and thank you for your understanding. Stay warm this winter! 😊

🍂 A Few Fall-Friendly Reminders

As we head into the cooler months, here are a few friendly reminders to help keep our community safe, comfortable, and looking its best:

  • Irrigation Watch: Please let Management know if you notice broken sprinklers, leaks, or unusual water runoff around the community.
  • Stay Alert: As daylight hours get shorter, please use extra care when walking or driving through the community, especially in the early morning and evening.

Thank you for helping us take care of our community and one another! 🧡

Proposed Enforcement Policy & Fine Schedule

The Association is currently in the 28-day comment period for the proposed Enforcement Policy and Fine Schedule. We invite all homeowners to review the proposed policy and share their feedback before the Board considers adoption.

Please CLICK HERE to view the document.

Written comments may be submitted to Talega.gallery@seabreezemgmt.com by November 23, 2026. Homeowners are also welcome to share their comments at the Board meeting on November 24, 2026, at 4:30 p.m. in the Clubhouse.

Thank you for taking the time to review the proposal and participate in our community!

Let’s help make the holidays brighter for children in need! Talega Gallery will be collecting new, unopened, and unwrapped toys for the U.S. Marine Corps Toys for Tots Foundation from early November through early December.

Donation boxes will be located inside the Clubhouse office, next to the Management Office. Thank you for helping spread holiday cheer and bring smiles to children in our community!

Homeowner Maintenance Reminder:

Rear Yard Drainage Pipes

Homeowners are responsible for maintaining and keeping their rear yard drainage pipes clear to ensure proper drainage away from the home’s foundation and out through the front curb drain.

To help prevent blockages, drainage issues, and potential damage, homeowners should arrange to have their drainage pipes professionally hydro-jetted periodically to remove accumulated debris and buildup. Roto-Rooter, as well as most licensed plumbers and drain-cleaning companies, can provide this service.

Please take a moment to address this important maintenance item and ensure your drainage system remains clear and functioning properly, helping protect your home and prevent avoidable drainage problems.

Thank you for your attention and cooperation!

HOLIDAY ADVENTURES IN SOCAL

Gallery folks love to take day trips around Southern California.  The Recreation Committee has planned several excursions, but another resource exists which also caters to seniors who like to explore their own backyards: Good Times Travel. I recently received an announcement of interesting holiday excursions.  The tours I have listed all depart from the northwest parking lot of the Laguna Hills Mall.  All use comfortable, air-conditioned buses.  Over the years I have taken many of their tours and find them well organized with knowledgeable, courteous and patient tour guides. The tours are not inexpensive, but you might find they allow you to have experiences you might not otherwise have.  Check these out:

  • November 30: Enchanting Lights and Italian Delights (waitlisted) An evening at the Enchanted Forest of Lights at Descanso Gardens and dinner at Bucca de Beppo.
  • December 3: Colorful Songs Revue:  The Alley Cats Swingin’ Christmas
  • December 5: Solvang Danish Christmas. See the Solvang Julefest Parade.

  • December 6: Homes for the Holidays.  The 59th Annual Pasadena Holiday Look In Home Tour
  • December 9: All Aboard and All Aglow.  Griffith Park Holiday Lights Train and LA Zoo Lights with Dinner
  • December 9: Sparkles and Treasures:  Mission Inn Festival of Lights
  • December 10: The Nutcracker at Cosm. A special holiday immersive reality experience
  • December 12: O’Christmas Tea and Coronado. Old Town San Diego and Hotel Del Coronado Lightshow
  • December 14: Victorian Christmas Charm.  Tour the Kimberly Crest Mansion and have a tea lunch
  • December 17: Casa Christmas and Floral Fantasies.  Casa Romantica and San Diego Botanic Garden

A Reminder About Front Yard Landscaping

With many new homeowners joining the Talega Gallery community, we'd like to take this opportunity to provide a friendly reminder about the Association's front yard landscaping guidelines. These standards help preserve the attractive appearance of our neighborhood while ensuring that our landscape contractor can efficiently maintain the community's common landscaping.

Seasonal Flowers Are Welcome

Homeowners are welcome to enhance their front yard planter areas by planting small, annual, non-invasive flowering plants to add seasonal color. If you choose to install annual flowers, please remember:

  • Homeowners are responsible for the care and maintenance of any annual flowers they install.
  • Any additional watering required beyond the Association's irrigation schedule is the homeowner's responsibility.
  • Dead or declining plants should be removed and replaced promptly to maintain the appearance of the community.
  • While our landscape contractor takes great care when performing routine maintenance, the Association cannot be responsible for any inadvertent or accidental damage to homeowner-installed plants.
  • If annual flowers grow over the turf spray heads in the planter beds, this will impede the spray heads from reaching the intended spray area. Please be sure to leave plenty of space for the turf pop up spray heads to not be impeded by overgrown flowers. The impatience have been a gorgeous addition to the planters, but upon inspection of some declining turf areas last month we discovered many homes with flowers covering those spray heads.

Irrigation Systems
To ensure the community's irrigation system functions properly and efficiently, homeowners may not modify, adjust, repair, or alter the front yard irrigation system, including watering times or durations.

If you notice a broken sprinkler, irrigation leak, or believe an adjustment is needed, please contact Management so a work order can be submitted to the landscape contractor. Unauthorized modifications can impact surrounding landscaping and may result in damage for which the homeowner is responsible.

Planning to Remove or Replace Plants?
Before removing any existing plant material in your front yard planter, homeowners must submit a Landscape Application and receive approval from the Landscape Committee. This approval process helps maintain a cohesive landscape design throughout the community and ensures that any proposed changes are compatible with the Association's landscape standards and able to be maintained by the Association landscape vendor.

The Association's Front Yard Modification Program offers homeowners an opportunity to personalize their landscape while maintaining the community's overall aesthetic. If you are considering a landscape improvement project, Management is happy to provide information on the application process and approved plant palette.

Thank you for helping keep Talega Gallery beautiful. By following these guidelines and working together, we can continue to maintain the welcoming appearance that makes our community such a wonderful place to call home.

Front Yard Modification Program – Now Available!

We’re pleased to announce the adoption of the Front Yard Modification Program, which gives homeowners the opportunity to enhance the Association-maintained landscape in front of their homes—at their own cost, while still keeping a consistent, community-wide aesthetic.

This new option allows Owners to request approved planting changes using the Front Yard Plant Master List, and to complete the work either through the Association’s landscape vendor (Harvest) or an Owner-Preferred Vendor.

How to Get Started

  1. Review the Front Yard Plant Master List and select your 1st and 2nd plant choices.
  2. Notify Management that you’d like to participate in the program. We will guide you to the correct application and coordinate next steps.

If You Choose the HOA Vendor (Harvest)

  • Management can help arrange an on-site appointment with Harvest.
  • During this visit, Harvest can meet with you to discuss placement, plant choices, layout, and feasibility, making the process smooth and clear.
  • After the meeting, Harvest will provide a proposal (with a proposal reference number).
  • If you request a customized rendering, Harvest can prepare one for $150, which includes up to two revisions.
  • Harvest will provide all approved plants and labor, and the Owner reimburses the Association before work begins.
  • All plant material installed by Harvest is warranted for one year.

If You Choose an Owner-Preferred Vendor

  • You may work with your own vendor, as long as all plants are chosen from the Front Yard Plant Master List.
  • Proof of insurance is required for the Owner-Preferred Vendor.
  • All irrigation work must still be completed by Harvest, to maintain system consistency.
  • You will negotiate the proposal and costs directly with your vendor.

Final Inspection
Once the project is complete, the Landscape Committee, Harvest, and the Owner will conduct a final inspection to ensure the installation meets the approved design and community standards.

National Caregiving Foundation

Free Support and Resources for Caregivers

Caring for a loved one can be deeply meaningful—but it can also be physically, emotionally, and financially demanding. Fortunately, several national organizations offer free resources and support to help caregivers navigate these challenges. One such organization is the National Caregiving Foundation (NCF), which provides assistance through direct mailings, including Caregiver Support Kits. These kits contain educational materials, practical caregiving tools, and general information on conditions such as Alzheimer’s disease and care for injured or aging soldiers, helping caregivers feel informed and supported at home.

In addition to NCF, caregivers can access a wide range of no-cost services from other trusted organizations:

  • Caregiver Action Network (CAN): Offers a caregiver help desk, online tools, webinars, and peer support for those caring for loved ones with chronic conditions.

  • Family Caregiver Alliance (FCA): Provides education, support groups, care planning resources, and condition-specific guidance for family caregivers.

  • AARP: Delivers caregiving articles, planning tools, local resources, and advocacy focused on aging and family care.

  • Rosalynn Carter Institute for Caregivers: Focuses on caregiver training, respite care information, and support for diverse caregiving communities.

These organizations are dedicated to ensuring caregivers are not alone. Whether you are seeking practical tips, emotional support, or educational materials, these free resources can make a meaningful difference. Caregivers are encouraged to explore these options and take advantage of the help available—you don’t have to do it all on your own.

 SEAGARDEN NEWS

WEEP SCREED (duty of homeowner to correct soil level)

The Association has notified homeowners in Seagarden in writing about ensuring that the weep screed is not covered by soil or debris and that there is at least 2-3 inches of stucco exposed below the weep screed to ensure no flooding can occur. All homeowners and tenants need to be vigilant in checking around the exterior of the house, especially during heavy rains.  If rain water is not draining adequately or fast enough, measures should be taken to remediate the problem as soon as possible. If any interior damage is caused by weep screed issues, the homeowner is responsible for the financial consequences.

EARTHQUAKE INSURANCE

There currently is NO earthquake insurance on the Seagarden buildings

We would also like to remind each Seagarden owner that obtaining and maintaining additional earthquake and/or loss assessment coverage is to your benefit .

Loss Assessment coverage helps pay your share of certain additional assessments levied by the Gallery Association on Seagarden members for earthquake-damage repairs.   Assessment coverage is offered by CEA and maximum coverage is currently $100,000.

SEAGARDEN: WHERE IS YOUR MONEY GOING?

The Seagarden Advisory Committee meets the first Wednesday each month at 10AM at the Clubhouse.  All Seagarden owners are encouraged to attend.

Reminder About Online Registrations

from the Recreation Committee

All Residents are reminded of The Gallery “Online Event Registration Rules & Regulations” which are referenced on every event registration form.

  3. If an event is later opened to guests, additional registrations may be purchased.

Understanding Guest Policies at The Gallery: What You Need to Know About Hosting Visitors Under 55

Living in a 55+ community like The Gallery comes with many benefits—quiet surroundings, shared interests, and amenities tailored to an active adult lifestyle. But along with these perks, there are specific rules in place to ensure the community remains compliant with federal guidelines and maintains the quality of life that residents expect.

One of the most important—and often misunderstood—rules pertains to overnight guests under the age of 55. Whether it’s adult children visiting from out of town or grandchildren staying for the weekend, it’s essential to understand what’s allowed so you can host your loved ones while staying within the community’s regulations.

Why These Rules Exist

The Gallery, like all age-restricted communities, is governed by the Housing for Older Persons Act (HOPA), which allows certain housing developments to legally limit residency based on age. In order to maintain its status as a 55+ community, at least 80% of the occupied units must have at least one resident who is 55 or older.

To preserve this status and the lifestyle it supports, guest policies are enforced—particularly when it comes to visitors under the age threshold.

The Guest Policy for Those Under 55

At The Gallery, owners may host overnight guests under the age of 55 for no more than 60 days in a calendar year. This applies whether those days are consecutive or spread out over time. This rule ensures that the primary demographic remains adults aged 55 and over while still allowing residents to enjoy visits from family and friends.

Here’s a quick summary:

  • Guests under 55 may stay overnight for a maximum of 60 days per calendar year
  • These 60 days can be consecutive or non-consecutive
  • The rule applies to each unit, not each guest

Best Practices for Residents

To help you enjoy time with loved ones while staying within the rules, here are a few tips:

  • Track visits: Keep a simple log of guest stays to ensure you don’t exceed the 60-day limit.
  • Communicate with management: Let the front office or community association know when you’ll have guests, especially for extended stays.
  • Know the rules: Review your community’s full guest policy regularly to stay informed about any updates or additional guidelines.

A Balance of Comfort and Compliance

The guest policy at The Gallery is designed to strike a balance between maintaining the integrity of a 55+ community and allowing residents to spend meaningful time with younger family members and friends. By following the guidelines, you help preserve the community’s unique environment—and ensure it remains a welcoming, well-regulated place to call home.

If you have questions about the guest policy or need clarification about specific situations, don’t hesitate to reach out to the community management team. They’re here to help!
